Permits Issued for 2018 East Tioga Street in Harrowgate, Kensington

Permits have been issued for the construction of a three-story, three-unit apartment building at 2018 East Tioga Street in Harrowgate, Kensington. The structure will replace an overgrown vacant lot on the southwest side of the block between Braddock Street and Joyce Street. Designed by Thomas Wiedenman of Wiedenman Architecture, the building will span 3,062 square feet and feature a basement and a roof deck. Permits list Eddie Paiz as the contractor. Construction costs are specified at $295,000.

A recent site visit by Philadelphia YIMBY has observed no signs of construction work at the site of Harper Square, a 620-foot-tall, 52-story mixed use skyscraper proposed at 113-21 South 19th Street in Rittenhouse Square, Center City. Designed by DAS Architecture and Planning and developed by Pearl Properties, the slender, 267,874-square-foot structure will incorporate existing historic buildings into the base and hold around 200 residential units and 30,180 square feet of commercial space.

Construction Nears Completion at Jefferson Specialty Care Pavilion in Market East, Center City

Philadelphia YIMBY’s recent site visit has noted that construction work nears completion at Jefferson Specialty Care Pavilion rising at 1101 Chestnut Street in Market EastCenter City. The building, rises 364 feet and 23 stories (19 stories if excluding mechanical floors) and comprises the bulk of East Market Phase 3, the final component of the mixed-use, multi-block East Market development. The $762 million medical facility, the single largest real estate investment in nearly 200-year history of Jefferson Health, will span around 462,000 square feet and feature over 300 examination rooms, as well as 58 infusion chairs, ten operating rooms, six endoscopy rooms, imaging and lab services, a pharmacy, and more. The development team consists of Ennead Architects and Stantec as designers, Jefferson Health and National Real Estate Development as developers, and a joint venture of LF Driscoll and Hunter Roberts Construction Group as contractors.

Construction Still Not Started at 1208 Chestnut Street in Midtown Village, Center City

A recent site visit by Philly YIMBY has revealed that demolition work has still not started at the site of a 49-unit apartment building at 1208 Chestnut Street in Midtown Village, Center City, even though demolition permits have already been issued for the dilapidated three-story structure currently occupying the property. Designed by SgRA and developed by Michael Alhadad, the building will span a narrow, through-block lot on the block between South 12th and South 13th streets, stretching north-south from Chestnut Street to Sansom Street. The building will span 51,436 square feet and will feature a basement, ground-floor commercial space, full sprinkling, and a roof deck. Permits list Christian A. Sanchez as the contractor and a construction cost of $5.5 million.
