YIMBY Looks at UPenn’s Recently Completed New College House West in University City, West Philadelphia

As universities across Philadelphia and the country as a whole return to in-person learning, the University of Pennsylvania marked the occasion with the opening of one of the largest new dormitory buildings to be built in the city in years. As its name alludes, New College House West (also known simply as the New College House) is situated on the western fringe of the campus at 201 South 40th Street (alternately 211 South 40th Street or 4000 Locust Street) in University CityWest Philadelphia. Designed by Bohlin Cywinski Jackson, the structure rises 165 feet and 13 stories at its highest point. The 250,000-square-foot, $169.5-million structure is built to accommodate around 430 sophomore, junior, and senior students (exact student count varies depending on source, with some citing around 450 beds) while offering ample indoor sunlight, student and public amenities, and outdoor space. University City, the central hub of West Philadelphia, is teeming with new under-construction developments. Of these, one of the most significant is the 361-foot-tall, 28-story mixed-use tower currently rising at 3025 John F. Kennedy Boulevard. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, the building will span a total of 559,583 square feet of interior space, combining commercial space on the lower floors with 326 residential floors situated above. YIMBY Looks at Rental Amenities at Riverwalk at 60 North 23rd Street in Center City West

Recently, Philadelphia YIMBY published an overview of Riverwalk, also known as Riverwalk Philly, a rental complex at 60 North 23rd Street in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the development consists of two high-rise buildings that will offer a total of 711 rental units. The 315-foot-tall, 28-story, 331-unit Riverwalk North is already open for residents, while the slightly larger, 362-foot-tall, 32-story, 380-unit Riverwalk South is still under construction. No Progress Yet at Scaled-Down Broad+Pine at 337-41 South Broad Street in Washington Square West, Center City

Progress continues to stall at Broad + Pine, one of the most promising yet fickle developments on South Broad Street. After having already gone through several major design revisions over the past few years, the high-rise planned at the northeast corner of Broad and Pine Streets at 337-41 South Broad Street (better known as 337 South Broad Street) in Washington Square West, Center City, has recently seen yet another major redesign. Designed by My Arch and developed by Dranoff Properties (which is also behind the Arthaus tower half a block to the north), the proposal has been reduced in scale down from 28 to 15 stories, though its residential unit count has increased from 56 to 91 units. Still, even after the design revision, no construction permits have yet been filed nor has demolition started on the three-story low-rise structure at the site, as revealed by YIMBY’s latest site visit.
