Construction Complete at 2243 North Broad Street Near Temple University in North Philadelphia

A recent site visit by Philly YIMBY revealed that construction nears completion at a four-story mixed-use building at 2243 North Broad Street in North Philadelphia. The development is sited on the east side of the block between West Susqehanna and West Daphion streets, a block to the north of the Temple University campus and next to the Susquehanna-Dauphin Station on the Broad Street Line. Designed by Stuart G. Rosenberg Architects (SgRA), the structure spans 10,297 square feet and holds commercial space on the ground floor and seven residential units that range from studios to two-bedrooms. Features include full sprinkling, space for 15 bicycles, in-unit washer/dryers, and balconies in many of the units. Permits list Ascent Design and Builder LLC as the designer and specify a construction cost of $700,000.

A recent site visit by Philadelphia YIMBY has discovered that construction has topped out at a three-story, three-unit apartment building at 1810 Federal Street in Point Breeze, South Philadelphia. The development is situated on the south side of the block between South 18th and South 19th streets. Designed by Designblendz, the structure will span 3,352 square feet. Permits list Michael Treacy as the contractor and specify a construction cost of $450,000.

Steel Rises at The Box Factory Lofts at 31 East Columbia Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has noted that structural steel is rising at Box Factory Lofts, an eight-story, 63-unit apartment building at 31 East Columbia Avenue in Fishtown, Kensington. Designed by SITIO Architecture + Urbanism, the building is an expansion for the existing Box Factory Lofts, a four-story prewar industrial building located at 21 East Columbia Avenue, which houses 20 rental units. The new building will add 67,342 square of feet of space to the development and will introduce a new shared lobby to be shared by the two structures, as well as a common residential courtyard. The new building will feature ground-level retail, elevator service, full sprinkling, covered parking for ten cars (including three car share and one accessible space) and 30 bicycles, and a roof deck. Permits list Equinox Management and Construction as the contractor and a construction cost of $13 million.

Construction Still Pending at 701 East Girard Avenue in Fishtown

A recent site visit by Philadelphia YIMBY revealed that construction has still not begun on a four-story, 53-unit apartment building proposed at 701 East Girard Avenue (also known as 701-19 East Girard Avenue) in Fishtown. The project will replace a strip mall at the northeast corner of East Girard Avenue and East Berks Street. Designed by JKRP Architects and developed by OCF Realty, the structure will span 58,260 square feet and feature 7,817 square feet of ground-level commercial space, elevator service, full sprinkling, a 10,999-square-foot green roof, and a 1,855-square-foot roof deck. Permits list Mina R. and Rijendrakumar B. Adhuria as the owners, OCF Construction as the contractor, and a construction cost of $9.3 million.

Facade Work Underway at 1408-18 East Oxford Street in Fishtown

A recent site visit by Philadelphia YIMBY has noted considerable construction progress at a four-story, 42-unit residential project at 1408-18 East Oxford Street in Fishtown. The new development rises on the northwest corner of Oxford and Belgrade streets, half a block east of Frankford Avenue and a block and a half east of Front Street. Designed by Ambit Architecture, the building will span 41,211 square feet and feature 32 parking spaces and full sprinkling. Renderings indicate that the project will be called the National Metal Crafters Building, as seen from a large marquee at the parapet and a smaller sign at the street level. Permits list Level Up Development as the contractor and a construction cost of $5.25 million.
