Construction Progresses at 1148 Frankford Avenue in Fishtown

Philly YIMBY’s recent site visit has revealed that construction continues to make progress at a five-story, 59-unit mixed-use development proposed at 1148 Frankford Avenue in Fishtown, Kensington, as our recent site visit shows. Also known under its full address of 1148-62 Frankford Avenue, the project will span 42,100 square feet and will include a renovation and retail conversion of the 19th-century Kensington National Bank as well as construction of a five-story apartment building at the site of the bank’s parking lot. The Wells Fargo Bank branch currently situated in the existing building will be relocated to the new structure. Designed by OOMBRA Architects, the development will include 20 parking spaces for commercial customers, elevator service for residents, 20 bicycle spaces, and a roof deck. Permits list Wells Fargo Bank as the owner and Reed St. Builders LLC, and a construction cost of $9.25 million.

Construction Underway at 1538 Frankford Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has revealed that demolition has been completed and the site has been cleared for construction of a four-story, 12-unit mixed-use building at 1538 Frankford Avenue (alternately1538-44 Frankford Avenue) in Fishtown. The development is situated on the west side of the block between Jefferson and East Oxford streets. Designed by KJO Architecture, the project will span 23,741 square feet, which includes 5,829 square feet of retail. The building will be fully sprinkled and will feature a roof deck, which promises to offer reasonably open skyline vistas. Permits list Optimal Construction Group as the contractor and a construction cost of $2.4 million.

A recent site visit by Philadelphia YIMBY has revealed that construction is underway at a five-story, 54-unit residential building at 2630 West Girard Avenue in Brewerytown, North Philadelphia. Designed by ISA and developed by ADCO (American Development Company) and Callahan Ward, the structure, located under the full address of 2630-38 West Girard Avenue, is part of a larger complex that will also include 104 additional units sited within four-story winds along Taney and North 27th streets, bringing the total residence count to 160.
