Facade Rises at Ovation aka Broad Street Flats at 701 South Broad Street in Hawthorne, South Philadelphia

A recent site visit by Philly YIMBY has discovered notable construction visit at Broad Street Flats, a seven-story mixed-use development rising at 701 South Broad Street in Hawthorne, South Philadelphia, since our last visit in April. Furthermore, a recent zoning submission indicates that the project’s name has been updated to Ovation, though the Broad Street Flats moniker also appears retained, at least for the time being. Designed by PZS Architects, the building will span 50,462 square feet (or 49,950 according to zoning blueprints) and feature commercial space and 50 residential units. Permits list Ferraro Construction Group as the contractor and a construction cost of $8 million.

YIMBY Shares Interior Renderings for UPenn’s Amy Gutmann Hall in University City, West Philadelphia

Last month, Philly YIMBY reported that a permit had been issued for the University of Pennsylvania’s Amy Gutmann Hall at 3317-23 Chestnut Street in University City, West Philadelphia. Designed by Lake Flato Architects, with KSS Architects as the architect of record and Ground Control Collaborative as landscape designer, the building will rise six stories and span 115,954 square feet, and will feature classrooms, collaborative spaces for student projects, and a data science hub. While our previous reports on Amy Gutmann Hall focused on its exterior appearance, today we offer a glimpse into the interior of the proposed facility, and share several site plans not seen on YIMBY previously.

Permits Issued for 2059 Germantown Avenue in North Philadelphia East

Permits have been issued for the construction of a four-story, eight-unit mixed-use building at 2059 Germantown Avenue near Temple University in North Philadelphia East. The development will rise from a vacant lot at the southeast corner of the intersection of Germantown Avenue and Diamond Street. Designed by Plato Marinakos of Plato Studio, the building, alternately known as 2059-63 Germantown Avenue, will span 16,121 square feet and will feature 1,297 square feet of commercial space, elevator service, a cellar, and a roof deck, which promises to offer sweeping skyline views thanks to the structure’s prominence. Prestige Design is apparently both the owner and contractor, with permits listing Prestige Design on Germantown as the owner (at least on the blueprints; Amorski Investments LP is listed as the owner on the Department of Licenses and Inspections website) and Ofir Komerian of Prestige Design on Girard as the contractor. Construction costs are specified at $1.8 million.

Extensive Renderings Unveiled for Children’s Hospital of Philadelphia’s New Patient Tower in University City, West Philadelphia

Earlier this year, Philly YIMBY shared a sneak preview of the latest design for the Children’s Hospital of Philadelphia‘s New Patient Tower (aka Inpatient Tower) proposal at 3501 Civic Center Boulevard (alternately 515 Osler Circle) in the Medical District in University City, West Philadelphia. Today we share an expanded set of renderings and schematics for the development, as seen in a Civic Design Review submission. Designed by Ballinger, with ZGF Architects as the consultant and interiors/clinical architects, the 1.4 million-square-foot facility will cost $1.9 billion to construct, which poises it a major component of CHOP’s $3.4 billion development plan. The new building’s roughly 480 beds will provide a significant capacity boost for its medical campus. At 434 feet and 26 stories in height, the sleek, curvy tower will rise well above the roughly 300-foot high-rise plateau of the Medical District, making a significant impact on the local skyline.

YIMBY Reviews Site and Landscape Plans for 3201 Cuthbert Street in University City, West Philadelphia

Last month, Philly YIMBY shared a packet of new renderings for Drexel University’s 12-story, half-million-square-foot mixed-use building proposed at 3201 Cuthbert Street (alternately 3200 Arch Street) in University City, West Philadelphia, followed up by an analysis of its architecture. Today we share details of the project’s site and landscape planning. The 252-foot-tall structure (measuring from Cuthbert Street) will house 423,450 square feet of office and life sciences laboratory space, 12,365 square feet of retail on the lower two floors, 141 parking spaces in an underground garage spanning 56,802 square feet, and 12,887 square feet of accessory areas. The project team consists of Drexel University as the owner, Gattuso Development Partners (GDP) as the developer, and Robert A.M. Stern Architects (aka RAMSA) and Kendall Heaton Associates as the architects; the team also includes the firms Thornton Tomasetti, Burohappold Engineering, James Corner Field Operations, Perroni, and West 8.

Construction Still Pending at 502 Wood Street in Old City

Although permits have been issued more than half a year ago, a recent site visit by Philadelphia YIMBY has revealed that construction has still not started at the six-story, 50-unit apartment building proposed at 502 Wood Street in the Old City section of Center City. Designed by JKRP Architects, the building will span 55,470 square feet and feature two elevators and parking for 13 cars. Permits list Tester Construction Group as the contractor and a construction cost of $5.55 million.

Construction Underway at 2019 Fitzwater Street in Graduate Hospital, South Philadelphia

A recent site visit by Philly YIMBY has revealed that construction is well underway at a four-story, three-unit residential building at 2019 Fitzwater Street in Graduate Hospital, South Philadelphia. The development replaces a classic prewar rowhouse on the north side of the block between South 20th and South 21st streets. Designed by Designblendz, the building spans 4,074 square feet and will feature a basement and a roof deck. Permits list Borco Construction as the contractor and a construction cost of $400,000.

Construction Anticipated at 1712 Christian Street in Graduate Hospital, South Philadelphia

Philly YIMBY’s recent site visit has revealed that demolition has been completed yet construction has not yet begun at the two-building, six-unit development proposed at 1712 Christian Street in the Graduate Hospital neighborhood of South Philadelphia, although construction permits were issued in February. The project replaces two three-story prewar rowhouses on a through-block lot that stretches from Christian Street to the north to Montrose Street to the south. Designed by Moto Designshop, the complex will consist of two rowhouses situated at either end of the site, each rising three stories and featuring three units, with a 33-foot-long rear yard in between. Both structures will feature rear and roof decks. Permits list Made Construction as the contractor and a construction cost of $400,000.

Townhouses Rise at 2101 Washington Avenue in Graduate Hospital, South Philadelphia

A recent site visit by Philly YIMBY has noted considerable construction progress at the rowhouse component of the multi-building development at 2101 Washington Avenue in Graduate Hospital, South Philadelphia. The townhouse portion of the project rises north of the proposed six-story mixed-use building, and consists of 40 four-story, two-family dwellings, arranged in two rows of 20 and separated by a mid-block drive aisle. The first phase of the rowhouses, situated along Kimball Street, has already been completed; the following phase, located immediately to the south, is still in various stages of construction. The typical structure will span 2,416 square feet and will feature a roof deck and parking. Permits list OCF Construction as the contractor and a construction cost of $250,000 per rowhouse.

Construction Complete at 2415 Mutter Street in West Kensington

A recent site visit by Philadelphia YIMBY has revealed that construction is complete at a three-story single-family rowhouse at 2415 Mutter Street in West Kensington. Located on the east side of the block between West York and West Cumberland streets, the structure spans 1,642 square feet. Permits list V2 Properties Construction Management as the contractor and specify a construction cost of $200,000.
