Renderings Revealed for 801 North 19th Street in Francisville, North Philadelphia

Renderings have been revealed for a large 115-unit multi-family development at 801 North 19th Street at the so-called Francisville Triangle site in Francisville, North Philadelphia. Designed by NORR, the building will rise five stories tall and will feature will total 104,596 square feet of interior space, with units ranging from 498 to 1,004 square feet. The basement will hold 52 parking spaces for the residents. An amenity area will be situated at the fifth floor.

High-Rise Building Proposed at 200 Spring Garden Street in Northern Liberties Goes to Civic Design Review

The team behind the high-rise proposed at 200 Spring Garden Street in Northern Liberties has submitted a documentation package for Civic Design Review. Designed by Handel Architects and developed by National Real Estate, the planned tower will rise 14 stories tall and will feature 18,187 square feet of commercial space on the ground floor, as well as 355 residential units spanning 298,668 square feet of space and 106 off-street parking spaces.

Two-Towered Development Planned at 200 Spring Garden Street and 412 North 2nd Street in Northern Liberties

In the last few days, details have been slowly coming to light about a large potential development planned for 200 Spring Garden Street and 412 North 2nd Street in the zone situated between Northern Liberties and Old City. National Real Estate, the developers of the massive East Market complex in Center City, is behind the project. One of the two planned high-rises is a 14-story tower situated at 2nd and Spring Garden that will hold 355 residential units. The tower will stand 149 feet tall and will also include 105 parking spaces. The other building will be located at 412 North 2nd Street and will stand 244 feet and 23 floors high. Here, 397 residential units will be situated along with 106 parking spaces.

Permits Issued for Three-Unit Building at 667 North 52nd Street in Mill Creek, West Philadelphia

A permit has been issued for the construction of a three-story, three-unit residential building at 667 North 52nd Street in Mill Creek, West Philadelphia. The building will rise from a 915-square-foot footprint and will contain 3,660 square feet of floor space, a cellar, and full sprinkling. Permits list IRA Development LLC as the owner, Maher Abdelaal as the design professional, and Kumas Homes LLC as the contractor.

In an encore to our Piazza Terminal tour last month, Philly YIMBY recently visited another property developed by Post Brothers, a nearly complete, 10-story, 285-unit residential complex dubbed The Poplar, located at 900 North 9th Street in Poplar, North Philadelphia. The factory loft has been standing since 1918, and a renovation has been in progress since the developer acquired the property in 2017. The renovation by Cosica Moos Architecture will yield luxury apartments and interiors, while the exterior now features a new shade of blue. The building also has expansive amenity spaces, including a roof deck that features swimming pools and an incredible view of the skyline. Permits have been issued for an addition to 725-29 South Broad Street in Hawthorne, South Philadelphia. The development will involve a three-floor overbuild on top of the existing structure to create a seven-story building. Additionally, a new six-story structure will be attached to the existing building in the back. The structure will feature 55,119 square feet in the interior and will house business and office space. Construction costs for the development are estimated at $4 million.

Permits Issed for Three-Unit Building at 2209 North 7th Street in North Philadelphia East

Permits have been issued for the construction of a three-story, three-unit residential building at 2209 North 7th Street in North Philadelphia East, within a ten-minute walk of Temple University. The structure will span a 1,222-square-foot footprint and will offer 3,494 square feet of floor space, which lends an average of 1,165 square feet per unit. The proposal calls for a cellar and a roof deck, which will likely offer sweeping views of the skyline due to a lack of taller buildings or other obstructions in the vicinity. Permits list Vila Investments LLC as the owner, Christopher Menna as the designer, and JPL Construction Inc. as the contractor.

Renderings have been revealed for a 120-unit residential development at 1201-09 Vine Street in The Loft District of Callowhill in lower North Philadelphia. Designed by Cadre Design, the project will consist of a renovation of an existing structure on the site, a two-story vertical overbuild above the building, and a separate eight-story addition. The development will provide 111,683 square feet of space and will include 36 mechanical parking spaces.

Permits Issued for Eight-Unit Building at 203-09 Diamond Street in Norris Square

A permit has been issued for the construction of a four-story, eight-unit residential building at 203-09 Diamond Street in Norris Square. The structure will replace a vehicle maintenance facility located at the northeast corner of Diamond Street and North Philip Street. The structure will rise from a 2,304-square-foot footprint and will contain 11,520 square feet of floor space. Permits list Blackrock Capital LLC as the owner, Nicholas Coulter of KCA Design Associates, LLC as the architect, and Adam Pearlman as the contractor. Construction is expected to cost $800,000.

Permits have been issued for Station Square at 308-10 West Chelten Avenue in Germantown, Northwest Philadelphia. Designed by Coscia Moos Architecture, the development will hold 49 residential units. YIMBY recently shared news the project when renderings for the development were revealed. Permits offer new information, such as the fact that accessory parking will be included in the development. The building will hold a total of 42,459 square feet of space and will cost $6.5 million to build.
