Construction work is nearing completion at a three-story single-family rowhouse at 1227 South 4th Street in Dickinson Narrows, South Philadelphia. The structure is situated on the southeast corner of the intersection of 4th and Titan streets. Designed by Harman Deutsch Ohler Architecture, the building spans 3,902 square feet and features full sprinkling, a cellar, and a roof deck. Permits list Gerard W. Haley and Saxby J. Harley as the owners and David Schwartz Construction Inc. as the contractor.

Philadelphia YIMBY Catalogs New Single-Family Developments

Following the logical descending order of Philadelphia YIMBY’s ongoing “category spotlight” series, which looks at some of the new article categories we introduced at the start of the year, the final category among the unit-count groups goes to new single-family houses. When possible, we tend to focus on larger development, yet to property reflect the reality of the city’s real estate market, on occasion we cover a few of the numerous single-family projects that are proposed, under construction, and recently completed around the city. In his brilliant 2019 book The North Atlantic Cities, author Charles Duff calls Philadelphia as the greatest rowhouse city in the United States, putting it ahead of behemoths such as New York, Boston, and Baltimore. As most of the newly-built single-family houses are of the rowhouse variety, this category highlights the city’s enduring centuries-old vernacular tradition even if much of this new construction is styled in a contemporary manner. Construction Underway at Single-Family Dwelling at 1512 North 25th Street in Brewerytown, North Philadelphia

Construction is well underway at a three-story single-family rowhouse at 1512 North 25th Street in Brewerytown, North Philadelphia. The project replaces a vacant lot on the west side of the block between Jefferson Street and West Oxford Street. Designed by Plato Studio (led by Plato Marinakos, Jr.), the structure will span 3,943 square feet and feature a basement, a roof deck, and full sprinkling. Rowhouse Construction Anticipated at 1238 North Howard Street in Fishtown

In October 2020, Philadelphia YIMBY reported that permits have been filed for a single-family rowhouse at 1238 North Howard Street near the junction of Fishtown and Olde Kensington. Our recent site visit has revealed that no construction has taken place since, though an updated construction permit issued this January indicates that the project is still under development. Designed by Interface Studio Architects and developed by Callahan Ward (which also serves as the contractor), the building will rise three stories plus basement, span 1,539 square feet, and feature a back yard and a roof deck.

Site Cleared for Townhouse Complex at 2600-40 East Hagert Street in Olde Richmond, Kensington

A recent site visit by Philadelphia YIMBY revealed that a plot of land has been cleared and partially excavated at 2600-40 East Hagert Street in Olde Richmond, Kensington, where an townhouse complex is proposed. The development replaces a large grass lot bound by East Hagert Street to the northeast, Almond Street to the northwest, and East Boston Street to to the southwest. Designed by Harman Deutsch Ohler Architecture and developed by Streamline, the project will offer 11 four-story townhouses, each spanning 2,488 square feet. Permits list M.Y.L. Corp. as the owner and Shawn Bullard as the contractor.

Construction Not Yet Started at 1328 South 31st Street in Grays Ferry, South Philadelphia

In fall 2020, YIMBY reported that permits have been filed for the construction of a single-family townhouse at 1328 South 31st Street in Grays Ferry in South Philadelphia. The building will replace a vacant lot on then west side of the block between Wharton Street and Reed Street. Designed by Scale Design Group, the development will rise three stories and hold 2,164 square feet of interior space. The project will feature full sprinkling, a basement, and a roof deck. Permits list Shawn D. Thomas as the owner and 3027 Darien Street LLC as the contractor.

Single-Family Rowhouse Complete at 2141 Catharine Street in Graduate Hospital, South Philadelphia

Philly YIMBY’s recent site visit has confirmed the completion of a three-story single-family rowhouse at 2141 Catharine Street in Graduate Hospital, South Philadelphia. The property replaces a two-story prewar rowhouse on the north side of the block between South 21st and South 22nd streets. The structure features full sprinkling, a basement, and a roof deck. Permits list Aston Enterprises LLC as the owner, David P. McArthur as the architect, and Montebello Homes as the contractor.

Completion Nears at Single-Family Rowhouse at 1602 South 13th Street in East Passyunk, South Philadelphia

Philly YIMBY recently visited the construction site of the single-family rowhouse at 1602 South 13th Street in East Passyunk, South Philadelphia, and discovered that work is nearing completion at the three-story structure. The building rises on the west side of the block between Tasker and Morris streets, one house away from the intersection of 13th and Tasker streets. The development involves a near-complete overhaul of an existing rowhouse, which will increase the size of the structure from 2,685 to 2,870 square feet. Permits list Dennis Du and Khoa D. Du as owners, Toner Architects as the designer, and James DeSimone of DeSimone Contracting as the contractor. Construction costs are specified at $200,000.

Construction Complete at Three-Story Rowhouse at 539 West Berks Street near Temple University in North Philadelphia East

In August 2020, Philly YIMBY reported that a zoning permit has been filed for the construction of a three-story single-family rowhouse at 539 West Berks Street near Temple University in North Philadelphia East. More than a year later, the structure stands complete. The three-bedroom, three-bathroom residence was sold last December for $500,000. The structure replaces a vacant lot on the north side of the block between North 5th and North 6th streets and holds 3,416 square feet of interior space. Features include a basement and a roof deck, which offers largely unobstructed views of the surrounding area. Permits list V2 Properties Entity 6 LL as the owner, Plato Marinakos as the design professional, and V2 Properties Construction Management LLC as the contractor.

The structure replaces a vacant site at the northeast corner of Sough 4th and Sigel streets and includes a cellar and a roof deck, which likely offers open vistas due to the building’s relatively prominent height. Permits list Enam Abazi as the owner and Gezim Kupa as the contractor. The construction cost is specified at $120,000.
