YIMBY Shares New Renderings for Broad + Pine in Washington Square West, Center City

Last month, YIMBY shared images of the updated, scaled-down design for Broad + Pine, a high-rise development proposed at 337-41 South Broad Street (alternately 337 South Broad Street) in Washington Square West, Center City. Designed by My Arch and developed by Dranoff Properties, the tower will rise 15 stories tall and hold 145,220 square feet of space, with ground-floor commercial space and 91 residential units, as well as an 11,995-square-foot parking with space for 18 cars. Today we share more renderings for the proposed structure.

Cladding Nearly Complete at Arthaus in Washington Square West, Center City

The exterior is nearly complete at Arthaus at 311 South Broad Street, one of the tallest condominium buildings in Philadelphia. The new skyscraper, located in the Washington Square West neighborhood of Center City, rises to a height of 542 feet and 47 stories. Designed by Kohn Pedersen Fox and developed by Dranoff Properties, the tower will feature 108 condo units and already makes a dramatic impact on the Philadelphia skyline, as it it situated in a prominent location close to various landmarks along Broad Street.

YIMBY Shares an Encore of Construction Photos for The Standard at Philadelphia in University City, West Philadelphia

A few days ago, Philly YIMBY shared a construction update for The Standard At Philadelphia, a 209-foot-tall, 19-story residential tower under construction at 119 South 31st Street in University City, West Philadelphia. Designed by CUBE 3 and developed by Landmark Properties, the 362,117-square-foot structure will rise from a narrow, through-block lot stretching between South 30th and South 31st streets, and will house 280 residential units geared toward university students. Our recent visit has revealed that on-site demolition has been completed and foundation work is currently in progress. Today we share another look at the construction progress and how it affects the unusual and varied conditions that flank the site on three sides.

YIMBY Shares Detailed Coverage of Topping-Out Ceremony for Jefferson Specialty Care Pavilion in Market East, Center City

Earlier this month, YIMBY shared the news of topping-out of the Jefferson Specialty Care Pavilion at 1101 Chestnut Street in Market East, Center City, one of the most prominent buildings currently rising into the Philadelphia skyline. Designed by Ennead Architects and Stantec and developed by Jefferson Health and National Real Estate Development, with LF Driscoll and Hunter Roberts Construction Group joint venture acting as contractors, the building comprises the bulk of East Market Phase 3, the final component of the mixed-use, multi-block East Market development. As of February 1st, the steel-framed structure has officially reached its final height of 364 feet and 23 stories (19 stories if excluding mechanical floors). The $762 million medical facility will be the single largest real estate investment in Jefferson’s nearly 200-year history and will offer ample cutting-edge equipment. YIMBY Looks at UPenn’s Recently Completed New College House West in University City, West Philadelphia

As universities across Philadelphia and the country as a whole return to in-person learning, the University of Pennsylvania marked the occasion with the opening of one of the largest new dormitory buildings to be built in the city in years. As its name alludes, New College House West (also known simply as the New College House) is situated on the western fringe of the campus at 201 South 40th Street (alternately 211 South 40th Street or 4000 Locust Street) in University City, West Philadelphia. Designed by Bohlin Cywinski Jackson, the structure rises 165 feet and 13 stories at its highest point. The 250,000-square-foot, $169.5-million structure is built to accommodate around 430 sophomore, junior, and senior students (exact student count varies depending on source, with some citing around 450 beds) while offering ample indoor sunlight, student and public amenities, and outdoor space. YIMBY Looks at Interiors of 28-Story Tower Under Construction at 3025 John F. Kennedy Boulevard in University City, West Philadelphia

University City, the central hub of West Philadelphia, is teeming with new under-construction developments. Of these, one of the most significant is the 361-foot-tall, 28-story mixed-use tower currently rising at 3025 John F. Kennedy Boulevard. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, the building will span a total of 559,583 square feet of interior space, combining commercial space on the lower floors with 326 residential floors situated above. YIMBY Looks at Rental Amenities at Riverwalk at 60 North 23rd Street in Center City West

Recently, Philadelphia YIMBY published an overview of Riverwalk, also known as Riverwalk Philly, a rental complex at 60 North 23rd Street in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the development consists of two high-rise buildings that will offer a total of 711 rental units. The 315-foot-tall, 28-story, 331-unit Riverwalk North is already open for residents, while the slightly larger, 362-foot-tall, 32-story, 380-unit Riverwalk South is still under construction. Today, YIMBY looks at the development’s 50,000-square-foot amenity suite and the development’s extensive resident services.

No Progress Yet at Scaled-Down Broad+Pine at 337-41 South Broad Street in Washington Square West, Center City

Progress continues to stall at Broad + Pine, one of the most promising yet fickle developments on South Broad Street. After having already gone through several major design revisions over the past few years, the high-rise planned at the northeast corner of Broad and Pine Streets at 337-41 South Broad Street (better known as 337 South Broad Street) in Washington Square West, Center City, has recently seen yet another major redesign. Designed by My Arch and developed by Dranoff Properties (which is also behind the Arthaus tower half a block to the north), the proposal has been reduced in scale down from 28 to 15 stories, though its residential unit count has increased from 56 to 91 units. Still, even after the design revision, no construction permits have yet been filed nor has demolition started on the three-story low-rise structure at the site, as revealed by YIMBY’s latest site visit.

The Ultimate 2022 Philly Skyline Rundown: Top 30 Tallest Buildings Under Construction and Proposed in Philadelphia

Earlier this month, YIMBY reported that Philadelphia is poised for a record year of construction in 2022. Low- and mid-rise projects, the type that will provide much-needed housing units by the thousands, comprise the bulk of new development. However, the city is also slated to gain a crop of new high-rises that will further boost the already iconic skyline. In recent weeks, we published several compilations, such as the December 2021 Development Countdown and two lists tallying up the current tallest under-construction and proposed projects. Today, we put them all together and add bonus content to create the Ultimate 2022 Philadelphia Skyline Rundown, which tallies the 30-plus tallest buildings that are under construction or proposed as of the start of this year. To avoid covering too much familiar ground, we added new features to each entry, such as quick facts, featured stories, project contractors (when applicable), and extra photos and renderings, some of which YIMBY has not yet shared before.
