A recent site visit by Philly YIMBY has noted that construction is nearly complete at a four-story, 166-unit multi-family building at 1201 West Girard Avenue in Yorktown, North Philadelphia. Designed by Landmark Architectural Design LLC, the 118,298-square-foot structure will reintroduce significant residential presence to a site formerly occupied by a suburban-style pharmacy, helping restore the area to its vibrant prewar density level. Permits list OCF Construction LLC as the contractor and a construction cost of $17.2 million.

Site Cleared at 922 North Broad Street in Francisville, North Philadelphia

A recent site visit by Philly YIMBY has revealed that a site has been cleared for the construction of a seven-story mixed-use building at 922 North Broad Street in Francisville, North Philadelphia. Also known under its full address of 922-38 North Broad Street, the structure will rise on the southwest corner of North Broad Street and West Girard Avenue and will feature 19,954 square feet of retail and 196 residential units, replacing a suburban-styled pharmacy. Designed by Coscia Moos Architecture, the structure will span 176,679 square feet and sport a distinctive multi-colored facade and a green roof. Permits list Ferraro Construction Group as the contractor and a construction cost of $20 million.

Steel Frame Rises at Broad and Noble in Callowhill, North Philadelphia

As seen in Philly YIMBY’s recent construction photos, major construction progress has been made at Broad and Noble, a 19-story, 344-unit development underway at 435-43 North Broad Street in Callowhill, Lower North Philadelphia, since our last visit in April. The project derives its name from its location at the northeast corner of Broad and Noble streets. Designed by Barton Partners and developed by Toll Brothers, with Clemens Construction Company as the contractor, the building has risen nearly to its full height of 231 feet, with fireproofing and interior partition work currently in progress. Upon completion, the project will span 371,302 square feet and will feature retail and underground parking. Permits list a construction cost of $70 million.

Permits Issued for 2000 East Huntingdon Street in East Kensington

Permits have been issued for the construction of a three-story, three-unit apartment building at 2000 East Huntingdon Street in East Kensington. The structure will replace a vacant lot on the southern corner of the intersection between East Huntingdon and Emerald streets. The building will span 3,000 square feet and will feature a basement and a roof deck, the latter apparently reserved for use by the topmost unit. Permits list Paul Dietz III as the architect of record and Qazim Kupa as the contractor. The construction cost is specified at $144,000.

Construction Still Pending at 933 North Penn Street in Northern Liberties, North Philadelphia

Nearly a year after permits were issued, construction has still not started at the seven-story, 196-unit multi-family development proposed at 933 North Penn Street in Northern Liberties, North Philadelphia. Designed by HDO Architecture, the project will rise directly on the Delaware River waterfront and will include a pedestrian promenade at the ground level. The structure will span 187,636 square feet of gross floor area and will offer parking for 57 cars and 66 bicycles.

Construction Not Yet Started at 933 North American Street in Northern Liberties, North Philadelphia

A recent site visit by Philly YIMBY has noted that construction has still not started at a three-story building proposed at 933 North American Street in Northern Liberties, North Philadelphia. A permit issued in June 2021 specified a front and rear third story addition, and a July permit excluded a front addition altogether and called only for a rear addition.

A recent site visit by Philly YIMBY has revealed considerable construction progress progress at a multi-building mixed-use complex at 918 North Delaware Avenue in Northern Liberties, North Philadelphia. Designed by L2Partridge and developed by Core Realty, the development, also known as 918-80 North Delaware Avenue, will consist of five seven-story buildings as well as a minor single-story one. The complex will hold a total of 418,480 square feet of space and offer 426 residential units.

Excavation Underway at 4240 Chestnut Street in Spruce Hill, West Philadelphia

A recent site visit by Philly YIMBY has noted that excavation work is well underway at a seven-story, 128-unit mixed-use development at 4240 Chestnut Street in Spruce Hill, West Philadelphia. Designed by DAS Architects, the structure is located on the south side of the block between South 42nd and South 43rd streets. The development will span 141,928 square feet, of which nearly 40,000 square feet will be used as office. Apartment sizes will likely average at just below 800 square feet each. Permits list Intercultural Family Services as the owner, Morris Clarke as the design professional, and HC Pody Company as the contractor. Construction costs are listed at $15.3 million.

Foundations Underway at 1118 North Front Street in Northern Liberties, North Philadelphia

A recent site visit by Philly YIMBY has revealed that construction is underway at a seven-story, 47-unit building at 1118 North Front Street near the confluence of Northern Liberties and Fishtown. Designed by BLT Architects, the building will rise on the west side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will take up a footprint of 6,920 square feet and will hold 44,090 square feet of interior space, with just over 900 square feet per average unit. The property will also offer ground-level commercial space, which will positively contribute to the local commercial corridor. The building will be fully sprinkled. Permits list US Construction Inc. as the contractor. Construction costs are stated at $7.04 million.

A recent site visit by Philly YIMBY has revealed that construction work has still not started at a four-story, four-unit apartment building at 1426 North 7th Street in Ludlow, North Philadelphia, although permits have been issued last September. The structure will rise on the west side of the block between Master and Jefferson streets, where much development has taken place in recent years. Designed by Cadre Design & Development, the building will span 4,390 square feet, lending an average of nearly 1,100 square feet per apartment. Permits list the United Group General Contractor Inc. as the contractor and a construction cost of $437,000.
