Construction Makes Headway at Ridge Flats in East Falls, Northwest Philadelphia

Philly YIMBY’s recent site visit has noted significant construction progress at Ridge Flats, a five-story mixed-use project rising at 4300-26 Ridge Avenue in East Falls, Northwest Philadelphia. Designed by Morris Adjmi Architects, the 180,879-square-foot development will contain around 10,000 square feet of retail space, 142 residential units, 117 partially covered surface parking spaces, and a green roof. Permits list Kinsley Construction as the contractor. The construction cost is stated at $30.5 million.

Demolition Still Pending at 4136 Lancaster Avenue in Haverford North, West Philadelphia

In 2020, YIMBY had reported that permits were filed for the demolition of a vacant three-story rowhouse at 4136 Lancaster Avenue in Haverford North, West Philadelphia. The property is located on the southwest side of the block between North 41st and Aspen streets. In the two years that have passed since, the dilapidated structure has still not been demolished, as YIMBY has seen in a recent site visit. Permits list Gama Wrecking Inc. as the contractor and specify a cost of work of $27,000.

Tower Cranes Rise at Broad and Washington at 1001 South Broad Street in Hawthorne, South Philadelphia

A pair of tower cranes have been assembled at the site of Broad and Washington, a massive 15-story, 1,111-unit development under construction at 1001 South Broad Street in Hawthorne, South Philadelphia. Designed by the BKV Group, the complex will span an entire city block at the northeast corner of the intersection of Broad Street and Washington Avenue. The 1,516,218-square-foot complex will cost nearly $306 million to construct.

YIMBY Takes an In-Depth Look at Venice Island at 4436-44 Main Street in Manayunk, Northwest Philadelphia

Earlier this month YIMBY shared a recent Civic Design Review submission for Venice Island, a multi-building mixed-use development proposed at 4436-44 Main Street on the Schuylkill River waterfront in Manayunk, Northwest Philadelphia. The complex will straddle both sides of the Manayunk Canal, with buildings on Venice Island and on the mainland connected via a skywalk. Designed by JKRP Architects, the complex will span 144,082 square feet, which will include 1,000 square feet of retail space and 213 apartments. The development will also include 106 covered parking spaces and storage for 151 bicycles. Today we take a detailed look at the development via additional plans, diagrams, and renderings.

Construction Still Pending at 1222-24 Annin Street in Passyunk Square, South Philadelphia

A recent site visit by Philly YIMBY has confirmed that renovation work has still not started at 1222-24 Annin Street in Passyunk Square, South Philadelphia. The development, situated on the south side of the Annin Street cul-de-sac just to the west of South 12th Street, will transform an existing prewar structure into a three-unit multi-family building. Permits list Philadelphia Motoring Club LLC as the owner.

Construction Still Pending at 1223-45 Washington Avenue in Hawthorne, South Philadelphia

A recent site visit by Philly YIMBY has revealed that construction has still not started on a 12-story, 375-unit mixed-use development at 1223-45 Washington Avenue in Hawthorne, South Philadelphia. Designed by BKV Group, the project will span 372,721 square feet and offer commercial space on the ground floor along Washington Avenue as well as a parking garage with space for 78 cars; parking will also be available for 184 bicycles. Construction costs are specified at $62 million.

Construction Complete at 1602 South 13th Street in East Passyunk, South Philadelphia

Philly YIMBY’s recent site visit has confirmed completion of construction at a single-family rowhouse at 1602 South 13th Street in East Passyunk, South Philadelphia. The building rises on the west side of the block between Tasker and Morris streets, one house away from the intersection of 13th and Tasker streets. The development involves a near-complete overhaul of an existing rowhouse, which will increase the size of the structure from 2,685 to 2,870 square feet. Permits list Dennis Du and Khoa D. Du as owners, Toner Architects as the designer, and James DeSimone of DeSimone Contracting as the contractor. Construction costs are specified at $200,000.

Construction Still Pending at 1101-33 South 9th Street in the Italian Market in South Philadelphia

Philly YIMBY’s recent site visit has revealed that construction has still not yet started at a seven-story, 157-unit mixed-use building at 1101-33 South 9th Street in the Italian Market, South Philadelphia. The development will rise from a large parcel situated at the southeast corner of 9th Street and Washington Avenue. Designed by BLT Architects, the development will span 204,351 square feet and will feature 15,192 square feet of commercial space and parking. Permits list HC Pody Company as the contractor and specify a construction cost of $52 million.

A recent site visit by Philly YIMBY has shown that construction has still not started in earnest at a four-story, 67-unit multi-family development at 1015 South 3rd Street in Queen Village, South Philadelphia, although construction equipment is present at the site. The development will rise on the east side of the block between Washington Avenue and Carpenter Street. Designed by HDO Architecture, the building will feature elevator service and a green roof.

Construction Progresses at 943-49 Washington Avenue in Bella Vista, South Philadelphia

A recent site visit by Philly YIMBY has revealed significant construction progress at a five-story, 24-unit residential develoment at 943-49 Washington Avenue in Bella Vista, South Philadelphia. The development rises on the northeast corner of the intersection of Washington Avenue and South 10th Street. An extension will be added to the structure, which will stand a total of five stories tall upon completion and contain 24 residential units. Permits list TBC LLC as the contractor, with Lonny Rossman as the design professional. The building will hold 29,535 square feet of space and cost an estimated $4.2 million to build.
