Still No Signs of Progress at 1826 Chestnut Street in Rittenhouse Square, Center City

In December 2020, SkyscraperPage forumer FairmountFellow revealed a pair of renderings showing a skyscraper situated atop the prewar building at 1826 Chestnut Street in Rittenhouse Square, Center City, which they purportedly observed in a “local cooperative presentation.” The rendering shows a floor count of around 42 stories and indicates that the project would be developed by Goodman Properties. The development’s location next to the proposed high-rise at 113-121 South 19th Street suggests a height of around 550 feet. Although there are indications that the development is still active, no permits have been filed in the meantime and information on the project remains exceedingly scarce. We dispatched our photographer to the site to check for signs of progress, yet none were to be found, with a CVS Pharmacy still operating out of the former theater building.

YIMBY Looks at 2505 North Mascher Street in West Kensington

Last month, YIMBY reported that construction had been completed at two three-story rowhouses at 2503 and 2505 North Mascher Street in West Kensington. Today we take a closer look at 2505 North Mascher Street. The single-family structure spans 2,156 square feet and features three bedrooms, three bathrooms, a cellar, and a roof deck. The development team consists of NHA Development LLC as the owner, KCA Design Associates as the architect, and LNHA New Homes as the contractor. Permits list a construction cost of $186,150, of which $150,000 is allocated for general construction, $16,000 for plumbing work, $12,000 mechanical work and $8,500 for electrical work.

YIMBY Shares Floor Plans for Broad and Lombard in Center City

Recently, YIMBY shared an extensive set of Broad and Lombard, a 553-foot-tall, 43-story development proposed at 500 South Broad Street (alternately 500-10 South Broad Street in Center City. Today we look at the floor plans for one of the most significant developments on the city’s drawing boards. Designed by SITIO Architecture + Urbanism and developed by Broad Lombard Associates LP, the project will consist of three buildings, with the new tower spanning 517,907 square feet and featuring 468 residential units, the renovated three-story Health Center Building with 80,440 square feet of commercial space and underground parking for 30 vehicles, and a renovated historic townhouse.

Partial Permits Issued for 6808 Ridge Avenue in Roxborough, Northwest Philadelphia

A zoning permit for lot line relocation has been issued for a five-story, 80-unit mixed-use development planned at 6808 Ridge Avenue (aka 6808-16 Ridge Avenue) in RoxboroughNorthwest Philadelphia. The project will replace a pair of three-story mixed-use rowhouses on the west side of the block between Parker and Paoli avenues. Designed by Ingram Sageser Architects, the building will span 77,780 square feet and feature commercial space on the ground floor, as well as parking for 24 cars and 27 bicycles.

Construction Progresses at 214 Vine Street in Old City

A recent site visit has revealed significant construction progress at a 29-unit apartment building at 214 Vine Street in Old City. Designed by Moto Designshop, the development unites four parcels at 214 through 220 Vine Street, spans a 5,403-square-foot ground footprint, and will hold 26,550 square feet of interior space, which translates into an average of just over 900 square feet per unit. Permits list Vine New Associates LLC as the owner and Spruce Builders LLC as the general contractor.
