Construction Not Yet Started at 1212-16 North Delaware Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has discovered that construction work has not yet started at a six-story mixed-use structure proposed at 1212-16 North Delaware Avenue in Fishtown. Situated on the north side of the block between Marlborough Street and East Columbia Avenue, he building will feature commercial space at the ground floor and 48 apartments above. In total, the new building will hold 41,538 square feet of space. The project will include a roof deck and 12 off-site parking spaces for building residents, one of which will be reserved for car sharing, as well as 16 bicycle spaces. Permits list Janice Woodcock as the design professional and GMT Associates, Inc. as the contractor. Construction costs are specified at $6.5 million.

Permits Issued for The Frankford at 1120 Frankford Avenue in Fishtown

Permits have been issued for the construction of The Frankford, a six-story, 107-unit mixed-use residential and retail development planned at 1120 Frankford Avenue (alternately 1120-36 Frankford Avenue Parcel H) in Fishtown. The project spans a through-block lot between Frankford Avenue and Dunton Street, half a block south of Girard Avenue. Designed by BLT Architects, the building will hold 87,200 square feet, of which around more than 10,000 square feet will account for retail on the two lower floors. Permits list US Construction as the contractor and specify a construction cost of $15 million.

Foundations Underway at 1118 North Front Street in Northern Liberties, North Philadelphia

A recent site visit by Philly YIMBY has revealed that construction is underway at a seven-story, 47-unit building at 1118 North Front Street near the confluence of Northern Liberties and Fishtown. Designed by BLT Architects, the building will rise on the west side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will take up a footprint of 6,920 square feet and will hold 44,090 square feet of interior space, with just over 900 square feet per average unit. The property will also offer ground-level commercial space, which will positively contribute to the local commercial corridor. The building will be fully sprinkled. Permits list US Construction Inc. as the contractor. Construction costs are stated at $7.04 million.

A recent site visit by Philly YIMBY has documented the current construction status at a six-story, 47-unit project at 1131-39 North Front Street, at the junction of Northern Liberties and Fishtown. The building will be situated on the east side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will span a ground footprint of 10,200 square feet and will contain 32,223 square feet of interior space, translating into just under 700 square feet per average unit, and will include ground-level commercial space. Building features include full sprinkling and a roof deck, which will offer ample views of the neighborhood’s rapidly growing skyline. Permits list Front Street Two LLC as the owner, Brian Phillips as the design professional, and Callahan & Ward Properties LLC as the contractor. Construction costs are stated at $5.4 million.

Development Anticipated at 1700 North Front Street in Fishtown

Last August, YIMBY shared renderings for a five-story, 204-unit development proposed at 1700 North Front Street in FishtownKensington. More than half a year later, no construction permits have yet been filed nor has any construction activity taken place, as confirmed by our recent site visit. Designed by NORR, the 172,844-square-foot building will offer 123,218 square feet of residential space, which will be split between 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite. The project will also feature 16,429 square feet of retail and parking for 70 bicycles.
