Renovation Underway at 141-43 North 4th Street in Old City

A recent site visit by Philadelphia YIMBY has noted that renovation and vertical extension work is well underway at 141-43 North 4th Street in Old City. Designed by Designblendz, the development will rise from a through-block site that stretches from North 4th to North Orianna streets and will involve renovation of a historic four-story, 18,160-square-foot building on 4th Street and the construction of a six-story, 19,406-square-foot addition at Orianna Street. The development will span 37,566 square feet and feature 36 residential units as well 13 off-site accessory parking spaces and ten bicycle spaces. Permits list John G. Traver Co. Inc. as the owner, Pioneer Construction and Development Corporation as the contractor, and a construction cost of $2.86 million.

Foundations Underway at 3151 Market Street in University City, West Philadelphia

Philly YIMBY’s recent site visit has observed that foundation work is in progress at 3151 Market Street in University City, West Philadelphia. The development rises on the north side of Market Street between North 30th and North 32nd streets, with John F. Kennedy Boulevard to the north. Designed by Gensler and developed by Brandywine Realty Trust, the building will rise 226 feet and 14 stories and will span 495,000 square feet. The structure will house office and laboratory space, as well as retail on the ground floor.

Construction Progresses at 3025 JFK Boulevard in University City, West Philadelphia

Philly YIMBY’s recent site visit has observed sustained construction progress at 3025 JFK Boulevard, a 361-foot-tall, 28-story mixed-use tower at 3025 John F. Kennedy Boulevard at University City, West Philadelphia. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, with Hunter Roberts Construction Group as the contractor, the building will span 559,583 square feet, with commercial and laboratory space on the lower floors with 326 residential units situated above. The building, also known as Schuylkill Yards West, is the first major high-rise to be built as part of the 14-acre Schuylkill Yards megadevelopment. Construction at 3025 JFK Boulevard is expected to cost $180 million.

Construction Underway at 207-11 Vine Street in Old City

Philadelphia YIMBY’s recent site visit has observed that, since our last site visit in August 2022, construction has made significant progress at 46-unit residential development underway at 207-11 Vine Street in the Old City section of Center City. Designed by CANNOdesign, the project will consist of a six-story building at 211 Vine Street, which will span 61,694 square feet, two new townhouses at 207A and 207B and 209 Vine Street, and a multi-family renovation of a historic prewar house at 209 Vine Street. The development will also include parking for 18 vehicles.

Completion Approaches at 2222 Market Street in Center City West

Philadelphia YIMBY’s recent site visit has observed that construction work is nearing completion at the 295-foot-tall, 19-story office development at 2222 Market Street in Center City West. Designed by Gensler and developed by the Parkway Corporation (alternately Parkway Commercial Properties), with IMC Construction as the contractor, the development will feature 329,100 square feet of tenant floor area, with 324,826 square feet of Class A office space and 4,274 square feet of retail, as well as a 47-car underground garage. The structure is being built as the new headquarters for Morgan Lewis, a major law firm. Building features will include ten-foot-high ceilings, floor-to-ceiling windows, several landscaped outdoor decks, flexible workspace plans, a conference center, a fitness center, Zoom conference rooms, expanded areas for servicing out-of-office visitors, and rooms with advanced audio technology to facilitate virtual court hearings.
