Construction Complete at 4251 Sansom Street in Spruce Hill, West Philadelphia

A recent site visit by Philly YIMBY has noted that construction work is complete at a three-story, four-unit multi-family building at 4251 Sansom Street in Spruce Hill, West Philadelphia. The structure stands on the north side of the block between South 42nd and South 43rd streets, just to the east of its twin at 4253 Sansom Street, which was completed around a year earlier. Designed by Kore Design Architecture, the structure spans 5,613 square feet, which translates to a generous 1,403 square feet per unit. Permits list Northeast Builders LLC as the contractor and specify a construction cost of $400,000.

Demolition Complete at 1535 North 27th Street in Brewerytown, North Philadelphia

A recent site visit by Philadelphia YIMBY has noted that demolition work has been completed at a vacant two-story prewar rowhouse at 1535 North 27th Street in Brewerytown, North Philadelphia. The structure is located near the corner of West Oxford Street and North 27th Street. The structure will be demolished as part of the City of Philadelphia Demolition Program, and the cost of the work of the demolition will be $14,900 for the 1,200-square-foot structure. The property is owned by the Philadelphia Housing Authority. The contractor is Pedro Palmer Construction Inc.

Construction Complete at 2301 Frankford Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has confirmed that construction is complete at a mixed-use development at 2301 Frankford Avenue in Fishtown. Designed by Ian Smith Design Group, the project adds a three-story rear addition to a three-story prewar building and two smaller adjacent structures at the eastern corner of Frankford Avenue and East Dauphin Street. The finished structure will feature ground-floor commercial space and six residential units, as well as a cellar. Permits list Black Oak Builders as the contractor and a construction cost of $312,000.

Construction Not Yet Started at 2846 Belgrade Street in Port Richmond, Kensington

Philadelphia YIMBY’s recent site visit has noted that construction has not yet started for a single-family dwelling proposed at 2846 Belgrade Street in Port Richmond, Kensington, although permits have been issued in October 2020. The development was originally planned as an expansion of the existing structure, which is situated on the northwest side of the block between East Somerset and East Auburn streets. It appears that the latest plans for the through-block lot call for an unspecified “change of use” for the existing rowhouse at Belgrade Street and construction of a new single-family building on the Miller Street side, which, in a blueprint produced by Agim Belulaj, is shown as a four-story structure designed in a traditionally inspired manner.

YIMBY Looks at Renovations for Historic Poth Brewery Building at 3145 West Jefferson Street in Brewerytown, North Philadelphia

Recently YIMBY took a look at the renovation project for the historic Poth Brewery at 3145 Jefferson Street in Brewerytown, North Philadelphia. The development of one of the oldest brewery buildings in the city consists of renovation of 7,145 square feet of retail space at the ground floor, as well as 133 lofts, art galleries, retail, indoor parking, and other recreational uses. Contracted and acquired by MMP Homes in 2018, the the 19th-century building, which has sat vacant since 2002. Permits list John Marshall of Sabanti Marshall Architecture as the design professional and specify a construction price of $360,000.
