Construction Still Pending at 315 West Berks Street in Norris Square

Philadelphia YIMBY’s recent site visit has noted that construction has still not started at the site of a three-story, three-unit residential building planned at 315 West Berks Street in Norris Square. The development will replace a vacant lot situated on the north side of the block between North Orianna Street and North 4th Street. The development will rise from a 1,026-square-foot ground footprint and will span 3,787 square feet, which lends an average of just over 1,200 square feet per apartment. Features will include full sprinkling and a roof deck, which will offer unobstructed views in most directions. Permits list Jessie Claus as the owner, David McArthur as the design professional, and GTMO Development LLC as the contractor and specify a construction cost of $250,000.

Permits Issued for 4165 Mantua Avenue in Belmont, West Philadelphia

Permits have been issued for the construction of a three-story, four-unit multi-family development at 4165 Mantua Avenue in Belmont, West Philadelphia. The project will rise from a currently vacant lot situated on the north side of the block between North 41st and North 42nd streets. Designed by Plato Marinakos, Jr., the structure will span 5,554 square feet and feature a basement two roof decks. Permits list Yona Construction as the contractor and specify a construction cost of $700,000.

Permits Issued for 1729 Orthodox Street in Frankford, Northeast Philadelphia

Permits have been issued for the construction of a three-story, four-unit residential building at 1729 Orthodox Street in Frankford, Northeast Philadelphia. The development will rise from a currently vacant lot situated on the northeast side of the block sited between Hawthorne Street and Worrell Court. The project will span 4,183 square feet and feature a basement. Permits list Intensified Builders LLC as the contractor and indicate a construction cost of $311,000 (with $285,000 as the general cost and $26,000 as the cost of excavation work).

Construction Complete at 800-08 Callowhill Street in Callowhill, Lower North Philadelphia

Philly YIMBY’s recent site visit has noted that construction work is complete at a nine-building multi-family development at 800-808 Callowhill Street in Callowhill, Lower North Philadelphia. The site is located between North 8th Street and North 9th Street in a predominantly industrial area. The project will consist of nine four-story structures with a total of 40 residential units. The development will provide 19 parking spaces for the residents, including one that will be ADA accessible. Permits list Carolina Pena as the listed design professional and specify Three R Construction LLC as the contractor.

Cladding Nearly Complete at Broad and Noble in Callowhill, Lower North Philadelphia

During Philly YIMBY’s recent site visit, we noted that construction work on exterior cladding is nearing completion at Broad and Noble, a 19-story, 344-unit complex underway at 435-43 North Broad Street in Callowhill, Lower North Philadelphia, since our last visit in April. The project derives its name from its location at the northeast corner of Broad and Noble streets. Designed by Barton Partners and developed by Toll Brothers, with Clemens Construction Company as the contractor, the building has risen nearly to its full height of 231 feet, with fireproofing and interior partition work currently in progress. Upon completion, the project will span 371,302 square feet and will feature retail and underground parking. Permits specify a construction cost of $70 million.

Foundation Work Started at 300 North Christopher Columbus Boulevard in Northern Liberties, Lower North Philadelphia

Philly YIMBY’s recent site visit has observed that foundation work has started at the site of a a 315-foot-tall, 24-story high-rise development at 300 North Christopher Columbus Boulevard in Northern Liberties. The development will span nearly an entire city block, bordered by North Christopher Columbus Boulevard to the east, Vine Street to the south, Water Street to the west, and Callowhill Street to the north. Designed by Handel Architects and developed by The Durst Organization, the 316-foot-tall tower will feature 10,094 square feet of ground-level retail as well as a new public park as part of the development. The site is located on the Delaware River waterfront a block to the north of the Benjamin Franklin Bridge, on the border between Northern Liberties to the north and Old City to the south.

Construction Passes Halfway Point at 418 Spring Garden Street in Northern Liberties, Lower North Philadelphia

Philly YIMBY’s recent site visit has noted that construction work has passed the vertical halfway point at a 12-story, 329-unit development at 418 Spring Garden Street in Northern Liberties, Lower North Philadelphia. Designed by Solomon Cordwell Buenz, the development, also known as 5th + Spring Garden, will stand 137 feet tall to the top of the main roof and 152 feet tall to the top of the bulkhead and will feature commercial space and 87 parking spaces.

Construction Nearly Complete at 1429-31 Federal Street in Point Breeze, South Philadelphia

A recent location visit by Philadelphia YIMBY has observed that construction work is nearing completion at a four-story, 42-unit mixed-use residential and commercial project at 1429-31 Federal Street in Point Breeze, South Philadelphia. The development rises on the north side of the block between South Broad Street and South 15th Street. Designed by Vincent Mancini, the development will span 34,668 square feet and feature retail space at the ground floor, a green roof, and parking for 14 bicycles. Permits list Top Gun Enterprises as the contractor and specify a construction cost of $3.8 million.

Construction Advances at 417-25 Callowhill Street in Northern Liberties, Lower North Philadelphia

Philly YIMBY’s recent site visit has noted sustained construction progress at a seven-story, 220-unit residential development at 417-25 Callowhill Street in Northern Liberties. Designed by Bernardon, the building will be situated just to the north of Old City and will offer apartments ranging from studios to two-bedroom apartments, 29,980 square feet of amenities, and an expansive roof deck, as well as 71 parking spaces.

Construction Progresses at Vine Street Apartments in Callowhill

A recent site visit by Philadelphia YIMBY has observed continued construction progress at Vine Street Apartments, a 120-unit residential complex at 1201-09 Vine Street in Callowhill in Lower North Philadelphia. Designed by Cadre Design, the development consists of a renovation of an existing structure and a two-story vertical extension of the six-story prewar Jarvis Building at 1209 Vine Street, as well as the addition of a ground-up, eight-story extension at the northwest corner of Vine Street and North 12th Street. The development team consists of the Meritis Group as the owner, Equinox Management as the contractor, Cornerstone Consulting as the engineer, Macintosh Engineering as the structural engineer, and GNP Design Group as the MEP engineer.
