Permits have been issued for the construction of a three-story, five-unit mixed-use building at 2233-35 Germantown Avenue in North Philadelphia East. The development will replace a two-story commercial structure on the west side of the block between West Susquehanna and West Dauphin streets. Designed by HDO Architecture, the structure will span 9,614 square feet and feature ground-level retail space, a cellar, and a roof deck. Permits list Liu Construction as the contractor and indicate a construction cost of $950,000.

Permits have been issued for the construction of a three-story, three-unit apartment building at 650 Brooklyn Street in Haverford North, West Philadelphia. The project will replace a vacant lot on the west side of the block between Wallace Street and Fairmount Avenue. Designed by HDO Architecture, the structure will span 2,778 square feet and will feature a cellar and a roof deck. Permits list Olympia Construction as the contractor and specify a construction cost of $250,000.

Permits Issued for 3418 H Street in Harrowgate, Kensington

Permits have been issued for the construction of a three-story, four-unit apartment building at 3418 H Street in Harrowgate, Kensington. The development will replace a single-story garage situated on the southwest corner of the intersection of East Russell and H streets. Designed by Harman Deutsch Ohler Architecture, the building will span 3,640 square feet, lending an average of 910 square feet per unit, and will feature a cellar. Permits list RDM Builders as the contractor and a construction cost of $414,523.20.

Permits have been issued for the construction of a four-story, 16-unit condominium building at 34 North 40th Street in West Powelton, West Philadelphia. Designed by Harman Deutsch Ohler Architecture, the new building will span 4,222 square feet and feature a cellar and a roof deck. Construction costs are listed at $2.12 million.

Still No Construction Progress at 1731 Washington Avenue in Graduate Hospital, South Philadelphia

A recent site visit by Philly YIMBY shows that, a year and a half after permit issue, construction has still not begun at a four-story, 18-unit development proposed at 1731 Washington Avenue in Graduate Hospital, South Philadelphia. Our photographs show no new progress at the site bound by Washington Avenue to the south, South Bouvier Street to the east, and South 18th Street to the west. Designed by Harman Deutsch Ohler Architecture, the building will span 36,336 square feet and will feature ground-level commercial space, elevator service, balconies, a roof deck, and 24 parking spaces (20 of which are listed as mechanical, i.e. automated), as well as storage for 21 bicycles. Permits list Mik Mar Associates as the contractor and a construction cost of $3.6 million.

YIMBY Shares Extensive Renderings and Diagrams for 2507 Almond Street in Olde Richmond, Kensington

Recently, Philadelphia YIMBY shared several renderings of a six-story, 155-unit residential building proposed at 2507 Almond Street in Olde Richmond, Kensington, as revealed in a Civic Design Review submission. Today we share an extensive collection of plans, renderings, and diagrams for the development. Designed by Harman Deutsch Ohler Architecture, the building will span 154,677 square feet and will offer elevator service, balconies in select units, parking for 65 cars (including three ADA and three electric vehicle spaces) and 60 bicycles (plus five sidewalk stalls), a roof deck, and a green roof.

Earlier this month, Philly YIMBY shared several renderings for a four-story, 61-unit mixed-use development planned at 3618-32 Haverford Avenue in Mantua, West Philadelphia. Designed by Harman Deutsch Ohler Architecture (HDO Architecture) and developed by The HOW Group, the building will rise 45 feet tall, span 60,280 square feet, and offer ground-floor commercial space, two elevators, tenant storage, parking for 22 bicycles, outdoor landscaped space for residents, a roof deck, and a green roof. Today we share an extensive collection of renderings, plans, and diagrams for the proposed building as seen in its Civic Design Review submission.

Renderings Revealed for 3618-32 Haverford Avenue in Mantua, West Philadelphia

Renderings have been revealed for a four-story, 61-unit mixed-use development at 3618-32 Haverford Avenue in Mantua, West Philadelphia. Designed by HDO Architecture, the building, which fronts on Haverford Avenue and Brandywine Street, will hold commercial space on the ground floor. Eight street trees planted along the footprint, enhancing the street presence. 22 bicycle stalls will be included within the the building’s interior, with another eight on the sidewalk. Due to the site’s zoning and location, no parking is required nor is included within the development.

Renderings Revealed for 2507 Almond Street in Olde Richmond, North Philadelphia

Renderings have been revealed for a 155-unit multi-family development at 2507 Almond Street in Olde Richmond, Kensington. Designed by HDO Architecture, the building, which is going before the Civic Design Review, will rise six stories tall and will hold 65 parking spaces, three of which being ADA-compliant and four designed for electric vehicles. There will also be 60 interior bicycle stalls, as well as five more on the sidewalk.
