Permits Issued for 42-Unit Residential Building at 879-85 North 40th Street in Belmont, West Philadelphia

Permits have been issued for the construction of a six-story, 42-unit residential building at 879-85 North 40th Street (Parcel C) in Belmont, West Philadelphia. The structure will rise on the east side of the block between Ogden Street and Westminster Avenue. The building will span a footprint of around 6,000 square feet and hold 37,710 square feet of residential space, lending an average of just below 900 square feet per apartment. Permits specify Francesco Zampetti as the designer and Haveerford SQ GC LLC as the contractor. Construction costs are listed at $2 million.

The 13th Place on Philly YIMBY’s December Countdown Goes to Mural West in Poplar, Lower North Philadelphia

The 13th place on Philly YIMBY’s December 2021 Development Countdown goes to Mural West, a 363-foot-tall mixed-use high-rise planned at 523 North Broad Street in Poplar, Lower North Philadelphia. Designed by Atkin Olshin Schade Architects and developed by Precision Realty Group, the project will provide office, retail, and commercial/medical space, as well as more than 200 residential units. The project will also include public plaza next to the eponymous mural, as well as amenities such as a roof deck with potential restaurant space. The tower will bring a dramatic skyline change to lower North Broad Street, where many large developments are underway and proposed.

High-Rise Development Likely at Nearly 10,000-Square-Foot Lot at 804 Sansom Street in Market East, Center City

Developer and parking lot operator Parkway Corporation seeks to redevelop a 9,357-square-foot parking lot at 804 Sansom Street in Market East, Center City. It appears that there is no active proposal currently slated for the site, as no permits have been filed and the property is listed in the developer’s “opportunities” section, meaning that Parkway is likely looking for an anchor tenant and/or a development partner. Situated on a mid-block site on the south side of the block between South 8th and South 9th streets, the lot is advertised as capable of supporting a 112,284-square-foot building with a floor-to-area ratio of 12:1, or an 187,140-square-foot building under an FAR of 1:20. The latter version would easily allow for a building rising 30 or even 40 or so stories, which would make the building one of the tallest east of City Hall.

Permits have been issued for the construction of a five-story mixed-use building at 225 West Rittenhouse Street in Germantown, Northwest Philadelphia. The structure will span around 40,000 square feet and will feature 37 residential units, commercial space, parking, and full sprinkling. Permits list Designblendz as the designer and TDAK Development & Construction LLC as the contractor. Construction costs are specified at $4.3 million.

The 14th place on Philly YIMBY’s December 2021 Development Countdown goes to Riverwalk South, a 362-foot-tall, 32-story high-rise under construction at 60 North 23rd Street in Center City West. Designed by Gensler and developed by the PMC Property Group, the building stands next to the Schuylkill River and is part of the two-towered Riverwalk complex. The development is part of a new hub of high-rise buildings underway along and near Market Street.

The 15th place on Philly YIMBY’s December 2021 Development Countdown goes to 3025 John F. Kennedy Boulevard in University City, West Philadelphia. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, the building will rise at a total height of 361 feet and 28 stories. The building will offer a mix of residential and commercial space, the latter being optimized for lab use. The project is also known as Schuylkill Yards West for its placement compared to the proposed skyscraper to the east at 3001 John F. Kennedy Boulevard.

The 16th Place on Philly YIMBY’s December Countdown Goes to 350-Foot-Tall Tower Proposed at 730 Schuylkill Avenue in Graduate Hospital, South Philadelphia

The 16th place on Philly YIMBY’s December 2021 Development Countdown is the Children’s Hospital of Philadelphia‘s Roberts Center For Pediatric Research Phase 3, a 350-foot-tall, 21-story tower planned at 730 Schuylkill Avenue in Graduate Hospital, South Philadelphia. The building is a part of the CHOP’s four-tower master plan in Graduate Hospital, in the sub-section of the neighborhood also know as the Schuylkill section of Grays Ferry. The site sits directly to the southwest of the 375-foot-tall CHOP Roberts Center for Pediatric Research at 734 Schuylkill Avenue, which was built in 2017. Pelli Clarke Pelli Architects, the architect for Phase 1, will likely to be the designer for the new tower, although, given the lack of progress at the site, it is possible that a different architect and/or design will be introduced in the future.

The 17th Place on Philadelphia YIMBY’s December 2021 Development Countdown goes to 21M, a 350-foot-tall mixed-use tower proposed at 2100 Market Street in Center City West. Developed by the Brandywine Realty Trust, the project has been in the works for several years and has seen various iterations, with the latest one designed by Edry McHenry Architects. Since we last reviewed the project for our last year’s countdown, no permits have been filed nor has any progress has been made at the site, where a parking lot continues to operate.

Excavation Underway at Site of 28-Story Tower at 1620 Sansom Street in Rittenhouse Square, Center City

Philadelphia YIMBY’s recent site visit revealed that excavation is making steady progress at 1620 Sansom Street in Rittenhouse Square, Center City. Designed by Solomon Cordwell Buenz and developed by the Southern Land Company, with the Hunter Roberts Construction Group as the contractor, the 340-foot-tall, 28-story tower lands at number 18 on our December 2021 Development Countdown. The building will offer 306 residential units, while the ground-floor commercial space will further enliven the already vibrant local streetscape.

Parking Lot Awaits Construction of 328-Foot-Tall, 29-Story Residential Tower at 33 North 22nd Street in Center City West

A 328-foot-tall, 29-story residential tower proposed at 33 North 22nd Street in Center City West takes the 19th place in Philadelphia YIMBY’s December 2021 Development Countdown. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group, the building will feature 341 apartments as well as a garage for use both by the building’s residents and customers of the adjacent Trader Joe’s supermarket, which currently uses the future building site for outdoor parking. Philly YIMBY’s recent site visit revealed no construction progress at the site, as we expected given that construction permits have just been issued last month.
