The development involved for the demolition of the existing two-story rowhouse at the site and replacing it with a new structure. Northside Rental LLC is listed at the owner. The two-family structure at 2044 North Carlisle Street, which is near-identical to the adjacent new buildings, rises three stories and spans 2,600 square feet and lists a cost of $186,500, of which $150,000 is allocated for general construction, $13,000 is listed for electrical and mechanical work apiece, and $10,500 is specified for plumbing work.

Philly YIMBY’s recent site visit has revealed that construction is underway at a three-story, five-unit multi-family structure at 1825 West Diamond Street in the Temple University area in North Philadelphia. Designed by KCA Design Associates, the building will hold 7,240 square feet of space and cost an estimated $1 million to build. 1825 Diamond Street LLC is the listed owner.

Construction Underway at 1131-39 North Front Street in Northern Liberties

Philly YIMBY’s recent site visit has revealed that foundation work is underway at 1131-39 North Front Street, at the junction of Northern Liberties and Fishtown. The building will be situated on the east side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will span a ground footprint of 10,200 square feet and will contain 32,223 square feet of interior space, translating into just under 700 square feet per average unit, and will include ground-level commercial space. Building features include full sprinkling and a roof deck, which will offer ample views of the neighborhood’s rapidly growing skyline. Permits list Front Street Two LLC as the owner, Brian Phillips as the design professional, and Callahan & Ward Properties LLC as the contractor. Construction costs are stated at $5.4 million.

Construction Pending at 1401 North Marston Street in Brewerytown, North Philadelpia

A recent site visit by Philly YIMBY has revealed that demolition has been complete and construction has not yet started at the single-family structure proposed at 1401 North Marston Street in Brewerytown, North Philadelphia. The structure is located on the west side of the block between Master Street and Jefferson Street. The building will feature a roof deck and will not exceed 38 feet in height to its principal structure. Thomas Hollinger is the listed owner. The new building will replace a two-story, single-family prewar rowhouse. Despite its age, the building holds no preservation-worthy features, aside from a cornice with scrolled S- and C-brackets. The rest of the structure has been stripped of decoration and plastered with stucco years ago, and has sat abandoned for more than a decade. A demolition permit was filed for the existing building in March 2020.

A recent site visit by Philly YIMBY has confirmed that a vacant three-story prewar rowhouse at 1937 West Norris Street in North Philadelphia West has been demolished. The former single-family dwelling stands on the north side of the block between North 19th Street and North 20th Street and will be torn down as part of the City of Philadelphia Demolition Program at a cost of $16,961. The City of Philadelphia owns the property. Thomas Curran is the listed contractor.
