A recent site visit by Philadelphia YIMBY revealed that a plot of land has been cleared and partially excavated at 2600-40 East Hagert Street in Olde Richmond, Kensington, where an townhouse complex is proposed. The development replaces a large grass lot bound by East Hagert Street to the northeast, Almond Street to the northwest, and East Boston Street to to the southwest. Designed by Harman Deutsch Ohler Architecture and developed by Streamline, the project will offer 11 four-story townhouses, each spanning 2,488 square feet. Permits list M.Y.L. Corp. as the owner and Shawn Bullard as the contractor.

In fall 2020, YIMBY reported that permits have been filed for the construction of a single-family townhouse at 1328 South 31st Street in Grays Ferry in South Philadelphia. The building will replace a vacant lot on then west side of the block between Wharton Street and Reed Street. Designed by Scale Design Group, the development will rise three stories and hold 2,164 square feet of interior space. The project will feature full sprinkling, a basement, and a roof deck. Permits list Shawn D. Thomas as the owner and 3027 Darien Street LLC as the contractor.

Philly YIMBY’s recent site visit has confirmed the completion of a three-story single-family rowhouse at 2141 Catharine Street in Graduate Hospital, South Philadelphia. The property replaces a two-story prewar rowhouse on the north side of the block between South 21st and South 22nd streets. The structure features full sprinkling, a basement, and a roof deck. Permits list Aston Enterprises LLC as the owner, David P. McArthur as the architect, and Montebello Homes as the contractor.

Philly YIMBY recently visited the construction site of the single-family rowhouse at 1602 South 13th Street in East Passyunk, South Philadelphia, and discovered that work is nearing completion at the three-story structure. The building rises on the west side of the block between Tasker and Morris streets, one house away from the intersection of 13th and Tasker streets. The development involves a near-complete overhaul of an existing rowhouse, which will increase the size of the structure from 2,685 to 2,870 square feet. Permits list Dennis Du and Khoa D. Du as owners, Toner Architects as the designer, and James DeSimone of DeSimone Contracting as the contractor. Construction costs are specified at $200,000.

More than a year later, the structure stands complete. The three-bedroom, three-bathroom residence was sold last December for $500,000. The structure replaces a vacant lot on the north side of the block between North 5th and North 6th streets and holds 3,416 square feet of interior space. Features include a basement and a roof deck, which offers largely unobstructed views of the surrounding area. In October 2020, Philly YIMBY reported that permits have been filled for a three-story single-family rowhouse at 2028 Dorrance Street in West Passyunk, South Philadelphia. Our recent site visit revealed that, since that time, the wood-framed structure has been assembled, rising prominently over its two-story prewar neighbors. The structure rises from a 525-square-foot footprint and spans 1,529 square feet. The building will include a basement and a roof deck, which, given the structure’s prominence, will offer unobstructed views of the Center City skyline. Permits list Elle TY Woods and Godze Yilmaz as the owners, with the latter also listed as the contractor (as Godze Yilmaz Inc.). The total cost of construction work is specified at $133,000, of which $100,000 is allocated for general construction, $14,000 for plumbing work, $10,000 for mechanical work, and $9,000 for electrical work.

The structure rises on the east side of the block between Dickinson and Tasker streets, spanning a footprint of 518 square feet. The structure’s prominence above its predominantly two-story neighbors means that its roof deck offers relatively open views of the skylines of Center City and University City. Permits list Standard Development LLC as the owner, Maher Abdelaal as the design professional, and Clifford Lasky of BFR Construction LLC as the contractor. The total construction cost is listed at $241,000, with $212 for general construction, $12,000 for plumbing work, $9,000 for mechanical work, and $8,000 for electrical work.

Six Residential Buildings Complete at 2141 through 2153 Cross Street in Point Breeze, South Philadelphia

As Philadelphia’s ongoing renaissance is generating new growth throughout centrally located neighborhoods, the development boom is spreading to adjacent communities that have long been neglected by real estate developers. A prime example of this phenomenon may be found at the 2100 block of Cross Street in the Point Breeze neighborhood in South Philadelphia. In the past few years, the narrow and seemingly nondescript street, with a roadway measuring just around 14 feet wide, has seen a major influx of new development, both in the form of ground-up construction and vertical additions to existing buildings. YIMBY’s recent site visit has revealed that, over the course of the past year or so, construction has been completed at a back-to-back series of structures spanning from 2141 through 2153 Cross Street, undertaken by two different sets of developers and contractors. The buildings offer a total of eight residential units as well as retail space.
