Permits Issued for Six-Unit Building at 1715 North 42nd Street in East Parkside, West Philadelphia

Permits have been issued for the construction of a three-story, six-unit residential building at 1715 North 42nd Street in East Parkside (alternately the Centennial District), West Philadelphia. The development will replace a vacant lot on the east side of the block between Leidy Avenue and Viola Street, one short block south of the Centennial Commons section of Fairmount Park. Designed by Stuart G. Rosenberg Architects, PC (SgRA), the structure will span 5,080 square feet, which yields just over 800 square feet per average unit. Permits list Crownstone Real Estate LLC as the contractor and a construction cost of $280,000.

YIMBY Shares Detailed Coverage of Topping-Out Ceremony for Jefferson Specialty Care Pavilion in Market East, Center City

Earlier this month, YIMBY shared the news of topping-out of the Jefferson Specialty Care Pavilion at 1101 Chestnut Street in Market East, Center City, one of the most prominent buildings currently rising into the Philadelphia skyline. Designed by Ennead Architects and Stantec and developed by Jefferson Health and National Real Estate Development, with LF Driscoll and Hunter Roberts Construction Group joint venture acting as contractors, the building comprises the bulk of East Market Phase 3, the final component of the mixed-use, multi-block East Market development. As of February 1st, the steel-framed structure has officially reached its final height of 364 feet and 23 stories (19 stories if excluding mechanical floors). The $762 million medical facility will be the single largest real estate investment in Jefferson’s nearly 200-year history and will offer ample cutting-edge equipment. YIMBY Looks at UPenn’s Recently Completed New College House West in University City, West Philadelphia

As universities across Philadelphia and the country as a whole return to in-person learning, the University of Pennsylvania marked the occasion with the opening of one of the largest new dormitory buildings to be built in the city in years. As its name alludes, New College House West (also known simply as the New College House) is situated on the western fringe of the campus at 201 South 40th Street (alternately 211 South 40th Street or 4000 Locust Street) in University City, West Philadelphia. Designed by Bohlin Cywinski Jackson, the structure rises 165 feet and 13 stories at its highest point. The 250,000-square-foot, $169.5-million structure is built to accommodate around 430 sophomore, junior, and senior students (exact student count varies depending on source, with some citing around 450 beds) while offering ample indoor sunlight, student and public amenities, and outdoor space. Construction Complete at Six-Unit Building at 3907 Haverford Avenue in Mantua, West Philadelphia

A three-story, six-unit apartment building at 3907 Haverford Avenue in Mantua, West Philadelphia, has been completed and listed on the real estate market. Designed by MC Architectural, the structure replaces a vacant lot on the north side of the block between North 39th Street and Union Street. The structure spans 4,039 square feet, which lends an average of just under 700 square feet per unit. Permits list SPD Property Group LLC as the owner, Michael D. Cole of MC Architectural as the architect, and RDM Construction as the contractor. Construction costs are specified at $200,000.

Pedestrian Bridge Opens to Public at Penn Medicine Pavilion in University City, West Philadelphia

A new pedestrian bridge across Convention Avenue has opened to the public in University City, West Philadelphia, connecting Penn Medicine’s recently completed Pavilion building at 300 South 33rd Street to SEPTA’s Penn Medicine Station (formerly known as the University City Station), one of the system’s busiest. The opening has been confirmed by Philly YIMBY’s recent site visit, which revealed that the crossing is fully operational aside from the elevator, which, according to on-site signage, will be completed in spring.

Construction Complete at 2509 Grays Ferry Avenue in Graduate Hospital, South Philadelphia

A three-story, four-unit condominium has been completed at 2509 Grays Ferry Avenue in Graduate Hospital, South Philadelphia. Designed by Gnome Architects, the structure stands at an angled lot at the junction of Grays Ferry Avenue and South 25th Street, facing the intersection with Christian Street. The development spans 5,624 square feet, lending an average of around 1,400 square feet per residential unit. Permits list Point Builders Design Concepts as the contractor and a construction cost of $285,000.

Construction has been completed at a four-story, six-unit apartment building at 1721 North 21st Street in Cecil B. Moore, North Philadelphia, near Temple University. Designed by Designblendz, the structure replaces a vacant lot on the east side of the block between Cecil B. Moore and West Montgomery avenues. The building rises from a 2,480-square-foot footprint and offers 10,803 square feet of interior space, which lends a generous average of around 1,800 square feet per apartment. Permits list Structure Labs as the structural engineer, Hutec Engineering as the MEP engineer, and GRIT Construction as the contractor. Construction costs are specified at $1.1 million.

Vertical Extension Anticipated at Mosaic-Clad Painted Bride Art Center at 230 Vine Street in Old City

Construction of new buildings is typically the salient manifestation of positive urban progress in any city. However, on numerous occasions it also paints a bittersweet story of trade-offs, where buildings with architectural, historic, and/or artistic value sometimes make way for new development. Thankfully, we may be getting a happy resolution to what almost became one such tale of needless destruction, where, after a long-standing threat of demolition, a low-rise building clad in a facade-spanning artwork will now become the base for a residential expansion. Located at 230 Vine Street in the Old City section of Center City, Painted Bride Art Center, adorned with artist Isaiah Zagar’s whimsical mosaic, will be topped by a 64-unit residential extension. Philadelphia YIMBY’s recent site visit has revealed that the building currently stands shrouded in black netting, with construction not yet started at the site.

Construction Anticipated for 50-Unit Apartment Building at 502 Wood Street in Old City

In the near future, construction is expected to begin on a six-story, 50-unit apartment building at 502 Wood Street in the Old City section of Center City. Although Philadelphia YIMBY’s recent site visit revealed no signs of construction, with a parking lot still operational at the location, we expect work to begin soon as a construction permit was issued last December. Designed by JKRP Architects, the slab-like structure will span the block between North 5th Street and North Randolph Street, situated directly across from the elevated Interstate 676 aka the Vine Street Expressway. The building will feature two elevators, full sprinkling, and parking for 13 cars, two of which will be reserved for car share and another as an electric car charging space. Permits list Tester Construction Group as the contractor and a construction cost of $5.55 million.

Cleared Lot Awaits Construction of Nine Townhouses at 316-20 South 11th Street in Washington Square West, Center City

Last October, Philadelphia YIMBY reported on the demolition of a three-story prewar parking garage to make way for a nine-unit townhouse development at 316-20 South 11th Street in Washington Square West, Center City. Although construction permits have been filed in November, our recent site visit has revealed that construction work has not yet begun on the development. According to permits, all nine buildings will be fairly similar, if not altogether identical. Each will span a 1,241-square-foot footprint and offer 4,589 square feet of space, which would make for a regal interior in any part of the city, let alone such a centrally located one.
