Excavation is underway at the site of the six-story, 50-unit mixed-use building planned at 342-54 West Girard Avenue in Northern Liberties, North Philadelphia, as Philly YIMBY’s recent location visit has revealed. Designed by Coscia Moos Architecture and developed by Hightop Real Estate and Development, the 43,010-square-foot project will rise from a 8,124-square-foot footprint and include 2,252 square feet of retail, a basement, full sprinkling, and a parking garage. Permits list Ferraro Construction Group LLC as the contractor and a construction cost of $4 million.

Demolition Appears Imminent at Site of Three Mixed-Use Buildings Planned at 711-17 North 7th Street in Northern Liberties, North Philadelphia

In August, YIMBY reported on permits that were issued for the construction of three mixed-use buildings at 711-19 North 7th Street in Northern Liberties, North Philadelphia, which will hold a combined total of 21 apartments. Each structure is planned to stand four stories tall and feature a mix of residential and commercial space, full sprinkling, and a green roof. Building #1 will span a 1,662-square-foot ground footprint, hold 7,220 square feet of interior space, include five residential units, and cost $866,400 to build. Buildings #2 and #3 will each rise from a 2,407-square-foot ground footprint, hold 10,504 square feet of space, feature eight residential units, and cost $1.26 million to construct. Our recent visit to the site, which took place three months after the initial filing, reveals signs that demolition may begin soon. For each of the filings, permits list T & C Fairmount LLC as the owner, Brett Harman of Harman Deutsch Ohler Architecture as the design professional, and Qi Wei Chen as the contractor.

The attached structure is situated on the south side of the block between East Passyunk Avenue and South Juniper Street, about one short block east of Broad Street. The filing enumerates the structure’s footprint at 684 square feet and the interior clocks in at 2,052 square feet. Permits list Jenny Weinar as the owner and Pedro Palmer Construction Inc. as the contractor. Demolition costs are specified at $27,000.

The new structure will replace a three-story prewar rowhouse located on the east side of the block between Olive Street and Lancaster Avenue. The development will include a roof deck, which promises to offer dramatic skyline views of nearby University City and Center City. Permits list West Girard LLC as the owner, Francesco Zampetti as the design professional, and Eugene Naydovich of Fitler Development as the contractor. Construction costs are specified at $200,000.

Urban development is a delicate balancing act, and sometimes we must say goodbye to cherished local destinations in order to make way for a plan that is ultimately more beneficial to the community and to the city at large. One of such trade-offs is slated to occur at 7619 Germantown Avenue in Mount Airy, Northwest Philadelphia, where the Trolley Car Diner is set to meet the wrecking ball, to be replaced by a six-story, mixed-use residential development designed by Morrissey Design. Although the charming chrome, neon, mural, and freestanding trolley of the diner will be missed, the proposal at hand makes for more effective use of the site, bringing significant residential density within a two0-block walk of the Mount Airy Station of the SEPTA Regional Rail and replacing the auto-centric restaurant with pedestrian-friendly retail.

The buildings are located on the south side of the block between North 24th and North 25th streets and will be dismantled via the City of Philadelphia Demolition Program. Each structure measures 1,200 square feet. Permits list the Philadelphia Housing Authority as the owner and Francis Henriquez of FH Demolition as the contractor. Work costs are specified at $9,105 per structure, for a total of $27,315 for the three.
