Construction Anticipated at 2043-51 North Front Street in Fishtown

A recent site visit by Philadelphia YIMBY has r3evealed that construction has not yet begun at a six-story, 35-unit residential building at 2043-51 North Front Street in Fishtown, though permits were issued last October. Designed by CANNOdesign, the building will rise six stories tall and will feature commercial space on the ground floor and 35 bicycle spaces. Tester Construction is listed as the contractor.

Construction Still Pending at 1326 Palethorp Street in Olde Kensington

Although a zoning permit was issued in November 2020, a recent site visit by Philadelphia YIMBY has revealed that construction has not yet started at a single-family dwelling proposed at 1326 Palethorp Street in Olde Kensington. The development is slated to replace a vacant lot on the west side of the block between West Thompson and Master streets, and will feature a roof deck. Detailed information on the project remains scarce, although permits list CANNOdesign as the contractor (which is likely a confusing word choice, as CANNOdesign is an architecture firm and the listing likely refers to it as an architectural contractor).

Construction Advances at Northbank at 2001 Beach Street in Fishtown

Recently Philly YIMBY visited Northbank, a 491-unit development rising at development being constructed at 2001 Beach Street in Fishtown. YIMBY has recently shared an update on the first phase of towhouse construction, showing the section closest to the Delaware River underway. However, the other major portion of the property on the far side from the river has remained idle, awaiting finalized plans. Now, it appears that an updated design may be coming to fruition. Northbank will now offer 387 single-family townhomes and 104 duplex units. A total of 781 parking spaces will be included, of which 199 will be located outdoors. ISA remains the architectural firm behind the project.

Construction Advances at 1772 North Front Street in Fishtown

Philadelphia YIMBY’s recent site visit has revealed further construction progress at a three-story, four-unit renovation and development at 1772 North Front Street in Fishtown. The project is located at the southwest corner of North Front Street and West Montgomery Avenue, across from the Market-Frankford el. Designed by Lo Design, the project involves the renovation of the front portion of a three-story prewar rowhouse and partial demolition of its rear portion, which is being upgraded with a new extension. The project will span 7,505 feet, of which 725 will be a new addition, and will feature commercial space facing Front Street. Permits list Black Dog Developers LLC as the owner, TBC LLC as the contractor, and a construction cost of $1 million.

YIMBY Shares Extensive Renderings and Floor Plans for Drexel’s 3201 Cuthbert Street in University City, West Philadelphia

Last month, YIMBY shared renderings and project details for Drexel University’s 12-story, half-million-square-foot mixed-use building proposed at 3201 Cuthbert Street (alternately 3200 Arch Street) in University City, West Philadelphia. Today YIMBY takes an in-depth look at the project’s architecture and interior organization via additional diagrams and renderings. The 252-foot-tall structure (measuring from Cuthbert Street) will house 423,450 square feet of office and life sciences laboratory space, 12,365 square feet of retail on the lower two floors, 141 parking spaces in an underground garage spanning 56,802 square feet, and 12,887 square feet of accessory areas. The project team consists of Drexel University as the owner, Gattuso Development Partners (GDP) as the developer, and Robert A.M. Stern Architects (aka RAMSA) and Kendall Heaton Associates as the architects; the team also includes the firms Thornton Tomasetti, Burohappold Engineering, James Corner Field Operations, Perroni, and West 8.
