Permits have been issued for the construction of a three-story, five-unit residential building at 129 East Cumberland Street in West Kensington. The building will replace a vacant lot on the north side of the block between North Lee Street and North Water Street. Designed by KCA Design Associates, the structure will span 6,292 square feet and feature full sprinkling, a cellar, and roof decks. Permits list Margaret and Thomas J. Cousin as the owners, Tota Builders, Inc. as the contractor, and a construction cost of $450,000.

Construction is complete at a three-story single-family rowhouse at 2505 North Mascher Street in West Kensington. The development is located on the east side of the block between West Cumberland and West Huntingdon streets. Designed by KCA Design Associates, the structure spans 2,160 square feet and features three bedrooms, three bathrooms, and a roof deck. Permits list NHA Development LLC as the owner and LNHA New Homes LLC as the contractor. The property had been sold for $399,999 in February.

21-Unit Condo Topped Out at 2209 North Broad Street Near Temple University in North Philadelphia

Philly YIMBY’s recent visit to the five-story, 21-unit condominium building underway at 2209 North Broad Street, near Temple University in North Philadelphia, has revealed significant construction progress. Since we first reported on permits issued for the development, which is located on the east side of the block between West Susquehanna and Dauphin Avenue a block north of the Temple campus, the wood-framed structure has been topped-out and nearly fully assembled, and currently awaits facade installation. Designed by KCA Design Associates, the structure will feature ground-floor retail, a cellar, elevator service, seven bicycle parking spaces, and a roof deck. Permits list Golden Rule LLC as the owner, V2 Properties Construction Management as the contractor, and a construction cost of $2.5 million.

Permits have been issued for the construction of a multi-family building at 650 North 38th Street in Mantua, West Philadelphia. Designed by KCA Design Associates, the new building will rise three stories tall and span 3,980 square feet, which will hold three apartments. A pilot house at the top of the structure will provide access to a roof deck, which will offer sweeping views of the nearby University City skyline. Construction costs are listed at $450,000 to build.

Designed by KCA Design Associates, the structure spans 5,850 square feet and features a basement, full sprinkling and a roof deck. Permits have been issued for the construction of a four-unit apartment building at 1307 West Erie Avenue in Hunting Park, North Philadelphia. Designed by KCA Design Associates, the building will rise four stories tall and will include a basement. Permits call for 6,880 square feet of space. A roof deck with an access structure will be located at the top of the structure.

Demolition Underway at Historic Columbia Theater in Cecil B. Moore, North Philadelphia

A recent site visit by Philly YIMBY has revealed that demolition has begun at the historic Columbia Theater at 2709 Cecil B. Moore Avenue in Cecil B. Moore, North Philadelphia. The 100-year-plus-old structure, situated at the north side of the block between North 27th and Marston streets, will be replaced by a four-story, 18-unit apartment building. Designed by Kore Design Architecture (KCA), the new development will span 21,030 square feet and feature elevator service, full sprinkling and a roof deck. Permits list Bloomtown Holdings LLC as the owner, GRIT Construction as the contractor, and a construction cost of $3.16 million. The Columbia Theatre, as it was originally known, was built in 1911 in a grand Beaux-Arts style. The massive, dramatic marquee and vertical sign that once adorned its front entrance are long gone. Still present, however, is the symmetrical facade with Palladian and oeil-de-boeuf windows, a garland-adorned crown, and a dentil course cornice. Even the elegant bishop’s crook light sconces continue to grace the structure at the second level. The roughly 30-foot-tall building is at once in scale with the avenue’s rowhouses and offers a distinct sense of urbane grandeur.

Permits list a construction cost of $4 million.
