The Number 28 Spot on Philly YIMBY’s First Anniversary Countdown Goes to Washington Square West

Philadelphia YIMBY’s ongoing countdown, which looks at the 31 most frequently listed article categories over the course of the past year in honor of our first anniversary, finds Washington Square West in the 28th place, with at least 29 publications mentioning the neighborhood in its tags. Much like Rittenhouse Square, which we recently covered in the countdown, this Center City neighborhood is already well-established and densely built out. As such, instead of a pronounced development boom, it owes its high ranking to our consistent coverage of a handful of notable developments, particularly Arthaus at 311 South Broad Street. Although we have also covered several minor projects in the area, today we are taking a look at some of the most dramatic developments that will alter the local skyline.

Architectural models and renderings are a convenient way for the architects and developers to give the public a glimpse at what planned buildings will look like. Residential skyscrapers are particularly notable for displaying detailed architectural models in their showrooms, as a means to show off and advertise the units along with the amenity space. Designed by Solomon Cornwell Buenz and developed by Southern Land Company, The Laurel Rittenhouse is a 599-foot-tall, 48-story residential skyscraper under construction at 1911 Walnut Street in Rittenhouse Square, Center City. In this publication, Philadelphia YIMBY looks at the physical model of The Laurel Rittenhouse, which is located in the building’s sales gallery.

Permits Issued for 139 North 23rd Street in Logan Square, Center City

Permits have been issued for the construction of a 115-unit multi-family building at 139 North 23rd Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group, the building will rise four stories tall and will feature a roof deck with a green roof. In total, the building will hold 122,576 square feet of space. The developer was permitted to include the higher-than-standard unit count through the utilization of green roof and mixed-income density bonuses. A below-grade garage will hold 42 parking spaces. Construction costs are estimated at $35 million.

In contrast to smaller developments, major skyscraper projects are backed by large teams, which include promotion staff and sales galleries that are open to the public, many with physical models of the building exterior and interiors. Arthaus is a 542-foot-tll condominium under construction at 311 South Broad Street in Center City. Designed by Kohn Pedersen Fox and developed by Dranoff Properties, the tower rises 47 stories and will include 108 residential units, with leasing currently underway. In this publication, Philadelphia YIMBY takes a look at a physical model of the skyscraper, which stands at the sales gallery located at the northeast corner of the ground floor of the Symphony House.

Philly YIMBY Launches Its First Anniversary Countdown by Looking at Rittenhouse Square and Brewerytown

A year ago, the start of August marked the launch of Philadelphia YIMBY. We were excited to extend New York YIMBY’s years-long legacy of covering architecture, construction, and development to the City of Brotherly Love. Since that time, our staff has shared over 1,000 articles, covering a wide variety of topics that were cataloged into more than 1,800 categories. In celebration of Philly YIMBY’s first anniversary, we look at our most frequently tagged categories in a month-long series of articles that will run as a countdown that starts with the 31th most-popular category and will run until it hits number one. Today we begin our countdown by looking at Rittenhouse Square and Brewerytown, the two categories tied for the 31st place.

Over the past year, Philadelphia YIMBY has showcased the skyline on a constant basis, which has seen nearly a decade of constant construction. A number of projects have spawned all around the city, producing massive growth. Center City of course receives the most developments, as it is the busiest neighborhood. Other nearby neighborhoods are also joining in on the growth, such as University City. In this feature, Philadelphia YIMBY compares sections of the Philadelphia skyline via photographs taken this and last year.

Looking Back at the Former Proposal to Make the Statue of William Penn Atop City Hall Revolve

The 37-foot-tall statue of William Penn atop the City Hall clock tower brings the structure to a full height of 548 feet. As YIMBY discussed in yesterday’s story, the intended south-facing direction of the statue, crafted by sculptor Alexander Milne Calder, was changed at the last minute, and for nearly 127 years the figure has faced northeast. In this feature, Philadelphia YIMBY looks back at the onetime proposal to have the statue revolve around its axis so it could gaze upon the entire city.

The statue of William Penn has stood at the very top of Philadelphia City Hall in Center City for well over a hundred years, facing northeast. The large figure of the Quaker was crafted by sculptor Alexander Milne Calder, who also produced the smaller statues just above the clock house and around the entire building. The 548-foot-tall Philadelphia City Hall was designed by John McArthur Jr. and Thomas Ustick Walter, renown architects of their time. In this feature, Philadelphia YIMBY takes a look back at the original southern direction the statue was supposed to face and at the subsequent change.

YIMBY Presents Massing Renderings Of The Unfinished PSFS Building Design

Over the past few months, YIMBY has shared multiple publications on the PSFS Building covering its history and the process of the skyscraper’s design stage. The building is located at 1200 Market Street in Market East, Center City. Depending on the design, the structure may have ended up looking very differently if one of the past iterations went through. The building was designed by George Howe and William Edmond Lescaze, who originally weren’t partnered when George Howe created the first design. In this feature, Philadelphia YIMBY presents massing renderings of the PSFS Building when the design was nearly finalized, yet still unfinished.

One Liberty Place Lighting Nearly Complete with Upcoming Event in Center City

Over the course of the past few months, an upgrade of the decorative lighting system has been in progress at One Liberty Place at 1650 Market Street in Center City, where the light strips that highlight the angled top of the tower are being reworked. Designed by Helmut Jahn of Murphy/Jahn and developed by Rouse and Associates, the two massive skyscrapers of Liberty Place were the first in the Philadelphia skyline to boldly break past the informal 548-foot height limit established by the tower of City Hall nearly a century earlier.
