619 North Broad Street Awaits Construction Activity in Poplar, North Philadelphia

No progress has been made yet at 619 North Broad Street in Poplar, North Philadelphia, an 18-story building that will replace the single-story Bright Horizons Family Solutions structure and the adjacent parking lot. The proposed building will rise to a height of 275 feet, ranking at number 30 on Philly YIMBY’s December Countdown of proposed and under-construction buildings. Designed by Varenhorst and developed by KFA Investments, the building will be a standout neighborhood feature, along with the nearby Congregation Rodeph Shalom at 615 North Broad Street, and is expected to cost $60 million.

YIMBY’s Annual Development Countdown Kicks Off with 20th+Arch Proposed in Center City West

Philadelphia YIMBY is launching its first annual December Development Countdown of the 31 tallest buildings proposed or under construction in Philadelphia. Number 31 on the list is 20th+Arch, a 260-foot-tall, 15-story office building planned at 2000 Arch Street in Center City West (alternatively in Logan Square). Developed by Parkway Commercial Properties (aka the Parkway Corporation) and designed by L2P Architects, the building will offer roughly 400,000 square feet of office space. No construction work has yet taken place.

Construction is making rapid progress at Piazza Terminal, a multi-building, mixed-use complex at 1075 Germantown Avenue in Northern Liberties, North Philadelphia. Philly YIMBY’s recent site visit revealed that a number of structures have risen several stories high at the 4.4-acre lot. Designed by BKV Group and developed by Post Brothers, the complex will offer 1,166,980 square feet and 1,144 residential units as well as a public promenade, retail, and parking. The tallest building will stand 16 stories and around 180 feet tall, with two more standing 12 stories tall.

Construction is underway at Piazza Terminal, a multi-building, mixed-use complex at 1075 Germantown Avenue in Northern Liberties, North Philadelphia. The complex will span 1,166,980 square feet of floor space, with slightly over half of the space (around 682,000 square feet) dedicated to 1,144 market-rate residential units. Much of the rest of the space will be dedicated to functions such as retail, which will cluster around a central public promenade. The project is being built by Post Brothers, a locally based developer with a headquarters immediately south of the site, and is designed by the BKV Group.

Completion nears at 1300 Fairmount Avenue, a 185-foot-tall, 14-story mixed-use development located in Spring Garden, North Philadelphia. The high-rise structure contains 625,000 square feet and will include a 58,700-square-foot Aldi supermarket, a 12,000-square-foot preschool, 487 apartments, and 287 parking spaces. RAL Development is the developer and Cope Linder Architects is the project designer. At the moment, construction is nearly finished at both the exterior and the landscaping.
