Construction Progresses at 2121 East Dakota Street in Fishtown

Philadelphia YIMBY’s recent site visit has observed significant construction progress at a three-story single-family dwelling at 2121 East Dakota Street in Fishtown. The new building will rise from a vacant lot sited on the northeast side of the block between Amber Street and Trenton Avenue. The development will span 1,500 square feet and will feature a cellar and a roof deck. Permits list Paul Dietz as the design professional and Fidan Basha as the contractor.

Philadelphia YIMBY’s recent site visit has noted that demolition prep work has finally began at the site of the a 14-story, 86-room hotel proposed at 122 South 11th Street in Midtown Village, Center City. The permit calls for a total construction area of 51,181 square feet and specifies Midwest Construction and Painting Inc. as the contractor.

Cladding Assembly Nearly Complete at 204 South 12th Street in Midtown Village, Center City

A recent site visit by Philadelphia YIMBY has observed that facade assembly is nearing completion at a 32-story, 378-unit high-rise residential building under construction at 204 South 12th Street in Midtown Village, Center City. The structure spans a site bound by South 12th Street to the east, St. James Street to the south, and Chancellor Street to the north. Designed by BLT Architects, with Hunter Roberts as the contractor, the structure will rise to a height of 366 feet and span 401,870 square feet. Permits list a construction cost of $111.7 million.

Construction Still Not Started at 1101 Walnut Street in Midtown Village, Center City

Philadelphia YIMBY’s recent site visit has noted that construction has still not started at an 18-story, 198-unit high-rise proposed at 1101 Walnut Street in Midtown Village, Center City. Designed by JKRP Architects, the tower will span 138,150 square feet, with 4,420 square feet of retail space on the ground level and 6,281 square feet of office and amenities at the fourth floor. The project will also feature 34 off-site parking spaces and storage for 68 bicycles.

Construction Complete at 620 Moore Street in Wharton, South Philadelphia

A recent site visit by Philly YIMBY has noted that construction is complete at a block-long, 58-unit residential development at 620 Moore Street in Wharton, South Philadelphia. Designed by CANNOdesign, the primarily residential project will consist of three adjoining buildings, each rising four stories. The site spans from Moore Street to the north to South 6th Street to the east and South 7th Street to the west, with a 52-unit apartment building, articulated as separate independent structures, taking up the majority of the lot. At the street corners, two mixed-use buildings will each hold a commercial space at the ground floor and three residences on the floors above.

Construction Remains Stalled at Near-Completion at 1825 West Diamond Street Near Temple University in North Philadelphia

A recent site visit by Philly YIMBY has observed that construction remains stalled at near-completion at a three-story, five-unit multi-family structure at 1825 West Diamond Street in the Temple University area in North Philadelphia. The new building will replace a vacant lot. Designed by KCA Design Associates, the building will hold 7,240 square feet of space and cost an estimated $1 million to build. 1825 Diamond Street LLC is the listed owner.

Renovation Work Continues at 141-43 North 4th Street in Old City

Philadelphia YIMBY’s recent site visit has observed that renovation and vertical extension work progresses at a project at 141-43 North 4th Street in Old City. Designed by Designblendz, the project spans a through-block site that stretches from North 4th to North Orianna streets. The project involves renovation of a historic four-story, 18,160-square-foot building on 4th Street and construction of a six-story, 19,406-square-foot extension at Orianna Street. The development will span 37,566 square feet and offer 36 residential units, 13 off-site accessory parking spaces, and accommodation for ten bicycles. Permits list Pioneer Construction and Development Corporation as the contractor. Construction costs are specified at $2.86 million.

Construction Complete at Penn Presbyterian Medical Center Garage in University City, West Philadelphia

A recent site visit by Philadelphia YIMBY has noted that construction work is complete at a nine-story parking garage for the Penn Presbyterian Medical Center at 3800 Powelton Avenue in University City, West Philadelphia. Designed and engineered by Pennoni and THA Consulting, the massive structure will span 481,702 square feet and offer parking for 1,483 cars and 129 bicycles, as well as ground-level commercial space. Permits list HSC Builders & Construction as the contractor and a construction cost of $46.4 million.

Facade Assembly Underway at 4240 Chestnut Street in Spruce Hill, West Philadelphia

Philly YIMBY’s recent site visit has observed that construction continues to advance at a seven-story, 128-unit mixed-use development at 4240 Chestnut Street in Spruce Hill, West Philadelphia. Designed by DAS Architects, the structure is located on the south side of the block between South 42nd and South 43rd streets. The development will span 141,928 square feet, of which nearly 40,000 square feet will be used as office. Apartment sizes will likely average at just below 800 square feet each. Permits list Intercultural Family Services as the owner, Morris Clarke as the design professional, and HC Pody Company as the contractor. Construction costs are listed at $15.3 million.

A recent site visit by Philadelphia YIMBY has observed that construction has not yet started at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia. The development will rise between 2nd, Callowhill, and Willow streets in the southeast corner of Northern Liberties, near the Delaware River waterfront and a block north of Old City. Designed by Morris Adjmi Architects and developed by National Real Estate Development, LLC, (aka National Development) and The KRE Group, the tower will span 351,927 square feet and hold 397 residential units, 20,431 square feet of retail, and 105 parking spaces. Construction costs are listed at $93 million.
