A recent site visit by Philadelphia YIMBY has confirmed that construction is complete at a three-story mixed-use development at 1500 Germantown Avenue in Olde Kensington. The development rises from a vacant, wedge-shaped property situated at the northwest cornet of Germantown Avenue and Jefferson Street. Designed by Cheryl Poulos Architect, the building will span 5,359 square feet, which will include over 1,000 square feet of ground-level commercial space, a cellar, and a roof deck. Permits list Philly Parking Solutions as the contractor and indicate a construction cost of $400,000.

Designed by HDO Architecture and developed by KT Investments, the structure will span 19,504 square feet and feature commercial space (likely at the ground floor), bicycle storage, and a roof deck. A recent site visit by Philly YIMBY has noted that construction is complete at a block-long, 58-unit residential development at 620 Moore Street in Wharton, South Philadelphia. Designed by CANNOdesign, the primarily residential project will consist of three adjoining buildings, each rising four stories. The site spans from Moore Street to the north to South 6th Street to the east and South 7th Street to the west, with a 52-unit apartment building, articulated as separate independent structures, taking up the majority of the lot. At the street corners, two mixed-use buildings will each hold a commercial space at the ground floor and three residences on the floors above.

The development replaces a parking lot situated on the west side of the block between Market and Chestnut streets. Designed by CANNOdesign, the building spans 51,623 square feet and features ground-level retail, a basement, and a roof deck. Permits list the Tester Construction Group as the contractor and indicate a construction cost of $10.5 million.

The property is bound by North Front Street, which carries the elevated Market-Frankford Street Line, to the east, West Oxford Street to the south, and Hope Street to the west. Designed by KJO Architecture, the project will include ground-floor retail, two elevators, a 12-car garage, and a roof deck. The project is bound by East Hagert Street to the east, Emerald Street to the north, and East Boston Street to the west. Designed by T + Associates Architects, the development will span 93,832 square feet and will feature 13 artist studios, underground parking for 19 cars, and space for 37 bicycles, as well as a green roof and a roof deck. Permits list Top Measure LLC as the contractor and indicate a construction cost of $7.4 million.
