A recent site visit by Philly YIMBY has revealed that construction is complete at the Prestige Pavilion, a five-story, six-unit residential building at 1929 North 7th Street in North Philadelphia East near Temple University. Designed by Plato Marinakos, the building will rise five stories tall. The building will span 9,156 square feet and feature a roof deck and full sprinkling. Permits list Ofer Komerian of Prestige Design on Girard as the contractor and a construction cost of $900,000.

A recent site visit by Philly YIMBY has revealed that construction is complete at two adjacent two-story rowhouses at 1914 North 8th Street and 1916 North 8th Street near Temple University in North Philadelphia. The buildings are situated on the west side of the block between West Berks and West Norris streets, three short blocks east of the university campus and two short blocks east of the Temple University regional rail station. Permits list the Philadelphia Housing Authority as the owner, John Hayes, Jr. as the design professional and Tester Construction Group as the contractor.

Renovation Anticipated at 1705-13 North 7th Street in North Central Philadelphia

A recent site visit by Philly YIMBY has revealed that renovation has not yet started in earnest at a multi-family conversion of a former synagogue and church at 1705-13 North 7th Street in North Central Philadelphia near Temple University. The project involves the change of use of the four-story prewar building with 22 residential units added to the property. The project will span 17,305 square feet. Construction costs are listed at $1.5 million.

A recent site visit by Philly YIMBY shows that construction work is nearly complete at a four-story two-family rowhouse at 1616 North Sydenham Street in Cecil B. Moore, North Philadelphia, near Temple University. The development replaces a prewar rowhouse on the block between West Oxford Street and Cecil B. Moore Avenue. Designed by Richard Stange, the building spans 5,023 square feet. Permits list Todd Joseph Properties as the contractor.

In October 2020, Philly YIMBY reported on permits that were filed for demolition of a vacant two-story single-family rowhouse at 1735 Seybert Street in Cecil B. Moore, Lower North Philadelphia. Our recent site visit has revealed that demo work has since been completed, and an attractive wood plank fence now encloses the vacant lot. The work was performed as part of the City of Philadelphia demolition program. Permits listed Francis Henriquez of FH Demolition as the contractor and a work cost of $13,995.
