Foundation Work Started at 300 North Christopher Columbus Boulevard in Northern Liberties, Lower North Philadelphia

Philly YIMBY’s recent site visit has observed that foundation work has started at the site of a a 315-foot-tall, 24-story high-rise development at 300 North Christopher Columbus Boulevard in Northern Liberties. The development will span nearly an entire city block, bordered by North Christopher Columbus Boulevard to the east, Vine Street to the south, Water Street to the west, and Callowhill Street to the north. Designed by Handel Architects and developed by The Durst Organization, the 316-foot-tall tower will feature 10,094 square feet of ground-level retail as well as a new public park as part of the development. The site is located on the Delaware River waterfront a block to the north of the Benjamin Franklin Bridge, on the border between Northern Liberties to the north and Old City to the south.

Construction Passes Halfway Point at 418 Spring Garden Street in Northern Liberties, Lower North Philadelphia

Philly YIMBY’s recent site visit has noted that construction work has passed the vertical halfway point at a 12-story, 329-unit development at 418 Spring Garden Street in Northern Liberties, Lower North Philadelphia. Designed by Solomon Cordwell Buenz, the development, also known as 5th + Spring Garden, will stand 137 feet tall to the top of the main roof and 152 feet tall to the top of the bulkhead and will feature commercial space and 87 parking spaces.

Construction Nearly Complete at 1429-31 Federal Street in Point Breeze, South Philadelphia

A recent location visit by Philadelphia YIMBY has observed that construction work is nearing completion at a four-story, 42-unit mixed-use residential and commercial project at 1429-31 Federal Street in Point Breeze, South Philadelphia. The development rises on the north side of the block between South Broad Street and South 15th Street. Designed by Vincent Mancini, the development will span 34,668 square feet and feature retail space at the ground floor, a green roof, and parking for 14 bicycles. Permits list Top Gun Enterprises as the contractor and specify a construction cost of $3.8 million.

Construction Advances at 417-25 Callowhill Street in Northern Liberties, Lower North Philadelphia

Philly YIMBY’s recent site visit has noted sustained construction progress at a seven-story, 220-unit residential development at 417-25 Callowhill Street in Northern Liberties. Designed by Bernardon, the building will be situated just to the north of Old City and will offer apartments ranging from studios to two-bedroom apartments, 29,980 square feet of amenities, and an expansive roof deck, as well as 71 parking spaces.

A recent site visit by Philadelphia YIMBY has observed continued construction progress at Vine Street Apartments, a 120-unit residential complex at 1201-09 Vine Street in Callowhill in Lower North Philadelphia. Designed by Cadre Design, the development consists of a renovation of an existing structure and a two-story vertical extension of the six-story prewar Jarvis Building at 1209 Vine Street, as well as the addition of a ground-up, eight-story extension at the northwest corner of Vine Street and North 12th Street. The development team consists of the Meritis Group as the owner, Equinox Management as the contractor, Cornerstone Consulting as the engineer, Macintosh Engineering as the structural engineer, and GNP Design Group as the MEP engineer.

Construction Tops Out at 817-21 North 3rd Street in Northern Liberties, North Philadelphia

A recent site visit by Philadelphia YIMBY has observed that construction has topped out at a six-story, 48-unit mixed-use building at 817-21 North 3rd Street in Northern Liberties, North Philadelphia. Designed by Atrium Design Group, the building will feature a 4,855-square-foot commercial space at the ground floor and a roof deck, which will offer dramatic skyline views with its prominent height. The development will provide basement parking for 36 cars, as well as space for 20 bicycles. Permits specify Atrium LLC as the contractor. Construction costs are specified at $10.5 million.

Construction Still Not Started at 1426 North 7th Street in Ludlow, North Philadelphia

Philly YIMBY recent location check-in has revealed that construction work has still not started at a four-story, four-unit apartment building at 1426 North 7th Street in Ludlow, North Philadelphia, although permits have been issued last September. The structure will rise on the west side of the block between Master and Jefferson streets, where much development has taken place in recent years. Designed by Cadre Design & Development, the building will span 4,390 square feet, lending an average of nearly 1,100 square feet per apartment. Permits list the United Group General Contractor Inc. as the contractor and a construction cost of $437,000.

A recent site visit by Philadelphia YIMBY has observed that construction work is almost complete at a four-story, four-unit residential building under construction at 1164 South 18th Street in Point Breeze, South Philadelphia, as Philly YIMBY’s recent site visit revealed. Designed by 24/7 Design Group, the development will rise at the northwest corner of South 18th and Federal streets. A private roof deck will be accessible to a single unit. Permits list Federal 4 LP as the owner, Casey Lafferty as the contractor, and a construction cost of $400,000.

The development will rise from a vacant lot on the northwest side of the block between Magnolia Street and Musgrave Street.
