Demolition Progresses at 1700-30 North Howard Street in Olde Kensington

Demolition work is making steady headway at 1700-30 North Howard Street in Olde Kensington. Designed by Coscia Moos Architecture, the newly renovated and expanded building will rise six stories, with an attractive commercial space on the ground floor in the existing industrial structure. The development will hold 103 residential units and parking for 35 cars and 50 bicycles. In total, the structure will hold 90,405 square feet of space. Construction work will cost an estimated $13.8 million.

Permits have been issued for the construction of a six-story mixed-use building at 1212-16 North Delaware Avenue in Fishtown, Kensington. The building will feature commercial space at the ground floor and 48 apartments above. In total, the new building will hold 41,538 square feet of space. The project will include a roof deck and 12 off-site parking spaces for building residents, one of which will be reserved for car sharing, as well as 16 bicycle spaces. Permits list Janice Woodcock as the design professional and GMT Associates, Inc. as the contractor. Construction costs are estimated at $6.5 million.

Permits have been issued for the construction of a 20-unit mixed-use condominium building at 1324-38 Frankford Avenue in Fishtown, Kensington. The new building will rise four stories tall and will feature commercial space at the ground floor. A roof deck and a green roof will be situated at the top. The structure will span a total of 21,472 square feet of space.

Designed by JKRP Architects, the new building will feature 107 residential units, with a roof deck situated atop the structure. The basement will hold parking for 28 cars and 47 bicycles. In total, the building will contain 104,160 Square feet of space. Construction costs are estimated at $21.5 million.

Philly YIMBY’s recent site visit found construction well underway at the six-story, 45-unit residential building at 1805 North Howard Street in Fishtown, Kensington. Located on a mid-block site between West Montgomery Avenue and West Berks Street, a short block west of the Berks Street Station on the Market-Frankford Line, the project will feature artist studios on the ground floor, as well as parking for 14 cars and 15 bicycles. The permits, issued in January 2020, list a project area of 36,802 square feet, Bottos Construction Inc. as the contractor, and a construction cost of $8 million.

Designed by CANNOdesign, the development’s vertical addition will bring its height to five floors. Commercial space will be included on the ground floor and a green roof will be situated at the top. In total, the building will hold 58,134 square feet of space. Construction costs are estimated at $8.9 million.

Designed by KJO Architecture, the development will hold 23,741 square feet of space and feature commercial space on the ground floor with 12 residential units on the floors above, each being a two-bedroom apartment. A pilot house will provide access to a roof deck at the top of the building. Construction cost is listed at just under $2.4 million.

Permits have been issued for the construction of an eight-story, 63-unit mixed-use building at 31 East Columbia Avenue in Fishtown, Kensington. Designed by SITIO Architecture + Urbanism, the building will feature total 67,342 square feet of floor area, commercial space on the ground floor as well as nine off-street parking spaces will also be included with the project, of which one will be accessible and three reserved for car sharing. A total of 30 bicycle spaces will also be included. Construction costs are estimated at $13,000,000.

Completion Nears at Nine-Unit Townhouse Complex at 2001-13 Abigail Street in Fishtown

A nine-unit townhouse complex is nearing the final stages of construction at 2001-13 Abigail Street in Fishtown. Designed by Gnome Architects and developed by Catalyst City Development, the complex will feature a refined red brick facade that echoes classic Philadelphia rowhouses, combined with large modern windows with industrial-style black trim. Each townhouse will feature a private roof deck, and some will include private parking.
