YIMBY Shares Extensive Project Details for 61-Unit Building Proposed at 3618-32 Haverford Avenue in Mantua, West Philadelphia

Earlier this month, Philly YIMBY shared several renderings for a four-story, 61-unit mixed-use development planned at 3618-32 Haverford Avenue in Mantua, West Philadelphia. Designed by Harman Deutsch Ohler Architecture (HDO Architecture) and developed by The HOW Group, the building will rise 45 feet tall, span 60,280 square feet, and offer ground-floor commercial space, two elevators, tenant storage, parking for 22 bicycles, outdoor landscaped space for residents, a roof deck, and a green roof. Today we share an extensive collection of renderings, plans, and diagrams for the proposed building as seen in its Civic Design Review submission.

Renderings Revealed for 3618-32 Haverford Avenue in Mantua, West Philadelphia

Renderings have been revealed for a four-story, 61-unit mixed-use development at 3618-32 Haverford Avenue in Mantua, West Philadelphia. Designed by HDO Architecture, the building, which fronts on Haverford Avenue and Brandywine Street, will hold commercial space on the ground floor. Eight street trees planted along the footprint, enhancing the street presence. 22 bicycle stalls will be included within the the building’s interior, with another eight on the sidewalk. Due to the site’s zoning and location, no parking is required nor is included within the development.

Renderings Revealed for 2507 Almond Street in Olde Richmond, North Philadelphia

Renderings have been revealed for a 155-unit multi-family development at 2507 Almond Street in Olde Richmond, Kensington. Designed by HDO Architecture, the building, which is going before the Civic Design Review, will rise six stories tall and will hold 65 parking spaces, three of which being ADA-compliant and four designed for electric vehicles. There will also be 60 interior bicycle stalls, as well as five more on the sidewalk.

Renderings Revealed for 1649 North 5th Street in Olde Kensington

Renderings have been revealed for a large multi-family development at 1649 North 5th Street in Olde Kensington. Designed by HDO Architecture and developed by the Riverwards Group, the new bundling will rise six stories tall and hold 200 residential units within the structure. The project will incorporate parking for 51 cars and 92 bicycles. The top of the building will feature a green roof and a roof deck.

Construction Underway at 1515 West Stiles Street in Cecil B. Moore, North Philadelphia

A recent site visit has revealed that construction is underway at a four-story, two-family building at 1515 West Stiles Street in Cecil B. Moore, Lower North Philadelphia. The development rises on the north side of the block between North 15th and North 16th streets, a few blocks south of Temple University. Designed by Harman Deutsch Ohler Architecture, the building will span 3,106 square feet and will feature a basement and a roof deck. Permits list the site as a Philadelphia city property and specify Metro Impact, LLC as the contractor.

Construction and Vertical Extension Anticipated at 1501 Fairmount Avenue in Fairmount, Lower North Philadelphia

Last September, Philly YIMBY reported that permits have been issued for the construction of a four-story, 20-unit addition and vertical extension to a prewar Art Deco commercial building at 1501 Fairmount Avenue in Fairmount, Lower North Philadelphia. More than half a year later, our visit revealed no construction progress at the development. Designed by Harman Deutsch Ohler Architecture, the development will add 20,558 square feet of space to the existing building, boosting the total area to 26,025 square feet. The project, which is also known under the address of 1501-05 Fairmount Avenue, will feature 5,467 square feet of commercial space, elevator service, roof decks, parking for seven bicycles, and full sprinkling. Permits list Construct Design Corp. Inc. as the contractor and a construction cost of $2.7 million.

Philly YIMBY’s recent visit observed that demolition has been complete at the site of a proposed four-story, 42-unit mixed-use building at 841-51 South 2nd Street in Queen Village, South Philadelphia. Designed by Harman Deutsch Ohler Architecture, the structure will rise at the northeast corner of 2nd and Christian streets and will span 54,313 square feet, with a plaza at the street corner and retail on the ground floor. The development will feature full sprinkling and a roof deck. Permits list Beck Street LLC as the owner, Indian Harbour Asset Management LLC as the contractor, and a construction cost of $6.79 million.

Construction work is nearing completion at a three-story single-family rowhouse at 1227 South 4th Street in Dickinson Narrows, South Philadelphia. The structure is situated on the southeast corner of the intersection of 4th and Titan streets. Designed by Harman Deutsch Ohler Architecture, the building spans 3,902 square feet and features full sprinkling, a cellar, and a roof deck. Permits list Gerard W. Haley and Saxby J. Harley as the owners and David Schwartz Construction Inc. as the contractor.

Community Vote Upcoming for 191-Unit Development at 1600 Carpenter Street in Graduate Hospital, South Philadelphia

A community vote is anticipated on March 23rd to address a 191-unit mixed-use development proposed at 1600 Carpenter Street in Graduate Hospital, South Philadelphia. Designed by Harman Deutsch Ohler Architecture and developed by Streamline, the complex will replace a suburban-style shopping mall with a stately, traditionally-styled six-story building facing Washington Avenue, which will offer 23,185 square feet of ground-level retail and 131 rental apartments, ranging from studios to two-bedrooms, many of which will rank as affordable housing. To the north, 60 multi-family townhouses will be situated, which will match the scale and the material palette of the surrounding area. The development will boast publicly accessible pedestrian promenades and landscaping, as well as 141 parking spaces, with 119 of those located in an underground garage in the apartment building, and 22 in the townhouses. A Zoom meeting for the project’s approval will be held on March 23rd at 7PM, and prior registration is required. An in-person meeting will also take place at the South of South Neighborhood Association at 1901 Washington Ave, Unit B Phila. PA 19146 (entrance on 19th street), where no registration will be required.
