Norris Square Ranks at Number 27 on Philly YIMBY’s First Anniversary Countdown

The 27th place in Philadelphia YIMBY’s First Anniversary Countdown, which aggregates the 31 most frequently listed article categories over the course of the past year, goes to Norris Square. The North Philadelphia neighborhood featured in at least 29 articles during the period. Unlike most neighborhoods that have been featured in the Countdown so far, such as Washington Square West, Francisville, Rittenhouse Square, and Brewerytown, Norris Square does not boast many headline-making marquee projects with flashy renderings. Instead, the district earned its rank through our coverage of its numerous smaller-scale, low- and mid-rise residential proposals, which is the kind of low-key development that comprises much of the city’s ongoing revival. Today we look at some of the most outstanding projects on the drawing boards within the district.

Permits Issued for 22-Unit Building at 2226-34 North Front Street in Norris Square, North Philadelphia

Permits have been issued for the construction of a 22-unit mixed-use development at 2226-34 North Front Street in Norris SquareNorth Philadelphia. Upon completion, the new building will rise five stories and 55 feet high. A commercial space will be situated on the ground floor and green roof will be located at the pinnacle of the building. The green roof was included in the project to utilize a density bonus that will allow a higher number of residential units. Eight bicycle spaces will also be included in the project. In total, the building will hold 18,277 square feet of space, with construction costs estimated at $2,741,550.

Permits have been issued for the construction of a three-unit multi-family building at 2238 North 2nd Street in Norris Square, North Philadelphia. Permits state that the building will hold 3,322 square feet of space and cost an estimated $525,000 to construct.

Permits Issued for Eight-Unit Building at 203-09 Diamond Street in Norris Square

A permit has been issued for the construction of a four-story, eight-unit residential building at 203-09 Diamond Street in Norris Square. The structure will replace a vehicle maintenance facility located at the northeast corner of Diamond Street and North Philip Street. The structure will rise from a 2,304-square-foot footprint and will contain 11,520 square feet of floor space. Permits list Blackrock Capital LLC as the owner, Nicholas Coulter of KCA Design Associates, LLC as the architect, and Adam Pearlman as the contractor. Construction is expected to cost $800,000.
