Construction Complete at 4937 Chestnut Street in Walnut Hill, West Philadelphia

A recent site visit by Philly YIMBY has noted that construction work is complete at a three-story, seven-unit apartment building at 4937 Chestnut Street in Walnut Hill, West Philadelphia. The development replaces a vacant lot on the north side of the block between South 49th and South 50th streets. Designed by Haverford Square Designs, the structure spans 5,569 square feet and features a basement and a roof deck, the latter reserved for private use by one of the units. Permits list Eugene Naydovich of Fitler Development as the contractor and specify a construction cost of $200,000.

Site Sits Fallow at 2100 Market Street in Center City West

Philadelphia YIMBY recently visited the site of 21M, a 350-foot-tall mixed-use tower proposed at 2100 Market Street in Center City West. Developed by the Brandywine Realty Trust, the project has been in the works for several years and has seen various iterations, with the latest one designed by Edry McHenry Architects.

Exterior Nearly Complete at One Dock Street in Society Hill, Old City

A recent site visit by Philly YIMBY has observed that curtain wall assembly is nearly complete at One Dock Street, a 364-foot-tall, 31-story high-rise under construction in the Society Hill section of Old City in Center City. Designed by BLT Architects and developed by LCOR Incorporated, the tower rises near the Delaware River waterfront and close to architect I.M. Pei‘s similarly-scaled Society Hill Towers; upon completion, One Dock Street will stand as the most significant contribution to the local skyline in half a century. The structure will span over 300,000 square feet of interior space and feature 272 rental units. Permits list Hunter Roberts Holdings LLC as the contractor and a construction cost of $66.55 million.

Foundations Underway at 200 Race Street in Old City

A recent site visit by Philly YIMBY has discovered that foundation work is underway at 200 Race Street, a six-story, 49-unit mixed-use building under construction in the Old City section of Center City. Designed by Ambit Architecture, the development will rise at the southwest corner of Race and North 2nd streets.

Construction Not Yet Started at 33 North 22nd Street in Center City West

Philadelphia YIMBY’s recent visit has observed that construction has still not started at a 328-foot-tall, 29-story residential tower proposed at 33 North 22nd Street in Center City West, though a construction permit was issued in November 2021. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also listed as the contractor), the building will span 456,380 square feet and offer 341 apartments as well as a garage for use both by the building’s residents as well as customers of the adjacent Trader Joe’s supermarket, which currently uses the outdoor parking lot at the building site, which remained in operation at the time of our visit. Permits list a construction cost of $136 million.

YIMBY Shares Additional Views of 2222 Market Street in Center City West

Earlier this month, YIMBY visited 2222 Market Street, a 295-foot-tall, 19-story office tower that is nearing completion in Center City West; today we share a few additional angles of the dramatic structure. Designed by Gensler and developed by the Parkway Corporation (alternately Parkway Commercial Properties), with IMC Construction as the contractor, the development will feature 329,100 square feet of tenant floor area, with 324,826 square feet of Class A office space and 4,274 square feet of retail, as well as a 47-car underground garage. The structure is being built as the new headquarters for Morgan Lewis, a major law firm. Building features will include ten-foot-high ceilings, floor-to-ceiling windows, several landscaped outdoor decks, flexible workspace plans, a conference center, a fitness center, Zoom conference rooms, expanded areas for servicing out-of-office visitors, and rooms with advanced audio technology to facilitate virtual court hearings.

Construction Still Pending at 1015 South 3rd Street in Queen Village, South Philadelphia

Philly YIMBY’s recent site visit has noted that construction has still not begun at the site of a proposed four-story, 67-unit multi-family building at 1015 South 3rd Street in Queen Village, South Philadelphia, although construction equipment is present at the site. The development will rise on the east side of the block between Washington Avenue and Carpenter Street. Designed by HDO Architecture, the building will feature elevator service and a green roof.

A recent site visit Philadelphia YIMBY has observed that construction work is nearing completion at Edgewater Apartments, a seven-story, 180-unit residential building at 230 North 23rd Street in Logan Square, Center City. Designed by JKRP Architects, the 145,473-square-foot complex will rise 83 feet and seven stories with homes ranging from studios to two bedrooms.

Renovation Underway at 141-43 North 4th Street in Old City

A recent site visit by Philadelphia YIMBY has noted that renovation and vertical extension work is well underway at 141-43 North 4th Street in Old City. Designed by Designblendz, the development will rise from a through-block site that stretches from North 4th to North Orianna streets and will involve renovation of a historic four-story, 18,160-square-foot building on 4th Street and the construction of a six-story, 19,406-square-foot addition at Orianna Street. The development will span 37,566 square feet and feature 36 residential units as well 13 off-site accessory parking spaces and ten bicycle spaces. Permits list John G. Traver Co. Inc. as the owner, Pioneer Construction and Development Corporation as the contractor, and a construction cost of $2.86 million.

Philly YIMBY’s recent site visit has observed that foundation work is in progress at 3151 Market Street in University City, West Philadelphia. The development rises on the north side of Market Street between North 30th and North 32nd streets, with John F. Kennedy Boulevard to the north. Designed by Gensler and developed by Brandywine Realty Trust, the building will rise 226 feet and 14 stories and will span 495,000 square feet. The structure will house office and laboratory space, as well as retail on the ground floor.
