Construction Tops Out at 225-27 North 12th Street in Chinatown, Center City

A recent site visit by Philly YIMBY has revealed that construction has recently topped out at a six-story, 19-unit multi-family building at 225-27 North 12th Street in Chinatown, Center City. Designed by Coscia Moos Architecture and developed by R+M Development Partners, the project will feature 16,363 square feet of interior space. the development will offer seven bicycle spaces as well as six off-site parking spaces, with one set to be van accessible. Tester Construction Group is the contractor. Project costs are listed at cost $2.9 million.

Construction Still Pending at Broad + Pine at 337 South Broad Street in Washington Square West, Center City

As we expected, a recent site visit by Philly YIMBY has revealed no construction progress at Broad + Pine at 337 South Broad Street (also known as 337-41 South Broad Street) in Washington Square West, Center City; more surprising is that demolition has also not yet begun, although permits have already been issued. After having already gone through several major design revisions over the past few years, the high-rise planned at the northeast corner of Broad and Pine Streets at, has recently seen yet another major redesign. Designed by My Arch and developed by Dranoff Properties (which is also behind the Arthaus tower half a block to the north), the proposal has been reduced in scale down from 28 to 15 stories, though its residential unit count has increased from 56 to 91 units.

Construction Not Yet Started at 2621-67 Frankford Avenue in East Kensington

Although permits had been issued last year, a recent visit by Philly YIMBY has discovered that construction has still not begun at the six-story, 453-unit apartment building proposed at 2621-67 Frankford Avenue in East Kensington. Designed by Harman Deutsch Ohler Architecture (also known as HDO Architecture), with Turn Key Realty LLC as the contractor, the structure will become one of the largest in the neighborhood, holding 412,703 square feet of space and costing at $72 million to build. The development will offer ample outdoor space for residents and will become a major anchor for the rapidly developing residential area.

Construction Still Pending at 1301 Market Street in Market East, Center City

Philly YIMBY recently visited the site of a long-stalled proposal for an office tower at 1301 Market Street in Market East, Center City, half a block to the east of City Hall. Designed by Skidmore, Owings & Merrill and developed by the Oliver Tyrone Pulver Corporation, the building will yield over 700,000 square feet, with floor plates at the lower levels measuring over 25,000 square feet and those at the upper floors at over 17,000 square feet.

Construction Complete at 628, 630, and 632 Master Street in Ludlow, Lower North Philadelphia

In September 2020, Philly YIMBY reported that permits have been filed for three single-family rowhouses at 628, 630, and 632 Master Street in Ludlow, Lower North Philadelphia. Today we look at the trio of three-story structures that have since been completed. According to permits, each building spans 1,363 square feet (or 2,045 square feet according to real estate listings, a figure that may be higher because of possible inclusion of a basement) and lists Universal Building & Construction as the contractor.

Completion Nears at The Laurel Rittenhouse in Rittenhouse Square, Center City

Philly YIMBY has recently visited The Laurel Rittenhouse at 1911 Walnut Street in Rittenhouse Square, Center City, in order to take a closer look at the nearly finished building. Designed by Solomon Cordwell Buenz and developed by the Southern Land Company, with the Harman Group as the structural engineer and the Hunter Roberts Construction Group as the contractor, the building stands 599 feet and 48 stories tall as the ninth-tallest skyscraper in Philadelphia and the tallest residential building in Center City. The residential building will offer 185 rental units and 64 luxury condominiums.

Foundation Work Underway at 316-20 South 11th Street in Washington Square West, Center City

A recent site visit by Philly YIMBY has revealed that construction of foundations is well underway at a nine-unit townhouse complex at 316-20 South 11th Street in Washington Square West, Center City. Although construction permits have been filed in November, our recent site visit has revealed that construction work has not yet begun on the development. According to permits, all nine buildings will be fairly similar, if not altogether identical. Each will span a 1,241-square-foot footprint and offer 4,589 square feet of space, which would make for a regal interior in any part of the city, let alone such a centrally located one. Permits Issued for 17 West Girard Avenue in Fishtown

Permits have been issued for the construction of a three-story, four-unit apartment building at 17 West Girard Street in Fishtown. The development will replace a three-story rowhouse on the north side of the block between Frankford Avenue and Leopard Street. Designed by Gnome Architects, the building will feature ground floor commercial space, a cellar, and multiple roof decks. Permits list GRIT Construction as the contractor.

Permits Issued for 1100 Pine Street in Washington Square West, Center City

Permits have been issued for the construction of a three-story, five-unit condominium at 1100 Pine Street in Washington Square West, Center City. The development will replace a two-story mixed-use rowhouse on the southwest corner of the intersection of Pine and South 11th streets. Designed by Gnome Architects, the building will span 8,497 square feet and will feature ground floor commercial space, a cellar, and roof decks. Permits list Kiptom Ketchum as the contractor and a construction cost of $1.2 million.

Construction Still Pending at 21M in Center City West

As expected, a recent site visit by Philly YIMBY has discovered no signs of new construction at the site of 21M, a 350-foot-tall mixed-use tower proposed at 2100 Market Street in Center City West. Developed by the Brandywine Realty Trust, the project has been in the works for several years and has seen various iterations, with the latest one designed by Edry McHenry Architects. Since we last looked at the project for our most recent December countdown, no permits have been filed nor has any progress has been made at the site, where a parking lot continues to operate.
