A recent site visit by Philadelphia YIMBY has o0bserved that construction work is generally complete at K House, a four-story single-family townhouse at 1355-57 Kater Street (alternately 1355-1357 Kater Street) in Hawthorne, South Philadelphia. The structure replaces a pair of rowhouses on the north side of the block between South Clarion and South Broad streets. Designed by Moto Designshop, the development spans 4,700 square feet and will feature a cellar, a roof deck, and parking for two cars. Permits list Made Construction as the contractor.

A recent site visit Philly YIMBY has confirmed that that construction is complete at a four-story, six-unit mixed-use building underway at 2301 Grays Ferry Avenue in Graduate Hospital, South Philadelphia, with cladding work apparently ready to start. The project consists of a three-story vertical extension. The development consists of a three-story vertical extension to an original single-story structure, where a restaurant will be retained on the ground floor and 8,475 square feet of residential space will be added above. The building features a basement. Permits list 2302 Grays Avenue L as the owner and Donald Plummer as the contractor. Construction costs are specified at $1 million.

A recent site visit by Philly YIMBY has revealed that construction is complete at a four-story, five-unit building at 1507 Christian Street, a multi-family development rising in Graduate Hospital, South Philadelphia. The development stands on the north side of the block between South 15th and South 16th streets. Designed by Gnome Architects and developed by Zatos Investments (which also serves as the contractor), the structure spans 6,168 square feet and features a roof deck. Permits list a construction cost of $375,000.

Construction Nearly Complete at 1164 South 18th Street in Point Breeze, South Philadelphia

A recent site visit by Philly YIMBY has revealed that construction work is nearly complete at a four-story, four-unit residential building under construction at 1164 South 18th Street in Point Breeze, South Philadelphia, as Philly YIMBY’s recent site visit revealed. Designed by 24/7 Design Group, the development will rise at the northwest corner of South 18th and Federal streets. Building features will include full sprinkling and a private roof deck accessible to a single unit. Permits list Federal 4 LP as the owner, Casey Lafferty as the contractor, and a construction cost of $400,000.

Permits have been issued for the construction of a three-story, four-unit apartment building at 3418 H Street in Harrowgate, Kensington. The development will replace a single-story garage situated on the southwest corner of the intersection of East Russell and H streets. Designed by Harman Deutsch Ohler Architecture, the building will span 3,640 square feet, lending an average of 910 square feet per unit, and will feature a cellar. Permits list RDM Builders as the contractor and a construction cost of $414,523.20.

Construction Still Stalled at Bloc24 at 613 South 24th Street in Graduate Hospital, South Philadelphia

During a site visit in February, Philly YIMBY had observed that, after completion of building foundations, construction work appeared to stall at Bloc24, a five-story, eight-unit residential building at 613 South 24th Street (alternately known as 613-19 South 24th Street) in Graduate Hospital, South Philadelphia. In our most recent visit eleven months later, we found the site in effectively the same condition, with no evidence of further work having been carried out since that time. Designed by Moto Designshop, the structure will feature elevator service, a fresh food market at the ground floor, and an expansive roof deck that will span most of the rooftop and offer dramatic views of the nearby Center City skyline. Permits list 617 South 24th St LLC as the owner and Morgan Plecenik as the contractor, and specify a construction cost of $1.5 million.

Construction Nears Completion at 2028 Dorrance Street in West Passyunk, South Philadelphia

A recent site visit by Philadelphia YIMBY has revealed that construction work is nearing completion at a three-story single-family rowhouse at 2028 Dorrance Street in West Passyunk, South Philadelphia. Our recent site visit revealed that, since that time, the wood-framed structure has been assembled, rising prominently over its two-story prewar neighbors. The structure rises from a 525-square-foot footprint and spans 1,529 square feet. The building will include a basement and a roof deck, which, given the structure’s prominence, will offer unobstructed views of the Center City skyline. Permits list Elle TY Woods and Godze Yilmaz as the owners, with the latter also listed as the contractor (as Godze Yilmaz Inc.).

A recent site visit by Philly YIMBY has confirmed the completion of construction at Ovation (formerly known as Broad Street Flats), a seven-story, 50-unit mixed-use building located at 701 South Broad Street in Hawthorne, South Philadelphia. The development is situated at the southeast corner of Broad and Bainbridge streets, a block to the south of the Lombard-South subway station. Designed by PZS Architects, the building spans 50,462 square feet (or 49,950 according to zoning blueprints) and features ground-level retail and 50 residential units. Permits list Ferraro Construction Group as the contractor and a construction cost of $8 million.

A recent Philly YIMBY site visit has discovered that foundation work is underway at a four-story, 57-unit apartment building at 1622-40 Point Breeze Avenue in Point Breeze, South Philadelphia, as revealed by a. Designed by JKRP Architects, the project is located on the west side of the block between Fernon and Morris Streets, with the zoning lot (but not the planned structure itself) extending to Fernon. The building will span a footprint of 10,282 square feet and will contain 51,905 square feet of interior space. Development features will include elevator service, a roof deck, a green roof, and parking for 19 bicycles. Permits list OCF Construction as the contractor and a construction cost of $2.08 million.

A recent site visit by Philly YIMBY has revealed that construction work is nearly complete at a four-story, six-unit mixed-use development at 2731 Federal Street in Grays Ferry, South Philadelphia. The almost completed structure stands at a somewhat wedge-shaped lot at the eastern corner of the junction of Federal Street and Grays Ferry Avenue. Designed by Gnome Architects, the structure spans 9,067 square feet, of which 2,979 square feet of space is designated as commercial, and features a cellar and a roof deck. Permits list the CAL Development Group LP as the contractor and specify a construction cost of $1.1 million.
