Designed by 24/7 Design Group, the development will rise at the northwest corner of South 18th and Federal streets. Building features will include full sprinkling and a private roof deck accessible to a single unit. Permits list Federal 4 LP as the owner, Casey Lafferty as the contractor, and a construction cost of $400,000.

Permits have been issued for the construction of a three-story, four-unit apartment building at 3418 H Street in Harrowgate, Kensington. The development will replace a single-story garage situated on the southwest corner of the intersection of East Russell and H streets. Designed by Harman Deutsch Ohler Architecture, the building will span 3,640 square feet, lending an average of 910 square feet per unit, and will feature a cellar. Construction Still Stalled at Bloc24 at 613 South 24th Street in Graduate Hospital, South Philadelphia

During a site visit in February, Philly YIMBY had observed that, after completion of building foundations, construction work appeared to stall at Bloc24, a five-story, eight-unit residential building at 613 South 24th Street (alternately known as 613-19 South 24th Street) in Graduate HospitalSouth Philadelphia. In our most recent visit eleven months later, we found the site in effectively the same condition, with no evidence of further work having been carried out since that time. Designed by Moto Designshop, the structure will feature elevator service, a fresh food market at the ground floor, and an expansive roof deck that will span most of the rooftop and offer dramatic views of the nearby Center City skyline. Permits list 617 South 24th St LLC as the owner and Morgan Plecenik as the contractor, and specify a construction cost of $1.5 million.

Construction Nears Completion at 2028 Dorrance Street in West Passyunk, South Philadelphia

A recent site visit by Philadelphia YIMBY has revealed that construction work is nearing completion at a three-story single-family rowhouse at 2028 Dorrance Street in West Passyunk, South Philadelphia. Our recent site visit revealed that, since that time, the wood-framed structure has been assembled, rising prominently over its two-story prewar neighbors. The structure rises from a 525-square-foot footprint and spans 1,529 square feet. The building will include a basement and a roof deck, which, given the structure’s prominence, will offer unobstructed views of the Center City skyline. Permits list Elle TY Woods and Godze Yilmaz as the owners, with the latter also listed as the contractor (as Godze Yilmaz Inc.).

A recent site visit by Philly YIMBY has confirmed the completion of construction at Ovation (formerly known as Broad Street Flats), a seven-story, 50-unit mixed-use building located at 701 South Broad Street in HawthorneSouth Philadelphia. The development is situated at the southeast corner of Broad and Bainbridge streets, a block to the south of the Lombard-South subway station. Designed by PZS Architects, the building spans 50,462 square feet (or 49,950 according to zoning blueprints) and features ground-level retail and 50 residential units. Permits list Ferraro Construction Group as the contractor and a construction cost of $8 million.
