Philly YIMBY’s recent site visit has revealed the completion of construction at a four-story, four-unit condominium at 233 Christian Street in Queen Village, South Philadelphia. The development rises on the north side between South American Street and South 2nd Street, replacing an undistinguished three-story rowhouse. Designed by Gnome Architects and developed by Zatos Investment, the building spans 7,014 square feet and features a basement, full sprinkling and private roof decks. Permits list GRIT Construction as the contractor and a construction cost of $350,000.

Philly YIMBY’s recent site visit reveals that construction work is nearly complete at a three-story, five-unit apartment building at 2710 Ridge Avenue in Brewerytown, North Philadelphia. The development is located on the southwest side of the block between North 27th Street and West Glenwood Avenue. Designed by KCA Design Associates, the structure spans 5,850 square feet and features a basement, full sprinkling and a roof deck. Permits list CRBN LLC as the contractor and a construction cost of $800,000.

The structure is situated on the southeast corner of the intersection of 4th and Titan streets. Designed by Harman Deutsch Ohler Architecture, the building spans 3,902 square feet and features full sprinkling, a cellar, and a roof deck. Permits list Gerard W. Haley and Saxby J. Designed by Casalina Design Group, Inc., the structure replaces a vacant lot on the east side of the block between Cecil B. Moore Avenue and West Montgomery Avenue. The development spans 3,480 square feet of interior space, lending an average of over 1,100 square feet per apartment, and features a cellar and two roof decks with sweeping skyline views. Permits list 2323 Cabot Street LLC as the owner and City Suburban Home Builders as the contractor. Construction costs are specified at $325,000.

Designed by Plato Studio (led by Plato Marinakos, Jr.), the structure will span 3,943 square feet and feature a basement, a roof deck, and full sprinkling. Rowhouse Construction Anticipated at 1238 North Howard Street in Fishtown

In October 2020, Philadelphia YIMBY reported that permits have been filed for a single-family rowhouse at 1238 North Howard Street near the junction of Fishtown and Olde Kensington. Our recent site visit has revealed that no construction has taken place since, though an updated construction permit issued this January indicates that the project is still under development. Designed by Interface Studio Architects and developed by Callahan Ward (which also serves as the contractor), the building will rise three stories plus basement, span 1,539 square feet, and feature a back yard and a roof deck.

Completion Nears at 2525 Frankford Avenue in East Kensington

Construction work is nearing completion at a three-story mixed-use building at 2525 Frankford Avenue in East Kensington. Designed by CANNOdesign, the development replaces a two-story prewar structure on the southeast side of the block between East Cumberland Street and East Sergeant Street. The building spans 5,451 square feet, which includes 846 square feet of ground-level commercial space and the rest subdivided between six residential units. The building will feature full sprinkling and a small bicycle storage space, although, surprisingly, it will lack a roof deck. Permits list Saint Bernard Holding Group as the owner, Doubleday Design as the civil engineer, and GRIT Construction as the contractor. The construction cost is specified at $741,000.

Designed by Scale Design Group, the development will rise three stories and hold 2,164 square feet of interior space. The project will feature full sprinkling, a basement, and a roof deck. Permits list Shawn D. Thomas as the owner and 3027 Darien Street LLC as the contractor.

Philadelphia YIMBY’s recent site visit has revealed that exterior work nears completion at the four-story, ten-unit mixed-use building under construction at 2966-68 Richmond Street in Port Richmond, Kensington. The development rises on the north side of the block between Ann Street and East Indiana Avenue, across from the Interstate-95 aka the Delaware Expressway. Designed by KJO Architecture, the structure will hold 9,745 square feet of space, of which 2,000 square feet will be allocated for commercial (office) space. The remaining 7,745 will be residential, lending an average of just under 775 square feet per unit. The building will be fully sprinkled. Permits list A Frame Management LLC as the contractor and a construction cost of $1.6 million.
