Permits have been issued for the construction of a seven-story, 195-unit mixed-use building at 933 North Penn Street in Northern Liberties, North Philadelphia, on the Delaware River waterfront. Designed by HDO Architecture, the structure will hold 182,269 square feet of interior space, most of which will be allocated to rental apartments. A garage will provide parking for residents. Roof decks will be accessible through pilot houses. A green roof will also be included at the top of the structure.

Permits have been issued for a 120-unit mixed-use building at 1307 Germantown Avenue in Olde Kensington. Designed by HDO Architecture, the building will rise six stories tall and will feature commercial space on the ground floor. In total, the structure will contain 108,456 square feet of interior space. Construction costs are estimated at $21,171,387.

Renderings Revealed for 1300 North Howard Street in Olde Kensington

Renderings have been revealed for a 112-unit mixed-use development proposed at 1300 North Howard Street in Olde Kensington. Designed by HDO Architecture, the building will stand five stories tall and feature commercial space will be located in the ground floor, with residential units above, as well as 47 parking spaces for building residents (with two being ADA accessible and three more for electric vehicles), space for 40 bicycles, and 20 bike stalls along the sidewalk.

Permits Issued for 110-Unit Building at 1801-59 North American Street in Olde Kensington

Permits have been issued for the construction of a 110-unit mixed-use building at 1801-59 North American Street in Olde Kensington. Designed by HDO Architecture, the building will rise five stories tall, yield 110,772 square feet of space, and will include two commercial spaces at the ground floor in a retail podium. Residential units will be situated above. A common roof deck located atop the second floor, and balconies will offer building residents pleasant outdoor space. The project will include 60 parking spaces, as well as 39 bicycle spaces. The building will also feature a green roof. Tester Construction is listed as the general contractor. Construction costs are estimated at $15.95 million.

Demolition Appears Imminent at Site of Three Mixed-Use Buildings Planned at 711-17 North 7th Street in Northern Liberties, North Philadelphia

In August, YIMBY reported on permits that were issued for the construction of three mixed-use buildings at 711-19 North 7th Street in Northern Liberties, North Philadelphia, which will hold a combined total of 21 apartments. Each structure is planned to stand four stories tall and feature a mix of residential and commercial space, full sprinkling, and a green roof. Building #1 will span a 1,662-square-foot ground footprint, hold 7,220 square feet of interior space, include five residential units, and cost $866,400 to build. Buildings #2 and #3 will each rise from a 2,407-square-foot ground footprint, hold 10,504 square feet of space, feature eight residential units, and cost $1.26 million to construct. Our recent visit to the site, which took place three months after the initial filing, reveals signs that demolition may begin soon. For each of the filings, permits list T & C Fairmount LLC as the owner, Brett Harman of Harman Deutsch Ohler Architecture as the design professional, and Qi Wei Chen as the contractor.

Permits Issued for 96-Unit Building at 7165 Keystone Street in Tacony, Northeast Philadelphia

Permits have been issued for the construction of a five-story, 96-unit residential building at 7165 Keystone Street in Tacony, Northeast Philadelphia. The plan appears to be a slight downgrade from the six-story, 102-unit development submitted to the Civic Design Review last year and covered in our October article, but since the siting and scale generally remain very similar, we are displaying them here to give the reader an idea of the overall development. In addition to residences, the project will also include a 11,208-square-foot commercial component. Permits list 7165 Keystone Investments as the owner, Brett Harman of Harman Deutsch Ohler Architecture as the design professional, and High Tower Penn as the contractor. Construction costs are listed at $15 million.

Permits have been issued for the construction of a four-story, 42-unit mixed-use building at 841-51 South 2nd Street in Queen Village, South Philadelphia. The development will span an entire city block, replacing a small suburban-style strip mall, and will feature commercial space, full sprinkling, and a roof deck. The will almost certainly offer dramatic skyline views due to the building’s future prominence above the neighborhood. The project’s total area is planned at 54,313 square feet. Permits list Beck Street LLC as the owner, Brett Harman of Harman Deutsch Ohler Architecture as the designer, and Indian Harbour Asset Management LLC as the contractor. Construction costs are listed at $6.79 million.

Renderings have been revealed for a 196-unit multi-family development at 933 North Penn Street in Northern Liberties, North Philadelphia. Designed by HDO Architecture, the building will rise seven stories tall and will include space for 57 cars and 66 bicycles. The building will feature a modern exterior that will feature brick at the ground floor, with white cladding at the upper floors, paired with black panels by the windows.

Designed by Harman Deutsch Ohler Architecture and developed by Streamline, the project will consist of 11 homes. Each will rise four stories tall and contain just under 2,600 square feet of interior space. Costs are estimated at $289,592 per townhouse.

Work Underway at 4442 Ridge Avenue in East Falls, Northwest Philadelphia

Work is underway on 4442 Ridge Avenue, a 136-unit mixed-use development located in East Falls, Northwest Philadelphia. YIMBY first shared the development with readers in January, when permits were issued for the building’s construction. Designed by HDO Architecture, the 174,544-square-foot structure will rise six stories tall, with a commercial space on the ground floor fronting Ridge Avenue. Parking will also be situated on the ground floor with additional spaces to be situated underground.
