Construction Nearly Complete at 2401 Frankford Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has revealed that construction is nearing completion at a four-story, 15-unit apartment building at 2401 Frankford Avenue in Fishtown. Designed by Ambit Architecture and developed by Philly Capital Group, the 14,560-square-foot building stands at the east side of the traffic circle at the intersection of Frankford Avenue, Trenton Avenue, and East York Street, which gains its distinctive “flatiron” shape from its acutely angled site. The development will feature ground-floor commercial space (primarily along Frankford Avenue), a basement, full sprinkling, balconies, and a green roof covering at least 60 percent of the rooftop. Permits list GRIT Construction as the contractor and a construction cost of $2.05 million.

Renderings Unveiled for Drexel’s Life Sciences Building at 3201 Cuthbert Street in University City, West Philadelphia

A recent Civic Design Review submission has revealed a set of new renderings for a 12-story, approximately half-million-square-foot mixed-use building proposed at 3201 Cuthbert Street (alternately 3200 Arch Street) at the Drexel University campus in University City, West Philadelphia. The 252-foot-tall structure (measuring from Cuthbert Street) will house 423,450 square feet of office and life sciences laboratory space, 12,365 square feet of retail on the lower two floors, 141 parking spaces spanning 56,802 square feet, and 12,887 square feet of accessory areas. The project team consists of Drexel University as the owner, Gattuso Development Partners (GDP) as the developer, and Robert A.M. Stern Architects (aka RAMSA) and Kendall Heaton Associates as the architects; the team also includes the firms Thornton Tomasetti, Burohappold Engineering, James Corner Field Operations, Perroni, and West 8.

A commercial building permit has been issued for the University of Pennsylvania’s Amy Gutmann Hall at 3317-23 Chestnut Street in University City, West Philadelphia, revealing details that further expand on the original permits issued in March and the information the university made available to the public. The new permit reveals an exact square footage of 115,954 square feet, effectively matching UPenn’s stated 116,000 square feet. The total construction cost is specified at $68.3 million, which makes up roughly half of UPenn’s figure of $137.5 million, which likely factors non-construction costs such as equipment, etc.

Permits have been issued for the construction of a four-story, ten-unit apartment building at 2006 West Girard Avenue in Francisville, Lower North Philadelphia. The development, sited on a partially occupied through-block lot stretching from Girard Avenue to the north to Cambridge Street to the south, with the three-story, three-unit prewar rowhouse on Girard to remain and the new building to rise from a vacant site on Cambridge. Designed by CANNOdesign, the new building will feature balconies in select units, two private roof decks, and parking for four bicycles. Permits list GRIT Construction as the contractor and a construction cost of $2.2 million.

Construction Underway at 1500 Germantown Avenue in Olde Kensington

A recent site visit by Philadelphia YIMBY has revealed that construction is underway at a three-story mixed-use building at 1500 Germantown Avenue in Olde Kensington. The structure will rise from a 1,402-square-foot footprint and will contain 5,359 square feet of mixed residential and commercial interior space. The structure will feature a cellar, a roof deck, and full sprinkling. Permits list Sharara Kazimi and Mirwais Saidi as owners, Cheryl Poulos as the design professional, and Philly Parking Solutions as the contractor. Construction costs are specified at $400,000.

A recent site visit by Philly YIMBY has noted considerable construction progress at a three-story, five-unit development at 2454 North 2nd Street in West Kensington. Designed by T+Associates Architects, the project spans 8,172 square feet, of which 2,769 is allocated as artist studio or industrial space on the first and a part of second floor. Permits list Salini Brothers Ornamental Iron Work as the contractor and a construction cost of $1.1 million.

Construction Anticipated at 2846 Belgrade Street in Port Richmond, Kensington

A recent site visit by Philadelphia YIMBY has shown that construction has not yet started for a single-family dwelling proposed at 2846 Belgrade Street in Port Richmond, Kensington, although permits have been issued in October 2020. The development was originally planned as an expansion of the existing structure, which is situated on the northwest side of the block between East Somerset and East Auburn streets. It appears that the latest plans for the through-block lot call for an unspecified “change of use” for the existing rowhouse at Belgrade Street and construction of a new single-family building on the Miller Street side, which, in a blueprint produced by Agim Belulaj, is shown as a four-story structure designed in a traditionally inspired manner.

Permits have been issued for the construction of a single-story substation structure at 3817 Spruce Street at the University of Pennsylvania campus in University City, West Philadelphia. Designed by Pennoni Associates and O Z Collaborative, the structure, officially known as Replacement Substation #4, will be located at the interior of the superblock bound by Spruce Street to the south, Walnut Street to the north, South 38th Street to the east, and South 40th Street to the west, and will span 1,880 square feet. Permits list HSC Builders & Construction as the contractor and a construction cost of $3.3 million.

A recent site visit by Philadelphia YIMBY has revealed that construction continues to make progress at 2046-50 Lehigh Avenue in East Kensington. The building, located on the southwest side of the block between between Frankford Avenue and Amber Street, will rise five stories and feature ground-floor commercial space as well as 21 residential units. Designed by Ambit Architecture, the structure will span 21,168 square feet and will feature parking for seven bicycles. Permits list Grit Construction as the contractor and a construction cost of $2.75 million.

A recent site visit by Philadelphia YIMBY has discovered that construction work has been completed at a three-story, four-unit multi-family building at 2431 North Hancock Street in West Kensington. The development spans 3,917 square feet and features a roof deck, which apparently offers panoramic views thanks to the building’s prominent height above its surroundings. Permits list JPL Construction as the contractor and specify a construction cost of $205,000.
