The new structure will replace a portion of a large vacant lot located on the north side of the block between South 25th and South 26th streets. Permits have been issued for the construction of a three-story, three-unit rowhouse at 1017 West Dauphin Street near Temple University in North Philadelphia. Adjacent to a sister building proposed at house number 1019, the development will rise from a vacant lot located at the north side of the block between North 10th and North 11th streets. The new building will span 4,551 square feet and feature a basement and a roof deck. The project team will consist of Plato Marinakos of Plato Studio as the architect and Olympia Construction as the contractor.

The new building, which will replace a vacant lot situated on the northwest corner of North 43rd and Otter streets, will span 3,980 square feet and feature a cellar and a roof deck. The project team will consist of JT Ran Expediting as the designer and Olympia Construction as the contractor.

Permits Issued for Rockefeller Group Logistics Center at 15000 Roosevelt Boulevard in Somerton, Northeast Philadelphia

Permits have been issued for the construction of the Rockefeller Group Logistics Center, an industrial development proposed at 15000 Roosevelt Boulevard in Somerton, Northeast Philadelphia, which will span a total of 656,904 square feet contained within two buildings surrounded by parking lots and landscaping. The project will span a sizable lot at the northern corner of Roosevelt Boulevard and Southampton Road, where the Philadelphia State Hospital at Byberry once stood. For Building 1, permits list a floor area of 318,696 square feet and a construction cost of $28.6 million. For Building 2, permits list a floor area of 338,208 square feet and a construction cost of $29.9 million. The design team consists of the Rockefeller Group and PCCP, LLC as the developers, NORR as the architect, Pennoni Associates as the civil engineer, and IMC Construction as the general contractor.

Last month, Philly YIMBY reported that permits have been issued for the construction of two four-story single-family buildings at 250 Gates Street in Manayunk, Northwest Philadelphia; today we share renderings for the project. Also known under the address of 4768R-72 Silverwood Street, the two structures are tentatively listed as Parcel A and Parcel B. Each of the buildings lists JOs. Serratore & Co. Architect as the designer and Meir Badush of Northeast Renovations LLC as the contractor.
