Philly YIMBY’s recent site visit revealed no signs of impending demolition nor construction at the site of a seven-story, 220-unit residential building proposed at 417-25 Callowhill Street in Northern Liberties. Designed by Bernardon, the building will be situated just to the north of Old City and will offer apartments ranging from studios to two-bedroom apartments, 29,980 square feet of amenities, and an expansive roof deck. Parking for 71 vehicles will also be provided.

A recent site visit by Philadelphia YIMBY has noted that foundation work has been completed at a four-story, single-family structure at 1744 Waterloo Street in Fishtown, Kensington. Located on the west side of the block between Cecil B. Moore Avenue and West Montgomery Avenue, the building will span a 500-square-foot footprint and will feature a full basement and a roof deck. Y & A Properties LLC is the listed owner.

Permits have been issued for the construction of a four-story, three-unit apartment building at 2003 North 9th Street near Temple University in North Philadelphia. The development is set to fill a vacant lot on the east side of the block between West Norris and Diamond streets. Designed by Danilo C. Vicencio, the building will hold 2,880 square feet and feature a roof deck. Permits list Ahmed S. Jonny as the contractor and specify a construction cost of $200,000.

Permits have been issued for the construction of a three-story, three-unit apartment building at 650 Brooklyn Street in Haverford North, West Philadelphia. The project will replace a vacant lot on the west side of the block between Wallace Street and Fairmount Avenue. Designed by HDO Architecture, the structure will span 2,778 square feet and will feature a cellar and a roof deck. Permits list Olympia Construction as the contractor and specify a construction cost of $250,000.

Construction Underway at 1148-62 Frankford Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has observed sustained construction progress construction at a five-story, 59-unit mixed-use development underway at 1148 Frankford Avenue in Fishtown. Also known under its full address of 1148-62 Frankford Avenue, the project will span 42,100 square feet and will include a renovation and retail conversion of the 19th-century Kensington National Bank as well as construction of a five-story apartment building at the site of the bank’s parking lot. The Wells Fargo Bank branch currently situated in the existing building will be relocated to the new structure. Designed by OOMBRA Architects, the development will include 20 parking spaces for commercial customers, elevator service for residents, 20 bicycle spaces, and a roof deck. Permits list Wells Fargo Bank as the owner and Reed St. Builders LLC, and a construction cost of $9.25 million.

A recent site visit by Philadelphia YIMBY has revealed that construction work is nearing completion at the Frankford Collective, a five-story mixed-use building at 1144 Frankford Avenue in Fishtown, Kensington. Designed by Kore Design Architecture, the project features ground-level commercial space and 12 apartments above, as well as elevator service, full sprinkling, and a roof deck that will offer dramatic views of the Northern Liberties skyline, which is rapidly rising nearby. Permits list the Frankford Collective as the owner, Equinox Management & Construction as the contractor, and a construction cost of $1.5 million.

Construction Still Not Started at 23 West Girard Avenue in Fishtown

Philly YIMBY’s recent site visit has revealed that construction has still not started at a six-story mixed-use building with ground-level retail and 107 residential units at 23 West Girard Avenue in Olde Kensington, though permits had been issued last November. We noted no signs of demolition nor construction at the property, with a Speedy Mart convenience store still apparently in operation. Designed by JKRP Architects and developed by Girard Real Estate LLC, the project will span 104,160 square feet and will feature parking for 28 cars and 47 bicycles, full sprinkling, and a roof deck, which, given the building’s future prominence over the surroundings, will likely offer panoramic views of the Center City skyline. Permits list Benchmark Construction Group Inc. as the contractor and a construction cost of $21.5 million.

A recent site visit by Philadelphia YIMBY has documented significant construction progress at a five-story, 35-unit development at 101 West Oxford Street in Olde Kensington, near the border of Fishtown. The development will feature ground-floor commercial space as well as parking and storage space in the basement, as well as a roof deck and a green roof at the top of the structure.

Philly YIMBY’s recent site visit confirmed the completion of construction at a six-story, 45-unit residential building at 1805 North Howard Street in Fishtown, Kensington. Located on a mid-block site between West Montgomery Avenue and West Berks Street, a short block west of the Berks Street Station on the Market-Frankford Line, the project features artist studios on the ground floor, as well as parking for 14 cars and 15 bicycles. The permits, issued in January 2020, list a project area of 36,802 square feet, Bottos Construction Inc. as the contractor, and a construction cost of $8 million.

Philadelphia YIMBY’s recent site visit has confirmed the completion of construction at The Port at Aramingo, a four-story, 11-unit apartment complex situated at 801 Aramingo Avenue (alternately 801-11 Aramingo Avenue) in Fishtown, Kensington. Designed by HDO Architecture, the project spans 16,253 square feet. The complex offers rental apartments ranging from one to three bedrooms and amenities such as balconies, walk-in closets, parking, and roof decks, which offer views of the Center City skyline views. Permits list Process Contracting as the contractor and indicate a construction cost of $1.6 million.
