A recent site visit by Philadelphia YIMBY revealed that a plot of land has been cleared and partially excavated at 2600-40 East Hagert Street in Olde Richmond, Kensington, where an townhouse complex is proposed. The development replaces a large grass lot bound by East Hagert Street to the northeast, Almond Street to the northwest, and East Boston Street to to the southwest. Designed by Harman Deutsch Ohler Architecture and developed by Streamline, the project will offer 11 four-story townhouses, each spanning 2,488 square feet. Permits list M.Y.L. Corp. as the owner and Shawn Bullard as the contractor.

Demolition Pending at Site of 244-Unit Building at 1130 North Delaware Avenue in Fishtown, Kensington

Although demolition and construction permits have been filed for a ten-story, 244-unit residential building at 1130 North Delaware Avenue in Fishtown, Kensington, no demo nor construction work has been observed at the site during Philadelphia YIMBY’s recent site visit. Designed by Varenhorst Architects and developed by Streamline, the structure will rise on the north side of the avenue, across from Rivers Casino and Penn Treaty Park on the Delaware River waterfront. The structure will rise 124 feet tall to the top of the main roof, and around 135 or so feet tall to the top of the mechanical screens at the bulkhead. The 241,490-square-foot development will offer outdoor landscaping, a roof deck with sweeping views of the skyline and the river, and parking for 49 cars and 102 bicycles. According to the architect website, construction is expected to cost $55 million.

Construction work is largely finished at a five-story, 21-unit mixed-use building at 1868-74 Frankford Avenue in Fishtown, Kensington. The building rises on a lot bound by Frankford Avenue to the east, East Norris Street to the north, and Blair Street to the west. Designed by Paul Drzal, the structure spans 42,000 square feet and offers a ground-level fresh market and adjacent retail space (which also extends to the cellar), elevator service, full sprinkling, and eight off-street bicycle parking spaces. Permits list Bridesburg Properties LLC as the owner and Your Best Choice Construction LLC as the contractor. The construction cost is specified at $850,000.

Construction Underway at 2401 Frankford Avenue in Fishtown, Kensington

Philly YIMBY’s recent site visit revealed that substantial construction progress has been made on a four-story, 15-unit apartment building at 2401 Frankford Avenue in Fishtown, Kensington. The 14,560-square-foot structure rises from the east side of the intersection of Frankford Avenue, Trenton Avenue, and East York Street (which was recently converted into a traffic circle), where its sharply-angled site gives it a distinctive “flatiron” shape. Designed by Ambit Architecture and developed by Philly Capital Group, the development will feature ground-floor commercial space (primarily along Frankford Avenue), a basement, full sprinkling, balconies in select units, and a green roof spanning at least 60 percent of the rooftop. Permits list GRIT Construction as the contractor and a construction cost of $2.05 million.

YIMBY Shares Rental Unit Layouts at Riverwalk at 60 North 23rd Street in Center City West

In a recent publication, Philadelphia YIMBY shared an overview of Riverwalk, also known as Riverwalk Philly, a mixed-use development at 60 North 23rd Street in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the project consists of two towers that will hold a total of 711 rental units. The 315-foot-tall, 28-story, 331-unit Riverwalk North is already open for residents, while the slightly larger, 362-foot-tall, 32-story, 380-unit Riverwalk South is still under construction.
