Construction Nearly Complete at 2401 Frankford Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has revealed that construction is nearing completion at a four-story, 15-unit apartment building at 2401 Frankford Avenue in Fishtown. Designed by Ambit Architecture and developed by Philly Capital Group, the 14,560-square-foot building stands at the east side of the traffic circle at the intersection of Frankford Avenue, Trenton Avenue, and East York Street, which gains its distinctive “flatiron” shape from its acutely angled site. The development will feature ground-floor commercial space (primarily along Frankford Avenue), a basement, full sprinkling, balconies, and a green roof covering at least 60 percent of the rooftop. Renderings Unveiled for Drexel’s Life Sciences Building at 3201 Cuthbert Street in University City, West Philadelphia

A recent Civic Design Review submission has revealed a set of new renderings for a 12-story, approximately half-million-square-foot mixed-use building proposed at 3201 Cuthbert Street (alternately 3200 Arch Street) at the Drexel University campus in University City, West Philadelphia. The 252-foot-tall structure (measuring from Cuthbert Street) will house 423,450 square feet of office and life sciences laboratory space, 12,365 square feet of retail on the lower two floors, 141 parking spaces spanning 56,802 square feet, and 12,887 square feet of accessory areas. The project team consists of Drexel University as the owner, Gattuso Development Partners (GDP) as the developer, and Robert A.M. Stern Architects (aka RAMSA) and Kendall Heaton Associates as the architects; the team also includes the firms Thornton Tomasetti, Burohappold Engineering, James Corner Field Operations, Perroni, and West 8.

A commercial building permit has been issued for the University of Pennsylvania’s Amy Gutmann Hall at 3317-23 Chestnut Street in University CityWest Philadelphia, revealing details that further expand on the original permits issued in March and the information the university made available to the public. The new permit reveals an exact square footage of 115,954 square feet, effectively matching UPenn’s stated 116,000 square feet. The total construction cost is specified at $68.3 million, which makes up roughly half of UPenn’s figure of $137.5 million, which likely factors non-construction costs such as equipment, etc.

A recent site visit by Philadelphia YIMBY has revealed that construction is underway at a three-story mixed-use building at 1500 Germantown Avenue in Olde Kensington. The structure will rise from a 1,402-square-foot footprint and will contain 5,359 square feet of mixed residential and commercial interior space. The structure will feature a cellar, a roof deck, and full sprinkling. Permits list Sharara Kazimi and Mirwais Saidi as owners, Cheryl Poulos as the design professional, and Philly Parking Solutions as the contractor. Construction costs are specified at $400,000.
