A recent site visit by Philadelphia YIMBY has revealed that construction is underway at a three-story mixed-use building at 1500 Germantown Avenue in Olde Kensington. The structure will rise from a 1,402-square-foot footprint and will contain 5,359 square feet of mixed residential and commercial interior space. The structure will feature a cellar, a roof deck, and full sprinkling. Permits list Sharara Kazimi and Mirwais Saidi as owners, Cheryl Poulos as the design professional, and Philly Parking Solutions as the contractor. Construction costs are specified at $400,000.

Designed by T+Associates Architects, the project spans 8,172 square feet, of which 2,769 is allocated as artist studio or industrial space on the first and a part of second floor. Construction Anticipated at 2846 Belgrade Street in Port Richmond, Kensington

A recent site visit by Philadelphia YIMBY has shown that construction has not yet started for a single-family dwelling proposed at 2846 Belgrade Street in Port Richmond, Kensington, although permits have been issued in October 2020. The development was originally planned as an expansion of the existing structure, which is situated on the northwest side of the block between East Somerset and East Auburn streets. It appears that the latest plans for the through-block lot call for an unspecified “change of use” for the existing rowhouse at Belgrade Street and construction of a new single-family building on the Miller Street side, which, in a blueprint produced by Agim Belulaj, is shown as a four-story structure designed in a traditionally inspired manner.

Permits have been issued for the construction of a single-story substation structure at 3817 Spruce Street at the University of Pennsylvania campus in University City, West Philadelphia. Designed by Pennoni Associates and O Z Collaborative, the structure, officially known as Replacement Substation #4, will be located at the interior of the superblock bound by Spruce Street to the south, Walnut Street to the north, South 38th Street to the east, and South 40th Street to the west, and will span 1,880 square feet. The building, located on the southwest side of the block between between Frankford Avenue and Amber Street, will rise five stories and feature ground-floor commercial space as well as 21 residential units. Designed by Ambit Architecture, the structure will span 21,168 square feet and will feature parking for seven bicycles. Permits list Grit Construction as the contractor and a construction cost of $2.75 million.
