Philly YIMBY’s recent site visit has observed that construction work is nearly complete at a five-story, 24-unit residential building underway at 943-49 Washington Avenue in Bella VistaSouth Philadelphia. The project rises on the northeast corner of the intersection of Washington Avenue and South 10th Street, just to the north of the Italian Market. Upon completion, The building will span 29,535 square feet and will feature ground-level retail. Permits list TBC LLC as the contractor and Lonny Rossman as the design professional. Construction costs are specified at $4.2 million.

Construction Underway at 300 Christian Street in Queen Village, South Philadelphia

Philly YIMBY’s recent site visit has observed that construction is progressing at a href=”https://phillyyimby.com/category/300-Christian-Street”>300 Christian Street, a multi-family development in Queen VillageSouth Philadelphia. Designed by Ambit Architecture, the new building will rise three stories tall and hold 30 residential units, as well as underground parking for 11 cars and 14 bicycles and include a roof deck.

Construction Underway at Broad and Washington at 1001 South Broad Street in Hawthorne, South Philadelphia

Philly YIMBY’s recent site visit has observed that construction is making significant headway at Broad and Washington, a 15-story, 1,111-unit complex at 1001 South Broad Street in Hawthorne, South Philadelphia. Designed by the BKV Group, the complex will span an entire city block at the northeast corner of the intersection of Broad Street and Washington Avenue. The 1,516,218-square-foot complex will cost nearly $306 million to construct.

Construction Pending at 1100 Wharton Street in Passyunk Square, South Philadelphia

A recent site visit by Philly YIMBY has looked at the site of a mixed-use development at 1100 Wharton Street in Passyunk SquareSouth Philadelphia, finding zero signs of any demolition or construction progress. Designed by JKRP Architects and developed by the Alterra Property Group, the complex is anchored with a new six-story, 162,335-square-foot building with a 20,000-squarte-foot supermarket at the ground floor, 155 residential units, and a 4,000-square-foot roof deck. The development will also include a thorough rehabilitation of the block, which is also home to Wharton Lofts, a 71,360-square-foot mixed-use building with 45 residential units, a 51,010-square-foot office building, and 18,616-square-foot police station, and a fire station. The fire station, located at the northeast corner of South 12th Street and Reed Street, across from Columbus Square Park, will be demolished and relocated into a new building on the east side of the block at the intersection of South 11th and Reed streets; the six-story mixed-use building will rise in place of the fire station. In total, the block will hold 239 parking spaces, with 62 in the basement level of the mixed-use building, 94 surface spaces in the center of the block, and 83 off-site spaces.

A recent site visit by Philly YIMBY has observed that construction has still not started at the dormant seven-story, mixed-use proposal at 310 West Girard Avenue (with a full address of 310-30 West Girard Avenue) in Northern Liberties, North Philadelphia, as we expected since no construction permits have yet been filed. The 30,102-square-foot lot, has sat vacant for around three years as of now. Designed by T + Associates Architects, the development will feature 189 residential units, 10,330 square feet of commercial space, an underground garage with 65 spaces, and parking for 68 bicycles.
