A recent site visit by Philadelphia YIMBY noted that preparations for demolition work appears underway at 2012 Chestnut Street in Rittenhouse Square, Center City, with the structures currently occupying the site to be replaced by a 14-story residential tower. Designed by JKRP Architects and developed by the Philadelphia Housing Authority (also the owner) and Alterra Property Group, the building, also known under its full address of 2012-14 Chestnut Street, will feature 162 residential units, of which 130 would run at market rate and another 32 would be classified as “workhouse housing.” The plan also includes around 4,500 square feet of retail space on the ground floor.

Permits have been issued for the construction of a four-story two-family rowhouse at 2537 Manton Street in Grays Ferry, South Philadelphia. A recent site visit by Philly YIMBY has observed that construction is nearly topped out at The Keystone, a seven-story, 220-unit residential project underway at 417 Callowhill Street in Northern Liberties, Lower North Philadelphia. Designed by Bernardon, the building will be situated just to the north of Old City and will offer apartments ranging from studios to two-bedroom apartments, 29,980 square feet of amenities, and an expansive roof deck, and 71 parking spaces.

Construction Progresses at 614 South 13th Street in Hawthorne, South Philadelphia

A recent site visit by Philly YIMBY has noted significant construction progress at a four-story, 45-unit multi-family project at 614 South 13th Street in HawthorneSouth Philadelphia. The building rises on the west side of the block between Kater and Bainbridge streets. Designed by ALMA Architecture, the building will span 35,653 square feet of space and will include a green roof, 16 units of affordable housing, and parking for 16 cars. Permits list the Benchmark Construction Group as the contractor and specify a construction cost of $5.5 million.

Facade Assembly Underway at Vine Street Apartments in Callowhill

Philadelphia YIMBY’s recent site visit has noted that construction assembly of the curtain wall is in progress at Vine Street Apartments, a 120-unit residential complex at 1201-09 Vine Street in Callowhill in Lower North Philadelphia. Designed by Cadre Design, the development consists of a renovation of an existing structure and a two-story vertical extension of the six-story prewar Jarvis Building at 1209 Vine Street, as well as the addition of a ground-up, eight-story extension at the northwest corner of Vine Street and North 12th Street. The development team consists of the Meritis Group as the owner, Equinox Management as the contractor, Cornerstone Consulting as the engineer, Macintosh Engineering as the structural engineer, and GNP Design Group as the MEP engineer.
