Construction Tops Out at 2226-34 North Front Street in Norris Square

Philadelphia YIMBY’s recent site visit has observed that construction work has topped out at a 22-unit mixed-use project at 2226-34 North Front Street in Norris Square. The building will rise five stories and 55 feet high. A commercial space will be situated on the ground floor and green roof will be located at the top of the building, which will provide a density bonus that will allow for a higher number of residential units. Eight bicycle spaces will also be included in the project. In total, the building will hold 18,277 square feet of space, with construction costs specified at $2.7 million.

Site Cleared at 2113 East Norris Street in Fishtown

A recent site visit by Philly YIMBY has observed that a construction site has been cleared at a three-story two-family rowhouse at 2113 East Norris Street in Fishtown. The structure will replace a dilapidated three-story rowhome on the northeast side of the block between Amber Street and Trenton Avenue. Designed by Designblendz, the structure will span 4,389 square feet and will feature a cellar and a roof deck. Permits list Chris Steinbiss as the contractor.

Construction Nearly Complete at 825 Bainbridge Street in Bella Vista, South Philadelphia

A recent site visit by Philadelphia YIMBY has confirmed that construction work is nearly complete at a multi-family development at 825-27 Bainbridge Street in Bella Vista, South Philadelphia. Designed by Ambit Architecture, the new building will rise four stories tall, featuring 15 residential units. The building spans 19,200 square feet and will include five bicycle spaces. Construction costs are specified at $3.2 million.

Renovations Underway at 2301 Frankford Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has observed that exterior renovation work is underway at the recently completed mixed-use development at 2301 Frankford Avenue in Fishtown. Designed by Ian Smith Design Group, the project adds a three-story rear addition to a three-story prewar building and two smaller adjacent structures at the eastern corner of Frankford Avenue and East Dauphin Street. The finished project features ground-floor commercial space and six residential units, as well as a cellar.

Construction Complete at 2400 Frankford Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has noted that construction work is complete at a four-story mixed-use building at 2400 Frankford Avenue in Fishtown, Kensington. The development stands at the angled northern corner of the three-way intersection between Frankford Avenue, Trenton Avenue, and East York Street, where a traffic circle was recently constructed. Designed by CANNOdesign and developed by Khosla Properties, the structure will span 17,972 square feet and hold 2,459 square feet of retail space and 15 apartments. Features include full sprinkling, a green roof, and parking for five bicycles. Permits list Tester Construction Group as the contractor and specify a construction cost of $2.6 million.

The structure will rise from a vacant lot situated on the south side of the block between North Orkney Street and North 5th Street. Designed by the Parallel Architecture Studio, the structure will span 2,820 square feet and will feature a cellar and a roof deck. Permits list the G&J Group as the contractor.

The structure will replace a vacant lot sited on the west side of the block between West Norris Street and Diamond Street. Designed by the Here’s The Plan, LLC, the structure will span 2,800 square feet and will feature a basement and a roof deck. Permits specify the Enam Abazi as the contractor.

The project borders Frankford Avenue to the south, Trenton Avenue to the north, and East Dauphin Street to the east. Designed by Mt. Alto Design + Drafting, the building will offer commercial space at the ground floor and balconies in select units. Permits list Kaps Construction as the contractor and specify a construction cost of $450,000.

The wood-framed structure, situated on the west side of the block between West Dauphin and West York streets, replaces a parking lot and an auto service facility. The development spans 41,940 square feet and features a roof deck. Permits list G.A.C. Construction Development as the contractor and specify construction costs at $6 million.
