Designed by Coscia Moos Architecture and developed by R+M Development Partners, with the Tester Construction Group as the contractor, the project rises from a 1,776-square-foot footprint and holds 7,661 square feet. The roof deck promises to offer dramatic views of the skyline, given the structure’s relative prominence. Designed by Coscia Moos Architecture and developed by R+M Development Partners, the project will feature 16,363 square feet of interior space. the development will offer seven bicycle spaces as well as six off-site parking spaces, with one set to be van accessible. Tester Construction Group is the contractor. Project costs are listed at cost $2.9 million.

As we expected, a recent site visit by Philly YIMBY has revealed no construction progress at Broad + Pine at 337 South Broad Street (also known as 337-41 South Broad Street) in Washington Square West, Center City; more surprising is that demolition has also not yet begun, although permits have already been issued. After having already gone through several major design revisions over the past few years, the high-rise planned at the northeast corner of Broad and Pine Streets at, has recently seen yet another major redesign. Designed by My Arch and developed by Dranoff Properties (which is also behind the Arthaus tower half a block to the north), the proposal has been reduced in scale down from 28 to 15 stories, though its residential unit count has increased from 56 to 91 units.

Although permits had been issued last year, a recent visit by Philly YIMBY has discovered that construction has still not begun at the six-story, 453-unit apartment building proposed at 2621-67 Frankford Avenue in East Kensington. Designed by Harman Deutsch Ohler Architecture (also known as HDO Architecture), with Turn Key Realty LLC as the contractor, the structure will become one of the largest in the neighborhood, holding 412,703 square feet of space and costing at $72 million to build. The development will offer ample outdoor space for residents and will become a major anchor for the rapidly developing residential area.
