A recent site visit by Philadelphia YIMBY has noted that demolition still not started at the site of a proposed seven-story mixed-use building at 1321 North Front Street in Fishtown, Kensington. Designed by NORR, the building will span 31,167 square feet and will contain 2,545 square feet of retail and 36 apartments. Permits list East Columbia and Memphis A. as the owner, Peroni Management Inc. as the contractor, and a construction cost of $4 million.

Construction Underway at 800-08 Callowhill Street in Callowhill, Lower North Philadelphia

A recent site visit by Philly YIMBY has revealed that construction work is underway at nine adjacent multi-family structures at 800-808 Callowhill Street in Callowhill, Lower North Philadelphia. The site is located between North 8th Street and North 9th Street in a predominantly industrial area. The project will consist of nine four-story structures with a total of 40 residential units. The development will provide 19 parking spaces for the residents, including one that will be ADA accessible. Permits list Carolina Pena asthe listed design professional and Three R Construction LLC as the listed contractor.

Construction Not Yet Started at 1212-16 North Delaware Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has discovered that construction work has not yet started at a six-story mixed-use structure proposed at 1212-16 North Delaware Avenue in Fishtown. Situated on the north side of the block between Marlborough Street and East Columbia Avenue, he building will feature commercial space at the ground floor and 48 apartments above. In total, the new building will hold 41,538 square feet of space. The project will include a roof deck and 12 off-site parking spaces for building residents, one of which will be reserved for car sharing, as well as 16 bicycle spaces. Permits list Janice Woodcock as the design professional and GMT Associates, Inc. as the contractor. Construction costs are specified at $6.5 million.

Construction Nears Completion at 1701 North 2nd Street in Kensington

Philadelphia YIMBY has recently visited the site of a six-story mixed-use building that is nearing completion at 1701 North 2nd Street in Olde Kensington. Designed by Stuart Rosenberg Architects and developed by Brick Capital, the loft-styled structure, situated at the northeast corner of 2nd Street and Cecil B. Moore Avenue, rises 70 feet tall to the main roof and 84 feet to the top of the elevator bulkhead. The development will feature commercial space on the ground floor, a roof deck, and parking for 23 cars. Permits list Bohler Engineering as a designer and City Center Construction Corp. as the contractor. The construction cost is specified at $10 million.

A recent site visit by Philly YIMBY has revealed that construction has not yet started at a six-story, 79-unit mixed-use building at 1106-14 Spring Garden Street (aka 1106 Spring Garden Street) in Callowhill, Lower North Philadelphia. Designed by Varenhorst, the building will rise from an L-shaped, 17,543-square-foot lot with frontage on Spring Garden and North 11th streets, though the corner parcel is not included in the project. The 74,587-square-foot development will include below-ground parking for 27 vehicles, retail and residential amenity space on the ground floor, and apartments on the stories above.

Philly YIMBY’s recent site visit has noted considerable construction progress at a seven-story, 181-unit rental development at 1306-14 Callowhill Street in Callowhill, Lower North Philadelphia. Designed by Bernardon, the project will span 184,679 square feet and feature retail space measuring 3,208 square feet on the ground floor as well as 51 parking spaces. Permits list a construction cost of $18 million.

Philly YIMBY’s recent site visit revealed no signs of impending demolition nor construction at the site of a seven-story, 220-unit residential building proposed at 417-25 Callowhill Street in Northern Liberties. Designed by Bernardon, the building will be situated just to the north of Old City and will offer apartments ranging from studios to two-bedroom apartments, 29,980 square feet of amenities, and an expansive roof deck. Parking for 71 vehicles will also be provided.

Located on the west side of the block between Cecil B. Moore Avenue and West Montgomery Avenue, the building will span a 500-square-foot footprint and will feature a full basement and a roof deck.
