Construction Underway at 418 Spring Garden Street in Northern Liberties, Lower North Philadelphia

Philly YIMBY’s recent site visit has observed that construction is currently underway at a 12-story, 329-unit building proposed at 418 Spring Garden Street in Northern Liberties, Lower North Philadelphia, where a pair of tall concrete cores are currently rising. Designed by Solomon Cordwell Buenz, the high-rise, also known as 5th + Spring Garden, will stand 137 feet tall to the top of the main roof and 152 feet tall to the top of the bulkhead. The ground floor will feature abundant commercial space. A total of 87 parking spaces will be included within the project.

Construction Not Yet Started at 2427 and 2429 Cecil B. Moore Avenue in Cecil B. Moore, North Philadelphia

A recent site visit by Philadelphia YIMBY has revealed that construction work has not yet started at a pair of multi-family buildings located at 2427 and at 2429 Cecil B. Moore Avenue in Cecil B. Moore, North Philadelphia. Each building would span a 1,280-square-foot footprint and feature a roof deck. James A. Clancy is the listed designer and United Development LLC is the owner for both properties.

Construction Site Sits Fallow at 626 North Delaware Avenue in Northern Liberties, North Philadelphia

A recent site visit Philly YIMBY HAS revealed no new construction progress at the site of the DeSimone Tower, a 18-story, 96-unit mixed-use building proposed at 626 North Delaware Avenue in Northern Liberties, North Philadelphia. Designed by Coscia Moos Architecture, the building, also known under its full address of 626-30 North Delaware Avenue, is slated to rise at a site bordered by the Delaware Avenue to the east, Fairmount Avenue to the north, and North Front Street to the west, next to the Delaware River waterfront. The development takes its name from DeSimone Automotive Group, which plans to run a multi-level car dealership at the building base. Apartments will be located on the floors above.

Construction Underway at 741 Spring Garden Street in Poplar, North Philadelphia

A recent site visit by Philly YIMBY has revealed that construction is underway at a seven-story, 146-unit mixed-use building at 741 Spring Garden Street in Poplar, Lower North Philadelphia. Designed by JKRP Architects and developed by Arts + Crafts Holdings, the project will span 99,114 square feet, which includes retail, as well as car and bicycle parking. Permits list Camfred Construction as the contractor and a construction cost of $4.95 million.

Construction Complete at 1108-12 Sigel Street in Wharton, South Philadelphia

Philly YIMBY’s recent site visit has observed that construction is complete at a four-story, six-unit residential building at 1108-12 Sigel Street in Wharton, South Philadelphia, since we last stopped by in January. The structure replaces a single-story, warehouse-style commercial building on the south end of the block located between South 11th and South Sartain streets. The development will include parking for four cars and 11 bicycles, as well as a roof deck. Permits list Diantonio & Bongiovanni B. as the owners, Timothy Kerner as the design professional, and Diantonio & Bongiovanni LLC as the contractor, indicating that the structure will be constructed by the owner. Construction costs are specified at $600,000.

Construction Complete at 2059-61 East York Street in Kensington

A recent site visit by Philadelphia YIMBY has noted that construction is complete at a single-family residence at 2059-61 East York Street in Kensington. The building will span a 1,604 square foot footprint and will feature a roof deck. The structure replaces a three-story prewar rowhouse occupies the site at number 59 and a vacant grass lot at number 61. The project sits on the east side of the street, around midblock between Amber Street to the south and Coral Street to the north.

Philly YIMBY’s recent site visit has observed that construction topping out at a multi-building mixed-use complex at 918 North Delaware Avenue in Northern Liberties, North Philadelphia. Designed by L2Partridge and developed by Core Realty, the development, also known as 918-80 North Delaware Avenue, will consist of five seven-story buildings as well as a minor single-story one. The complex will hold a total of 418,480 square feet of space and include 426 residential units.

Steel Rises at 200 Spring Garden Street in Northern Liberties, Lower North Philadelphia

Philly YIMBY’s recent site visit has observed that structural steel has risen above street level for a 13-story, 355-unit mixed-use tower at 200 Spring Garden Street (also known as 200-24 Spring Garden Street) in Northern Liberties, Lower North Philadelphia. Designed by Handel Architects and developed by National Real Estate Development and the KRE Group, the new building will rise 177 feet to the top of the bulkhead (or 149 feet to the main roof) and offer nearly 298,668 square feet of residential space, 18,187 square feet of retail, an expansive roof deck, parking 106 cars and 116 bicycles, and a landscaped public promenade along the property’s west side.

Construction Complete at 3045-51 Richmond Street in Kensington

A recent site visit by Philadelphia YIMBY has observed that construction work is complete at a five-story, 28-unit apartment building underway at 3045-51 Richmond Street in Port Richmond, Kensington. Developed by Fifth Realty, the Neo-Industrial-styled structure rises on the southeast side of the block between Elkhart Street and East Clearfield Street. The substantially large structure spans 37,807 square feet of interior space, which will include 12 one-bedroom and 16 two-bedroom units. Features include full sprinkling and a ground-level garage for 22 cars. Permits list Lonny Rossman as the design professional and TBC LLC as the contractor. The construction cost is specified at $4.25 million.
