A four-story, 86-unit residential building has been proposed at 448-56 Rhawn Street (aka 448-456 Rhawn Street) in Fox Chase, Northeast Philadelphia. Designed by KCA Design Associates, the development will rise on the southwest corner of Rhawn Street and Rockwell Avenue, across from the Fox Chase Station of the SEPTA Regional Rail. The structure will hold 77,776 square feet of interior space, of which 2,500 square feet will be allocated to ground-level retail space. Construction work is nearly complete at the five-story, 28-unit rental building at 171 West Berks Street in Norris Square. Designed by Ambit Architecture, the building will feature ground-level retail and residential amenities such as a fitness center, bicycle storage, and nine parking spaces. The roof deck will offer a lounge area, a dog park, yoga space, and sweeping skyline views. At the moment, the structure appears effectively finished, although the ground-level retail space has not yet opened.

Philly YIMBY’s site visit discovered no signs of demolition progress at the site of the 12-story, 329-unit building planned at 418 Spring Garden Street in Northern Liberties. Designed by Solomon Cordwell Buenz, the high-rise, also known under the name of 5th + Spring Garden, will stand 137 feet tall to the top of the main roof and 152 feet tall to the top of the bulkhead. The ground floor will feature abundant commercial space that will enliven the up-and-coming neighborhood. A total of 87 parking spaces will be included within the development.

Designed by HDO Architecture, the project will rise directly on the Delaware River waterfront and will include a pedestrian promenade at the ground level. The structure will span 187,636 square feet of gross floor area and will offer parking for 57 cars and 66 bicycles.
