Demolition Progresses at 1700-30 North Howard Street in Olde Kensington

Demolition work is making steady headway at 1700-30 North Howard Street in Olde Kensington. Designed by Coscia Moos Architecture, the newly renovated and expanded building will rise six stories, with an attractive commercial space on the ground floor in the existing industrial structure. The development will hold 103 residential units and parking for 35 cars and 50 bicycles. In total, the structure will hold 90,405 square feet of space. Construction work will cost an estimated $13.8 million.

Demolition Pending at Site of Slender 11-Story High-Rise at 1208 Chestnut Street in Midtown Village, Center City

A slender, 49-unit apartment building is set to rise at 1208 Chestnut Street in Midtown Village, Center City. However, although demolition permits have been issued for the dilapidated three-story structure currently occupying the property, YIMBY’s recent site visit revealed that no demo work has yet taken place. Designed by SgRA and developed by Michael Alhadad, the building will span a narrow, through-block lot on the block between South 12th and South 13th streets, stretching north-south from Chestnut Street to Sansom Street. The building will span 51,436 square feet and will feature a basement, ground-floor commercial space, full sprinkling, and a roof deck. Permits list Christian A. Sanchez as the contractor and a construction cost of $5.5 million.

A few years ago, circa 2019, plans were announced for a 14-story, 86-room hotel to rise at 122 South 11th Street in Midtown Village, Center City. Since that time, progress on the project has been moving at a snail’s pace, which may be explained by economic uncertainty and a hospitality industry crisis that rolled in the following year. Still, development appears to be ongoing, both in terms of filing activity and on-site action, minimal as it may be. Our recent site visit revealed that the joined pair of low-rise buildings that stands at the site has not yet been demolished, though both appear shuttered, stripped down, and likely gutted.

Permits Issued for 23-Unit Building at 3424 North 17th Street in Nicetown-Tioga, North Philadelphia

Permits have been issued for the construction of a five-story, 23-unit mixed-use building at 3424 North 17th Street in Nicetown-Tioga, North Philadelphia. The development will rise on the west side of the block between Ontario and West Tioga streets. The structure will span a 7,798-square-foot footprint and will hold 23,964 square feet of floor space, which will include ground-floor commercial space. Residences will be located on floors two through five. The project will offer parking for six cars and seven bicycles. Permits list Scott Woodruff of Designblendz as the design professional and Backcourt Builders LLC as the contractor. Construction costs are specified at $3 million.

Permits have been issued for the construction of a mixed-use building at 5959-63 Ridge Avenue in Roxborough, Northwest Philadelphia. Upon completion, the structure will stand four stories tall and span a total of 31,785 square feet of space, with commercial space on the ground floor and 30 apartments above. A basement will hold a fitness room, storage space, and bicycle storage for building residents. A roof deck will be located at the top of the building. Permits list Gabriel I.I. John as the owner, Jeremy Avellino as the design professional, and Knight Rider Construction as the contractor. Construction costs are specified at $3.2 million.

Permits Issued for Freeman’s Auction House Overbuild at 1810 Chestnut Street in Rittenhouse Square, Center City

Permits have been issued for a multi-family overbuild above the historic Freeman’s Auction House, located at 1810 Chestnut Street in Rittenhouse Square, Center City. Designed by Cecil Baker + Partners, the new tower will add 19 stories above the existing Auction House, bringing the total height to 25 stories, which is certainly not the greatest height in the area, but will still make a large impact from the street. There will be 19 residential units within the he new addition, each a luxury condominium, with several taking up an entire floor. The existing auction house will be restored as commercial space. An underground garage will hold space for seven parking spaces, and there will also be nine bicycle spaces, as well. An additional four bike spaces will be included with the project along Chestnut Street on a new bike rack. A green roof will be situated at the top of the tower.

Permits have been issued for the construction of a large mixed-use building at 4400-14 Market Street in Spruce Hill, West Philadelphia. The new building will rise 11 stories tall, a considerable height for the area. The development will contain commercial space on the ground floor along Market Street, with 100 apartments above. In total, the structure will hold 103,175 square feet of space. Construction costs are estimated at $17 million.

Permits have been issued for the construction of a seven-story, 195-unit mixed-use building at 933 North Penn Street in Northern Liberties, North Philadelphia, on the Delaware River waterfront. Designed by HDO Architecture, the structure will hold 182,269 square feet of interior space, most of which will be allocated to rental apartments. A garage will provide parking for residents. Roof decks will be accessible through pilot houses. A green roof will also be included at the top of the structure.

The 6th Place on Philly YIMBY’s December Countdown Goes to Two Cathedral Square, 227 North 18th Street in Logan Square, Center City

The 6th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to Two Cathedral Square, a 470-foot-tall, 34-story mixed-use commercial and residential tower proposed at 227 North 18th Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by EQT Exeter, with Studio Bryan Hanes behind the landscape design, the 700,000-square-foot-plus building is part of Cathedral Square, a redevelopment master plan for the block-sized archdiocesan campus around the iconic Cathedral Basilica of Saints Peter and Paul. The building will offer 450,000 square feet of office space on floors two through 14. Luxury residential space will span 250,000 square feet on floors 15 through 34. The ground level will feature 4,500 square feet of retail. The development will also include parking for 200 cars as well as a bicycle storage room. The building will be serviced by eight office elevators, two residential elevators, a freight elevator, and a swing passenger-freight elevator within the residential component.

Permits have been issued for the construction of a five-story, 59-unit development at 1148-62 Frankford Avenue (also known under the shortened address of 1148 Frankford Avenue) in Fishtown, Kensington. Designed by OOMBRA Architects, the building will contain 42,100 square feet of interior space (of which 2,497 square feet will be commercial), a roof deck, and 20 parking spaces. Permits list Wells Fargo Bank as the owner (as suggested by the imagery on the renderings) and Reed St. Builders LLC as the contractor. Construction costs are specified at $9.25 million.
