Permits have been issued for the construction of a single-story substation structure at 3817 Spruce Street at the University of Pennsylvania campus in University City, West Philadelphia. Designed by Pennoni Associates and O Z Collaborative, the structure, officially known as Replacement Substation #4, will be located at the interior of the superblock bound by Spruce Street to the south, Walnut Street to the north, South 38th Street to the east, and South 40th Street to the west, and will span 1,880 square feet. Permits list HSC Builders & Construction as the contractor and a construction cost of $3.3 million.

Construction Progresses at 2046-50 East Lehigh Avenue in East Kensington

A recent site visit by Philadelphia YIMBY has revealed that construction continues to make progress at 2046-50 Lehigh Avenue in East Kensington. The building, located on the southwest side of the block between between Frankford Avenue and Amber Street, will rise five stories and feature ground-floor commercial space as well as 21 residential units. Designed by Ambit Architecture, the structure will span 21,168 square feet and will feature parking for seven bicycles. Permits list Grit Construction as the contractor and a construction cost of $2.75 million.

Construction Complete at 2431 North Hancock Street in West Kensington

A recent site visit by Philadelphia YIMBY has discovered that construction work has been completed at a three-story, four-unit multi-family building at 2431 North Hancock Street in West Kensington. The development spans 3,917 square feet and features a roof deck, which apparently offers panoramic views thanks to the building’s prominent height above its surroundings. Permits list JPL Construction as the contractor and specify a construction cost of $205,000.

Earlier this year, M & B Y B L I I submitted a document package to City Design Review for appraisal of a four-story self-storage facility at 2258 East Tioga Street in Port Richmond, Kensington. The L-shaped structure will replace a large vacant site at the western corner of the intersection of Tioga and Tulip streets, with its primary frontage stretching along Tulip.

Today we more plans and diagrams for the development, as provided in a Civic Design Review package. Designed by Moto Designshop, the building will span 78,065 square feet and offer elevator service, bicycle storage, a landscaped courtyard, a roof deck, and a green roof.

Recently, Philadelphia YIMBY shared several renderings of a six-story, 155-unit residential building proposed at 2507 Almond Street in Olde Richmond, Kensington, as revealed in a Civic Design Review submission. Today we share an extensive collection of plans, renderings, and diagrams for the development. Designed by Harman Deutsch Ohler Architecture, the building will span 154,677 square feet and will offer elevator service, balconies in select units, parking for 65 cars (including three ADA and three electric vehicle spaces) and 60 bicycles (plus five sidewalk stalls), a roof deck, and a green roof.

Recently, Philly YIMBY visited the imposing eight-story prewar building located 5627-33 Germantown Avenue, where a residential renovation is currently being planned. The structure stands on the eastern corner of the intersection of Germantown and Chelten avenues, in the core of Germantown’s primary commercial district, half a block east of Vernon Park. The development will reinvigorate the 90,515-square-foot, 100-plus-year-old structure with renovated ground-level retail and 47 residential units above. Permits list Scott Woodruff as the architect, City Suburban Home Builders, LLC as the contractor, and a construction cost of $7.75 million.

A recent site visit by Philly YIMBY has revealed that demolition has been completed and the site has been cleared for construction of a four-story, 12-unit mixed-use building at 1538 Frankford Avenue (alternately1538-44 Frankford Avenue) in Fishtown. The development is situated on the west side of the block between Jefferson and East Oxford streets. Designed by KJO Architecture, the project will span 23,741 square feet, which includes 5,829 square feet of retail. The building will be fully sprinkled and will feature a roof deck, which promises to offer reasonably open skyline vistas. Permits list Optimal Construction Group as the contractor and a construction cost of $2.4 million.

The structure is situated on the east side of the block between West Thompson and Master streets. Designed by Onion Flats Architecture, the building spans 7,247 square feet and features seven one-bedroom units, one bi-level two-bedroom unit, a full basement, and a roof deck. Permits list Peroni Management as the contractor and a construction cost of $1.5 million.

YIMBY Shares Renderings for Lewis C. Cassidy Elementary School in Overbrook, West Philadelphia

A major redevelopment project is in the works at the Lewis C. Cassidy Elementary School at 6523 Lansdowne Avenue in Overbrook, West Philadelphia, spanning an entire city block bound by Lansdowne Avenue to the south, Haddington Lane to the north, Atwood Road to the east, and Kenmore Road to the west. Designed by Ewing Cole, the new school building will rise three stories and span 87,727 square feet, offering space for 570 students in Pre-K through eighth grade. The new building will feature a contemporary design will cost $30 million to develop.
