Permits have been issued for the construction of a three-story mixed-use building at 2104 Franklin Street in North Philadelphia East. The mixed-use development will consist of ground-floor commercial space and two residences above, and will replace a vacant lot located just to the north of the intersection of Franklin and Diamond streets. The site sits near the Temple University campus, which is located within a five- to ten-minute walk to the west. The wood-framed structure will span a ground footprint of 1,312 square feet and will offer 2,488 square feet of interior space. Features include full sprinkling, a rear deck, and a roof deck, which promises to offer open skyline views. Permits list 4 Castle LLC as the owner, Anthony Maso as the design professional, and Kumas Homes LLC as the contractor. Construction costs are specified at $300,000.

Renderings have been revealed for a 60-unit mixed-use development at 2213-33 North Front Street in East Kensington. Designed by Cadre Design, the new building will stand seven stories tall, with commercial space on the ground floor. No parking is included in the plan.

Permits have been issued for the construction of a three-story, 43-unit mixed-use building at 912-22 Locust Avenue in East Germantown, Northwest Philadelphia, just north of LaSalle University. The structure will stand on a 21,272-square-foot lot on the southeast side of the block between Boyer and Devon streets, rising from a 10,800-square-foot footprint and holding 32,235 square feet of interior space. The development will include two commercial spaces, a cellar, and accessory storage space (to which the permits allocate a whopping 10,745 square feet). Permits list Bobby and Joyce M. Spears as the owners, RSG Management, LLC as the contractor, and a construction cost of $1.5 million.

While the Philadelphia skyline is growing upward, it is also extending further outward with new proposals. Cathedral Square, a development consisting of two skyscrapers, is on its way up in the Logan Square neighborhood in Center City, with the first tower already under construction at 1701 Race Street. Just to the north, Two Cathedral Square will soon stand 470 feet and 34 stories tall at 227 North 18th Street. The tower was designed by Solomon Cordwell Buenz and developed by Exter Property Group and the Archdiocese of Philadelphia.

Construction work is making significant headway on The Cecil, a mixed-use development under construction at 1641-45 North 2nd Street in Olde Kensington, North Philadelphia. Designed by CANNOdesign and developed by R+M Development Partners and BKP Development Group, the building will rise five stories tall, with commercial space on the ground floor and 20 residential units above. Designed by Stuart Rosenberg Architects and developed by Brick Capital, the building rises six stories tall, and will feature two ground-floor commercial spaces, as well as 32 parking spaces. Amenities will include a fitness center and a roof deck, which promises to offer extensive skyline views.

Demolition Progresses at 1700-30 North Howard Street in Olde Kensington

Demolition work is making steady headway at 1700-30 North Howard Street in Olde Kensington. Designed by Coscia Moos Architecture, the newly renovated and expanded building will rise six stories, with an attractive commercial space on the ground floor in the existing industrial structure. The development will hold 103 residential units and parking for 35 cars and 50 bicycles. In total, the structure will hold 90,405 square feet of space. Construction work will cost an estimated $13.8 million.

Demolition Pending at Site of Slender 11-Story High-Rise at 1208 Chestnut Street in Midtown Village, Center City

A slender, 49-unit apartment building is set to rise at 1208 Chestnut Street in Midtown Village, Center City. However, although demolition permits have been issued for the dilapidated three-story structure currently occupying the property, YIMBY’s recent site visit revealed that no demo work has yet taken place. Designed by SgRA and developed by Michael Alhadad, the building will span a narrow, through-block lot on the block between South 12th and South 13th streets, stretching north-south from Chestnut Street to Sansom Street. The building will span 51,436 square feet and will feature a basement, ground-floor commercial space, full sprinkling, and a roof deck. Permits list Christian A. Sanchez as the contractor and a construction cost of $5.5 million.

A few years ago, circa 2019, plans were announced for a 14-story, 86-room hotel to rise at 122 South 11th Street in Midtown Village, Center City. Since that time, progress on the project has been moving at a snail’s pace, which may be explained by economic uncertainty and a hospitality industry crisis that rolled in the following year. Still, development appears to be ongoing, both in terms of filing activity and on-site action, minimal as it may be. Our recent site visit revealed that the joined pair of low-rise buildings that stands at the site has not yet been demolished, though both appear shuttered, stripped down, and likely gutted.

Permits have been issued for the construction of a five-story, 23-unit mixed-use building at 3424 North 17th Street in Nicetown-Tioga, North Philadelphia. The development will rise on the west side of the block between Ontario and West Tioga streets. The structure will span a 7,798-square-foot footprint and will hold 23,964 square feet of floor space, which will include ground-floor commercial space. Residences will be located on floors two through five. The project will offer parking for six cars and seven bicycles. Permits list Scott Woodruff of Designblendz as the design professional and Backcourt Builders LLC as the contractor. Construction costs are specified at $3 million.
