A recent site visit by Philly YIMBY has discovered that construction work has made significant progress at Station Square, a five-story, 49-unit mixed-use development taking shape at 308 West Chelten Avenue in Germantown, Northwest Philadelphia. The project, also known under its full address of 308-16 West Chelten Avenue, is designed by Coscia Moos Architecture and developed by R+M Development Partners and Zatos Investments, with Tester Construction Group as the contractor. The development will span 42,459 square feet and feature a roof deck and full sprinkling. Permits list a construction cost of $6.5 million.

Construction Complete at 342 West Queen Lane in Germantown, Northwest Philadelphia

A recent site visit by Philly YIMBY has confirmed that construction work is complete at a three-story, five-unit rental apartment building at 342 West Queen Lane in Germantown, Northwest Philadelphia. The development is located on the southeast side of the block between Pulaski Avenue and Morris Street, within a four-minute walk of the Queen Lane regional rail station. Designed by MC Architectural, the project spans 5,793 square feet and features a 1,058-square-foot ground-level retail space and full sprinkling. Permits list David Elmaliah as the contractor and a construction cost of $200,000.

A major redevelopment project is in the works at the Lewis C. Cassidy Elementary School at 6523 Lansdowne Avenue in Overbrook, West Philadelphia, spanning an entire city block bound by Lansdowne Avenue to the south, Haddington Lane to the north, Atwood Road to the east, and Kenmore Road to the west. Designed by Ewing Cole, the new school building will rise three stories and span 87,727 square feet, offering space for 570 students in Pre-K through eighth grade. While we admire the contemporary design and the city’s $30-million investment in state-of-the-art educational space, we are concerned with the fact that the project involves a full demolition of a stately prewar school building.

FreezPak Facility Goes to Civic Design Review at 2201 East Allegheny Avenue in Port Richmond, Kensington

Pennoni Associates, a Philadelphia-based construction engineering firm, has submitted a proposal to Civic Design Review for a 77-foot-tall, 170,117-square-foot FreezPak industrial facility at 2201 East Allegheny Avenue in Port Richmond, Kensington. The gargantuan development will span a 306,275-square-foot lot bound by Allegheny Avenue to the west, Westmoreland Street to the east, and a rail line to the north. In addition to the building, the facility will also include 18 65-foot-long semi-trailer loading docks, parking for 90 cars, a 104-foot-wide loading lane, and a four-lane interior access road.

A recent site visit by Philly YIMBY has revealed significant construction progress at Chelten Terminal, a four-story, 49-unit mixed-use development at 234 West Chelten Avenue in Germantown, Northwest Philadelphia. Designed by Ambit Architecture and developed by the Argo Property Group, the building will span 37,992 square feet and will feature ground-floor commercial space, a roof deck, and full sprinkling, as well as outdoor parking for 18 cars. Permits list Tester Construction Group as the contractor and a construction cost of $6.1 million.

A recent site visit by Philly YIMBY has revealed that construction has not yet started at a five-story 37-unit mixed-use building at 225 West Rittenhouse Street in Germantown, Northwest Philadelphia, although permits have been issued last December. The structure will span around 40,000 square feet and will feature commercial space, parking, and full sprinkling. Permits list Designblendz as the designer and TDAK Development & Construction LLC as the contractor. Construction costs are specified at $4.3 million.

New Construction to Add 32 Apartments to Artist Village in Graduate Hospital, South Philadelphia

A multi-building development is poised to significantly expand the block-spanning Artist Village apartment complex at 700 South 17th Street in Graduate Hospital, South Philadelphia, adding 32 new apartments to boost its total residential unit count to 68. Designed by Colliers Engineering & Design and developed by the Regis Group, the project involves replacing existing fenced-in green space and parking lots at the property with a five-story, 20-unit apartment building and 12 four-story townhouses, complimenting the existing six-story, 17-unit and five-story, 19-unit buildings that currently stand at the site.

A recent site visit by Philly YIMBY has revealed that construction has not yet started at the five-story, 50-unit residential building at 139 West Chelten Avenue in Germantown, Northwest Philadelphia, though permits were issued last October. Designed by CANNOdesign, the development will be situated within a two- to three-block walking distance to two SEPTA Regional Rail stations, the Chelten Avenue Station to the southwest and the Germantown Station to the northeast. The ground-level retail space will contribute to the commercial corridor along which the building will be situated. The structure will span a 13,681-square-foot footprint and will feature 52,391 square feet of interior space, full sprinkling, and an unspecified number of parking spaces. YIMBY Looks at Project Details for 63-Unit Building Planned at 26 South 42nd Street in Spruce Hill, West Philadelphia

Last December, YIMBY reported that permits were issued for the construction of a seven-story, 63-unit mixed-use development at 26 South 42nd Street in Spruce Hill, West Philadelphia. The project will rise on the on the northwest corner of Chestnut and South 42nd streets, on the western periphery of University City. Designed by Coscia Moos Architecture, the structure will span 56,664 square feet and will include 4,828 square feet of retail. The building will provide parking for 42 bicycles well above the 22-space requirement, and nine off-site car parking spaces in a garage across the street at 4141-47 Chestnut Street. Permits list IMC Construction as the contractor and a construction cost of $6.8 million. Designed by CANNOdesign, the structure will span 41,674 square feet and will include ground-level commercial space, elevator service, a green roof, and full sprinkling. Permits list Tester Construction Group as the contractor and a construction cost of $6.5 million.
