The 8th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to the 22-story Children’s Hospital of Philadelphia‘s medical tower, planned at the tentative address of 3401 Civic Center Boulevard in University City, West Philadelphia. Designed by ZGF Architects and Ballinger, the building has also been previously referred to as the CHOP University City Tower and was at one point described as rising 380 feet tall. Development cost is estimated at $1.9 billion.

The 9th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to the 377-foot-tall, 19-story CHOP Hub for Clinical Collaboration at 3501 Civic Center Boulevard in University City, West Philadelphia. Designed by Perkins+Will, the building is a part of a $3.4-billion expansion for the Children’s Hospital of Philadelphia and will connect to the existing hospital complex.

Permits Issued for 24-Story Tower at 300 North Christopher Columbus Boulevard in Northern Liberties

Permits have been issued for the construction of a massive high-rise tower located at 300 North Christopher Columbus Boulevard in Northern Liberties on the Delaware River waterfront. Designed by Handel Architects and developed by The Durst Organization, the tower will rise 316 feet and 24 stories tall, and will hold 345,301 square feet of interior space. The ground floor will feature commercial space, while the upper portion of the structure will house 360 apartments. A garage situated within the building will offer parking to building residents. The development will also include the construction of a new park next door. The project is expected to cost $131.8 million to build.

The 10th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to the 366-foot-tall, 32-story residential tower proposed at 204 South 12th Street in Washington Square West, Center City. Designed by Rogers Stirk Harbour + Partners (with BLT Architects as the architect of record) and developed by Midwood Investment & Development, the building will span 401,870 square feet of interior space and offer 378 rental units, as well as ground-level retail and parking for 96 cars and 130 bicycles. Permits list construction costs at $111 million.

Permits have been issued for a massive mixed-use development at 1223-45 Washington Avenue in HawthorneSouth Philadelphia. Designed by BKV Group, the high-rise building will stand 12 stories tall and span 372,721 square feet of interior space. The development will offer 375 residential units as well as commercial space on the ground floor along Washington Avenue as well as a parking garage. Construction costs are listed at $62 million.
