Completion Nears at 80 East Sharpnack Street in Mount Airy, Northwest Philadelphia

A recent site visit by Philly YIMBY has revealed that construction work is nearing completion at a townhouse complex at 80 East Sharpnack Street in Mount AiryNorthwest Philadelphia. The six attached single-family dwellings are situated along Magnolia Street, although the site’s location at the corner of Sharpnack Street gives the project an address at the latter. Designed by Ruggiero Plante Land Design, with ANC Builders Inc. as the contractor, each building rises three stories tall and spans 2,238 square feet, with a height measuring 38 feet to the main roof and 48 feet to the top of the pilot house. The rowhouses share a common rear drive aisle, which provides access to in-building garages.

Construction work is nearing completion at a three-story single-family rowhouse at 1227 South 4th Street in Dickinson Narrows, South Philadelphia. The structure is situated on the southeast corner of the intersection of 4th and Titan streets. Designed by Harman Deutsch Ohler Architecture, the building spans 3,902 square feet and features full sprinkling, a cellar, and a roof deck. Permits list Gerard W. Haley and Saxby J. Harley as the owners and David Schwartz Construction Inc. as the contractor.

Philadelphia YIMBY Catalogs New Single-Family Developments

Following the logical descending order of Philadelphia YIMBY’s ongoing “category spotlight” series, which looks at some of the new article categories we introduced at the start of the year, the final category among the unit-count groups goes to new single-family houses. When possible, we tend to focus on larger development, yet to property reflect the reality of the city’s real estate market, on occasion we cover a few of the numerous single-family projects that are proposed, under construction, and recently completed around the city. In his brilliant 2019 book The North Atlantic Cities, author Charles Duff calls Philadelphia as the greatest rowhouse city in the United States, putting it ahead of behemoths such as New York, Boston, and Baltimore. As most of the newly-built single-family houses are of the rowhouse variety, this category highlights the city’s enduring centuries-old vernacular tradition even if much of this new construction is styled in a contemporary manner. The project replaces a vacant lot on the west side of the block between Jefferson Street and West Oxford Street. Designed by Plato Studio (led by Plato Marinakos, Jr.), the structure will span 3,943 square feet and feature a basement, a roof deck, and full sprinkling. Rowhouse Construction Anticipated at 1238 North Howard Street in Fishtown

In October 2020, Philadelphia YIMBY reported that permits have been filed for a single-family rowhouse at 1238 North Howard Street near the junction of Fishtown and Olde Kensington. Our recent site visit has revealed that no construction has taken place since, though an updated construction permit issued this January indicates that the project is still under development. Designed by Interface Studio Architects and developed by Callahan Ward (which also serves as the contractor), the building will rise three stories plus basement, span 1,539 square feet, and feature a back yard and a roof deck.
