Philly YIMBY’s recent site visit has observed that construction is progressing at Garden Court, a seven-story, 220-unit extension of an existing building at 4746-48 Spruce Street in Garden Court (alternately Walnut Hill), West Philadelphia. Designed by PZS Architects, the project will allocate 149,590 square feet for apartments, 5,700 square feet of residential amenities, around 29,000 square feet of indoor commercial space (plus a 1,500-square-foot commercial tenant terrace) and parking for around 28 cars and 76 bicycles.

Construction Progresses at 4211 Chestnut Street in Spruce Hill, West Philadelphia

A recent site visit by Philly YIMBY has recorded the latest construction progress at a seven-story, 100-unit apartment building at 4211 Chestnut Street in Spruce Hill, West Philadelphia. Also known under its full address of 4211-13 Chestnut Street (where YIMBY’s prior coverage of the project may be found), the development is situated on the north side of the block between South 42nd and South 43rd streets. The structure will span 68,210 square feet and will feature a basement, a shared roof deck, and a parking garage. Permits list 4211 Chestnut LLC as the contractor and specify a construction cost of $4 million.

Construction Tops Out at Penn Presbyterian Medical Center Garage in University City, West Philadelphia

Philly YIMBY’s recent site visit has observed that construction has topped out at a nine-story parking garage for the Penn Presbyterian Medical Center at 3800 Powelton Avenue in University City, West Philadelphia. Designed and engineered by Pennoni and THA Consulting, the massive structure will span 481,702 square feet and offer parking for 1,483 cars and 129 bicycles, as well as ground-level commercial space. Permits list HSC Builders & Construction as the contractor and a construction cost of $46.4 million.

Renovation Complete at 106 South 42nd Street in Walnut Hill, West Philadelphia

A recent site visit by Philly YIMBY has observed that renovation work is complete at 106 South 42nd Street in Walnut Hill, West Philadelphia. The development is situated on the west side of the block between Chestnut and Sansom streets. Designed by HDO Architecture, the project will involve renovations interior renovations to a prewar rowhouse and construction of a rear addition, which will expand the 3,406-square-foot building to 6,112 square feet and nine apartments. Permits list Zhu Fengjun as the contractor and specify a construction cost of $526,050.

A recent site visit by Philly YIMBY has noted that construction is complete at a three-story, eight-unit multi-family building at 5007 Pentridge Street in Cedar Park, West Philadelphia. Designed by Ambit Architecture, the project rises on the north side of the block between South 50th and South 51st streets. The development will span around 6,500 square feet (including cellar space). Permits list Baltimore Select Properties LLC aka Select Redevelopment as the contractor, and a construction cost of $850,000.

A recent site visit by Philly YIMBY has noted that construction has topped out at a 327-unit multi-family development at 4519 Chestnut Street in Spruce Hill, West Philadelphia. Designed by SITIO Architecture + Urbanism, the building is projected to rise six stories tall and span 223,848 square feet. Project features include parking for 92 cars and 154 bicycles.

A recent site visit by Philly YIMBY has noted that construction has risen above the street level at a seven-story, 128-unit mixed-use development at 4240 Chestnut Street in Spruce Hill, West Philadelphia. Designed by DAS Architects, the structure is located on the south side of the block between South 42nd and South 43rd streets. The development will span 141,928 square feet, of which nearly 40,000 square feet will be used as office. Apartment sizes will likely average at just below 800 square feet each. Permits list Intercultural Family Services as the owner, Morris Clarke as the design professional, and HC Pody Company as the contractor. Construction costs are specified at $15.3 million.

Construction Not Yet Started at 4701-15 Kingsessing Avenue in Cedar Park, Southwest Philadelphia

A recent site visit by Philly YIMBY has discovered that construction work has still not started at a four-story, 76-unit multi-family building at 4701-15 Kingsessing Avenue in Cedar Park (alternately Squirrel Hill), Southwest Philadelphia. Designed by JKRP Architects, the development will span 67,070 square feet and hold 55 parking spaces, two of which will be ADA and van accessible, as well as one designated for car sharing. The project will also include ten bicycle spaces. Permits list Kingsessing Realty LLC as the owner, Equinox Management & Construction LLC as the contractor, and a construction cost of $8.5 million.

Construction Nears Completion at 1103 South 47th Street in Squirrel Hill, West Philadelphia

As noted in Philly YIMBY’s recent site visit, construction is nearing completion at a 15-unit multi-family building at 1103 South 47th Street in Squirrel Hill, West Philadelphia, as revealed in our recent site visit. Designed by Designblendz, the building will rise four stories tall. A commercial space will be located on the ground floor and a roof deck will be included at the top of the structure. In total, the building will hold 20,771 square feet of space and cost an estimated $2.6 million to build.

A recent site visit by Philly YIMBY has discovered that construction work is nearing completion at a four-unit mixed-use building at 709 South 50th Street in Cedar Park, West Philadelphia, which received permits last September. The development is located on the northeast side of the block between Willows Avenue and Pentridge Street. Designed by CANNOdesign, the building will rise three stories (four if including the third-floor mezzanine), span 4,990 square feet and feature commercial space on the ground floor and a roof deck. Permits list PMC Construction & Development as the contractor. Construction costs are specified at $437,000.
