Construction Still Pending at 33 North 22nd Street in Center City West

A recent visit by Philadelphia YIMBY has revealed no signs of construction nor construction preparations of any sort at our recent visit to the site of the 328-foot-tall, 29-story residential tower proposed at 33 North 22nd Street in Center City West, even though a construction permit was issued last November. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also listed as the contractor), the building will span 456,380 square feet and offer 341 apartments as well as a garage for use both by the building’s residents as well as customers of the adjacent Trader Joe’s supermarket, which currently uses the outdoor parking lot at the building site, which remained in operation at the time of our visit. Permits list a construction cost of $136 million.

Cladding Nearly Finished at Jefferson Specialty Care Pavilion in Market East, Center City

A recent site visit by Philly YIMBY has captured the latest construction progress at the dazzling, blue-glass-walled Jefferson Specialty Care Pavilion rising at 1101 Chestnut Street in Market EastCenter City. The building, rises 364 feet and 23 stories (19 stories if excluding mechanical floors) and comprises the bulk of East Market Phase 3, the final component of the mixed-use, multi-block East Market development. The $762 million medical facility, the single largest real estate investment in nearly 200-year history of Jefferson Health, will span around 462,000 square feet and feature over 300 examination rooms, as well as 58 infusion chairs, ten operating rooms, six endoscopy rooms, imaging and lab services, a pharmacy, and more. The development team consists of Ennead Architects and Stantec as designers, Jefferson Health and National Real Estate Development as developers, and a joint venture of LF Driscoll and Hunter Roberts Construction Group as contractors.

Still No Signs of Progress at 1826 Chestnut Street in Rittenhouse Square, Center City

In December 2020, SkyscraperPage forumer FairmountFellow revealed a pair of renderings showing a skyscraper situated atop the prewar building at 1826 Chestnut Street in Rittenhouse Square, Center City, which they purportedly observed in a “local cooperative presentation.” The rendering shows a floor count of around 42 stories and indicates that the project would be developed by Goodman Properties. The development’s location next to the proposed high-rise at 113-121 South 19th Street suggests a height of around 550 feet. Although there are indications that the development is still active, no permits have been filed in the meantime and information on the project remains exceedingly scarce. We dispatched our photographer to the site to check for signs of progress, yet none were to be found, with a CVS Pharmacy still operating out of the former theater building.

3151 Market Street via Brandywine Realty

Demolition Underway at 3151 Market Street in University City, West Philadelphia

Construction on 3151 Market Street, the second building in the 14-acre Schuylkill Yards project in University City, West Philadelphia, will soon be underway as demolition has commenced at the site. The building will stand alongside 3025 John F. Kennedy Boulevard and eventually 3001 John F. Kennedy Boulevard. Designed by Gensler and developed by Brandywine Realty Trust (which is also developing all of Schuylkill Yards), the 495,000-square-foot project will rise to a height of 226 feet and 14 stories high. The building will be mostly comprised of office and laboratory space, with retail on the ground floor.

YIMBY Shares Detailed Plans for 12-Story Building at 4746-48 Spruce Street in Garden Court, West Philadelphia

Earlier this month, Philly YIMBY shared the news regarding plans for a 12-story, 170-unit mixed-use high-rise development proposed at 4746-48 Spruce Street in Garden Court (alternately Walnut Hill), West Philadelphia, going before the Civic Design Review. Today we venture beyond the brief overview we presented with the earlier news break to share an extensive package of plans and diagrams that were presented within the CDR submission. Designed by PZS Architects, the project will allocate 149,590 square feet for apartments, 5,700 square feet of residential amenities, around 29,000 square feet of indoor commercial space (plus a 1,500-square-foot commercial tenant terrace) and parking for around 28 cars and 76 bicycles. Although demolition permits have been issued in May, no comprehensive construction permits have yet been issued; however, the project may proceed as of right as it conforms with the zoning code and requires no variances, and has already received a preliminary review and approval.
